... but it's a shade darker than the surrounding bland towers (he says grasping at straws).

But I do like the massing of the tower. It's a bit more modern than some other towers in the area.

Nice shots Built Form!

They should start bricking that townhouse on the corner soon.
I also noticed that one of the small windows on the townhouse ended up being filled in with steel studs.

They started the brick work last week, its a beige brick, I liked it.

There was also a huge opening that they covered up.

It would have looked awful if they had used red brick (it would have competed with the heritage building and blended with Yaletown Park across the street)

The interior must have been custom designed - resulting in window changes.

Thanks for posting.

The townhouse on the alley corner still looks a bit disjointed, but OK.
The concrete band above the corner window looks odd.

It would have been nice if that courtyard had a retail space opening onto it for a courtyard cafe.
There isn't a retail space there, is there?

Disjointed? It looks absolutely terrible. It looks like something we are not supposed to see. It resembles the backside of a commercial warehouse, not an urban street front.

So... the ultimate example of the Vancouver housing market gone bonkers:

the developer's asking $4.5M for this unit (they put it on MLS yesterday). Granted, it's 5,800 s.ft., but I mean really. $4.5M can buy you one hell of a nicer location than this, in a far nicer development.

For which unit? The ground floor podium?

Either way that price is not totally out of line at $750/sf. Units >1,000 sf usually pay a premium to have that much consolidated space. I believe that would be lower than the average price for a large unit in the downtown market, which I suppose is justified given that it is between two busy streets of traffic.

^Strange given the development & neighbourhood that they wouldn't have carved that up into a dozen units... or at least a few more than ONE!

The three-floor unit across from the heritage building. They call it a "city home". MLS# 899716.

"8 car garage and private elevator". Textbook case of missing the mark?

Yup - I'd say so.

It's on one of the busiest streets downtown - Smithe - and its architecturally underwhelming. I think it takes it's cues (relating to the neighbourhood) from the adjacent fire hall. Oh, and there's an adjacent fire hall (sirens).

It would have been a great spot for a courtyard cafe - retail on the grond floor and a couple of largest units above.

I'd also be wondering why they'd tie up a good chunk of their development profit on such a clear market risk.

Do they know something we don't?

Here's the 'city home' in question now that the hoarding has been removed.
Personally I hate the entire project and think it's fitting to be named after Larry (let's turn Vancouver into a resort municipality) Beasley.

I can see why someone could hate the project, yet for me, in these pictures anyway, the building, though not especially tall, has a sleek, "New Yorkish" look to it. Or is it my imagination?

For me, its blandness makes it stick out. Looking at it gives me the illusion that it's actually sucking the life out of me.
