Leftcoaster, I know it's been a stretch already and to be honest will be another couple of years before anywork even takes place. Info will probably leak out later this year though and then I can talk about it.

Sorry I've been sitting on this for a bit. Here's the details for the proposed development at the corner of Howe and Drake.
41 floors, 375 ft, 325 market suites, proposed contribution towards rental housing either on site or off, 17 artist 'work only' studios on a 3 year renewal cycle, 3 CRUs (2 on Drake, 1 on Howe), 9.19 FSR+public amenity space (the artist studios).

The original design called for a 300 footer but they've increased the height to come just under the Queen Elizabeth Park view cone. Sorry guys but all the existing buildings, including the housing on Drake/Howe corner will be razed. The existing office space will be replaced with 10, 500 sq ft of artists studios in a unique 6 story building that is adjacent to the condo tower. It will have an interior 'Highstreet of the Arts' connecting Howe with the alley along with a Facility Reserve Fund. 35, 000 sq ft of off-site heritage density is proposed to be purchased. Here are some pix showing the building in relation to Burrard Gateway.

Thanks for the pics Built Form.

Thought the view cone would come out at 400 ft, but oh well.

Too soon to say whether this will be nice or another yawner. Merrick usually does nice stuff (think Elan on Seymour) so that's encouraging.

My thoughts... think the developer is playing it smart by not looking for a rezoning and staying within the existing zoning. This site would be a challenge to get rezoned. Interesting. Like most people, I would have loved to have seen a taller building there with 100% market housing (the area has way more than it's fair share of social housing), but this is probably the "safest" option to get it through the planning phase.

The activists will still complain. They want 100% social housing.

Hopefully they can find 79 "brave" buyers. The Woodwards was on the outskirts of the "action" and imo was always going to be a success. This project is right in the middle of ground zero though. Building another Woodwards here, or at Main/Hastings would change things

No picture, but site prep and possibly the beginning of excavation is underway for the social house site on Howe Street where the Odyssey nightclub use to be.

This isn't really a downtown building, but it is downtown... Here's a photo of the progress on the new English Bay Cactus Club/concession stand.

Looks like they are overly optimistic if they are still shooting for a late summer opening. Should be open for the polar bear swim though.

We're not having summer either; July has been cold and sodden from the word go. And although it hit 38°C one day over three weeks ago, followed by 32°C and thunder and rain, plus a very warm April and May (well up into the 20°s much of the time) it's been bad here. ... it's been whacky even in Southern California. My folks had to turn up ther heater until May, it was so chill and overcast.
