I dont like all the openness of this development, it seems anti urban almost and reminds me too much of low income housing projects that miserably failed.

It's more open than a typically dense Manhattan neighborhood, but there are reason. Originally, there were supposed to be no skyscrapers in the center of the site, supposedly due to the tunnel from the Hudson River.

An idea of a fully built layout, and you can see its still pretty dense.

And the initial phase...

Besides, not not like an existing neighborhood is being demolished to build it, as was the case for many of the housing projects. This is being built over the vacuum of the railyards.

This was posted in a recent article in Architectural Record regarding the Hudson Yards. An insider, moreover, stated that the design shown thus far is not necessarily final.

I could definitely live with those. They're much better than the other most recent renders, and really aren't bad at all, I actually really like them. They should go well with the two MW towers that will both be in the same height range as these two.

Until construction starts, I guess Related can change the design. Let's hope we get these instead of the other just big boxes.

I like that much better than the boxes with the odd bump outs.

Go West, Old Men! Nine Firms Vying for Huge Hudson Yards Leases

By Matt Chaban
9/22

Quote:
“At Hudson Yards, we’re looking at about 2.5-times the Time Warner in that first phase, and the key to getting financing will be getting the office space leased,” Mr. Blau said yesterday at the Masters of Real Estate panel hosted by The Observer.

Mr. Blau said the firm had seen a surge in interest in the past six months, and there are now nine companies actively looking at relocating into offices at Hudson Yards, and they are all looking at leases over a million square feet.

“The response has been, we’ve got X, Y, Z company, they are across three, four, five buildings in New York City, they’ve got a million or two million square feet, they’re divisions are separate,” Mr. Blau said. “They look at Hudson Yards, they say, ‘My lease is due to expire. I do have to make some decisions. I could consolidate, combine my five buildings into one, bring all of my divisions together, have state of the art new buildings, green, high-tech, and I could probably take 80 percent of the square footage I have today and wind up paying as much or less than I am today.”

It would be nice if some of them go to 2 and 3 WTC and to Manhattan West.

I'm hoping some of them have their options open for those sites as well.

The good news is that most of them won't make it into this development, so by default their options will have to be open somewhere else. At over a million each, we're talking at least 9 msf of potential new office space to be mixed around town. And those are just companies looking at this site.

That was my thought too.

It sounds like WTC 2 and 3 and Manhattan West might get enough anchors to start construction.

Brookfield, together with Related and Silverstein, clearly are courting Time Warner.

http://online.wsj.com/article/SB10001424...824625950.html?mod=WSJ_NY_LEFTTopStories

BY LAUREN A. E. SCHUKER
Time Warner Inc. is eyeing several new possibilities for its headquarters in Manhattan, from moving to the new World Trade Center to building a new tower on the West Side of Manhattan, as it undertakes a broader evaluation of its real estate situation in New York, according to people close to the situation.

The expiration of several high-profile leases later this decade prompted the media company, which owns Time Inc., HBO, CNN and Warner Bros., to conduct the analysis of the roughly 4 million square feet it occupies in Manhattan.

Some of those leases—including ones for more than 2 million ...

Related may have the lead here, just as Durst had with Conde Nast at the WTC. They are pushing this as a larger Time Warner Center.

Renewing leases for its various office locations could be costly amid higher real estate prices, the Journal said. Consolidating TW's 6,000 employees in the Big Apple into one building or moving some units to less expensive neighborhoods, such as downtown or on the far West Side of Manhattan in the 30s, are under consideration. Such moves could save the company more than $100 million, the paper said.
Goes along with the logical thinking.

I really believe this to be the frontrunner in any consideration of moving...

Time Warner could leave Time Warner Center for Hudson Yards

Even if Time Warner decides to stay at Columbus Circle, it may consolidate its other operations somewhere, a move that could save Time Warner more than $100 million in the future.

West Side arms race continues as Brookfield, Related prepare sites for construction

October 10, 2011

Quote:
In their efforts not to fall behind one another in the development of massive West Side sites, Related Companies and Brookfield Office Properties each plan to begin construction at its property early next year, the Wall Street Journal reported.

At Hudson Yards, at the LIRR storage area between 10th and 12th avenues and 30th and 33rd streets, Related is close to an agreement with Coach for 600,000 square feet in the first building set to rise at the sites southeast corner. But financing for the building may not be complete until the developer can ink another tenant.

Developers Set Stage for Midtown Faceoff

BY ELIOT BROWN
October 10, 2011

Quote:
Two giant real-estate firms are about to ratchet up their competition on Manhattan's emerging far West Side.

Since 2008, the Related Cos. and Brookfield Office Properties Inc. have been vying to be the dominant developer in the area. Both control sprawling properties in the blocks west of Pennsylvania Station but, until now, neither has been willing to start work given an uncertain economic outlook.

Now the two firms say they plan to start initial construction on their sites early next year, which would be a landmark event for the neighborhood west of southern Midtown that has for decades been targeted ...

Just like in the late 20's and early 30's when the Empire State Building and Chrysler Building were competing against each other. Should be exciting to see these two massive sites under construction simultaneously.

It would be pretty amazing. Not only would these sites get going, but it would create a chain reaction along the entire Hudson Yards district.
