It's a neat little piece of infill; an eight unit, three-storey townhouse development with quite a modern expression. The street-facing elevations feature giant sheets of multiple storey-tall commercial-grade glazing while the middle has a courtyard made up of everyone's backyard patios. Or at least that was the plan when it went through the UDP a year or two ago.

Four units face Victoria/Commercial and the other four face Porter street. The neighbouring buildings are a mixed bag in respect to how they meet Porter Street. Some treat it as if it were a lane while others treat it as if it were a normal side street.

VANCOUVER (NEWS1130) - What was once a social housing project home to a couple hundred families could soon be brimming with thousands.

A developer's plans for Vancouver's Little Mountain neighbourhood were presented to the public today.

Many who came to the first of two scheduled open houses at Riley Park Community Centre wondered aloud how many thousands would move in if the developer's plans to rezone the Little Mountain property are approved by the city. If the developer, Holborn Properties, gets its way, buildings as high as 19 storeys could be built right right next to scenic Queen Elizabeth Park.

Holborn’s current plan includes 234 units of social housing.

"We're told 'oh, because the developer has to pay for the social housing units out of his own pockets, he needs this density to make it profitable,'" one skeptical woman told News1130.

Holborn’s ambitious plan also includes a new neighbourhood house, bike- and pedestrian-friendly streets, a village square with shops, a childcare centre, and new public art.

There is quite a gap between the building's footprint and the railway tracks way off to the right. This was deliberate and allows for access to a potential UBC subway line running down either Broadway or 10th Avenue.

I move to Toronto on September 1st, so I will be able to do at least a couple more before I go.

I hope I'm not out of line by sharing this, but I just learned that my friend CityDweller is going to be moving to Toronto as well to earn a Masters of Planning from York.

Haha we can start our own little Vancouver expats community out here.

SFU you will enojy the lowrise neighbourhoods of Toronto, there are a lot of great little ones out here that are ver camera friendly in the summer months. Looking forward to a Bi-weekly General Toronto update or two.

Minor infill project proposed for 3639/3657 W Broadway. Typical 4 storey, retail at ground with 29 units above on 3 residential floors. Only interesting item is they are asking for a height relaxation to go upto 48.2ft. Seems quite tall, they are calling for 15ft for the commercial space and 9ft for the residental so looks like it'll be concrete.

There is another forum user going to one of those two programs. I just came back from the one that you are going to SFUVancouver. You will like it based on your work experience.
