It does sound a bit early to anticipate a project for that site but with the rapid rate of growth it wouldn`t surprise me if a proposal materializes in 2-3 years. Redevelopment there is long overdue. One Yonge Street is quite a prominent sounding address and location. My ideal, dream development would include demolishing the Toronto Star building (one of the ugliest in the city).

In the end it's always about dollars and maximizing the rate of return. This project will succeed on that from. That glass in the rendering looks cheap as all hell.

Can I ask a Toronto guru about something? What are the cities long term plans with the Gardner? It serves a vital purpose, but we can all see it separates the city from the water (same with the train tracks). Does the city have any long term visions for that expressway?

Being in Windsor, though we don't have a large downtown, or downtown expressway for that matter for a long time the waterfront was not all that accessible to the public or the rest of the city and the city has struggled for a long time to bring it all back into public hands, to capitalize on that waterfront property and to keep it open to the public as parkland.

I could only image what Toronto would be like if that expressway was buried or something, it would be great for the city, as it has been here.

Uh, I'm not sure that rendering accurately depicts the quality of the glass. It looks like it was drawn on a napkin.

The Gardner doesn't really separate the city from the lake as it's not really an obstacle. Lakeshore boulevard and the railway track are what separates the city from the lake and both will remain for a very long time.

Long term vision of the Gardner is to dismantle most of it and beautify Lake Shore boulevard. Phase 1 which was the Scarborough Expressway leg from east of the Don Valley to Leslie is complete. Phase 2 which is between Jarvis and the Don Valley was expected to see demolition late next year. I don't know if it is proceeding as schedule or has been indefinitely delayed with the new direction in city hall.

I still don't understand why so many declare the Toronto Star Building as one of the ugliest in the city. It's bland 1970s precast but it's no worse than the dozens upon dozens of other 1970s bland precast. It stood out at its location so maybe that has something to do with it. The Toronto Star owned an art deco building that was ultimately sold to the Bank of Montreal and subsequnetly destroyed for First Canadian Place however, I'd take FCP any day of the week despite it's shortcomings. The real loss was the 17 storey Bank of Montreal buildings that was replaced by FCP's banking hall podium. I do enjoy the podium's interiors but would rather have the tower which made a great pairing with the Bank of Nova Scotia across the street.

• Why?
• What about Scotiabank, BMO, CIBC - do they need more space too?
• I hope they do - I know the perfect office tower just waiting to get built.

BMO is taking the new office tower in the Southcore complex, Bremner Tower. Look back a few weeks in the UT thread.

• that explains the full excavation of the site with the Delta Hotel.
• Scotiabank and CIBC are still unspoken-for.
• 45 Bay could get a bit of heat if either of those two banks is looking for space.
• Worst case scenario sales executive at 16 York gets that place filled first.

I think it might just be likely that 45 Bay's anchor tennant may be a subsidary of a foreign international bank, like HSBC or ING Direct; they appear to be very successful here
