Wow! I wonder why he'd resign right before the first shovels are in the ground.

It was mentioned in the article that he's stepping down for personal reasons. I hope it's nothing serious, but I do wish him well. He has done a superb job getting it to this point! Some big shoes to fill for sure! Chris, if you're lurking here, please know that I probably speak for everyone here in saying that we appreciate all the hard work you've put into this project!

Yeah, I definitely agree that Chris Ollenberger has done a tremendous job. Not only through the detailed design process, but projects seemed very well executed and also great to see his passion and enthusiasm for East Village.

Fill out the survey if you have time!

$300M East Village project plan to be unveiled today

It's being called a contemporary and edgy building project that will complement what one developer calls a "gem" of a location in Calgary.

A significant portion of the East Village is now spoken for with a major new land deal that will see commercial space and hundreds of residential units built as part of a $300-million project.

This is the second such land agreement for the area, and is to be announced today as the Calgary Municipal Land Corp. forges ahead with the redevelopment of the East Village, once known as a haven of drugs and crime.

This sale, combined with another $300-million deal in the fall, means more than 50 per cent of city-owned developable land in East Village has now been sold.

The project is being led by FRAM Building Group, and also involves Slokker Canada Corp. and Tricon Capital Group. They are planning to build highrises (likely two) and a series of medium-rise dwellings.

In all, the size of the project is roughly 600,000 square feet and will house more than 700 residential units. The group is buying four parcels for more than $20 million, according to the municipal land corporation.

Slokker Canada president Bruce Kerr calls the East Village the most desirable residential play, with the backdrop of commercial, anywhere today. It is in the "gem" of natural surroundings, sitting by the river, adjacent to a big open green space, and not far from the Calgary Zoo. On top of that, it's only steps away from downtown.

"We think this is just a delicious opportunity," Kerr said. He said presales will begin in the fall, and shovels could be in the ground next year. Kerr said specific plans for what will be built have not been finalized, as that will depend in part on the market and what people want.

Last fall, Embassy Development and Bosa Development Corp. of Vancouver announced they were purchasing roughly 15 per cent of developable land in the East Village. They plan to build a $300-million project.

That group was the first to buy land in the East Village, even though the redevelopment process was launched back in 2007. Municipal land corporation CEO Chris Ollenberger said things are not moving too slowly, and the corporation had not planned on marketing the land until last year.

"Before 2010, the water, the sewer, power, telecommunications, roads, sidewalks, all of that stuff, was not in place. The flood raising had not been done," he said. "I actually think we're right on schedule."

In all, the municipal land corporation is authorized to pour roughly $250 million into redevelopment of the Rivers District, including infrastructure upgrades and other improvements.

Ald. Druh Farrell said the new project has a mid-century look and the architecture is very good in the plans she has seen.

"It's a key site," she said. "It's going to be a major part of the East Village vision and the preliminary plans that I've seen really help achieve that vision."

Salvation Army Booth Centre

The closure of shelter beds in the East Village due to reduced demand is being heralded as an important step forward in the city’s efforts to end homelessness.Photograph by: Ted Rhodes, Calgary HeraldCALGARY — The closure of 131 shelter beds in the East Village due to reduced demand is being heralded as an important step forward in the city’s efforts to end homelessness.

The beds at the Booth Centre, run by the Salvation Army, will be closed by the end of the month. A further 58 transitional beds are set to be retired by the end September.

For the past year, the centre’s occupancy rate has hovered around 22 per cent, including during the cold winter months, said Salvation Army Capt. Pam Goodyear.

Meanwhile, more than 1,200 previously homeless people in Calgary have been moved to permanent housing as part of Alberta’s 10 Year Plan to End Homelessness.

With this closure, do you think it is likely we will see this piece of land go up for sale soon?

I noticed that the wooden benches (and to a lesser extent the wooden railings) along EV riverwalk are already showing signs of wear, mainly it seems that some of the finish has worn off. I expected the longevity wouldn't be terribly high. Any idea why they wouldn't have used 'fake' wood, perhaps similar to the wood-grained recycle bins at the zoo?

Thank you. My health is much better now, the break was needed. 4 years non-stop on such an intense project takes its toll, but I am very proud of the work done by the team of consultants, contractors and people at the City of Calgary that helped (or at least said "ok we'll let you try it" ). Going to be a great place!

Chris

I just learned that the "RiverWalk" is having a little grand opening party on the 30th of July. There will be music from some good local bands, plus artists from Market Collective, all down around the Simmons building.

Unfortunately I won't be able to check it out personally, but it may be a good excuse for some of you to get down to the East Village for the day.

I had read for the bridge the start is fall 2011 with completion in 2012.

Regarding the island design, I had received this info today in an email which indicates the next step is for RFP from landscape architectural firms (no proposed timing for implementation):

Quote:
Some proposed core developments on the island include: restoring the lagoon between St. Patrick’s Island and St. George’s Island; building a beach area; designing a watercraft launching and landing area; incorporating nature trails and boardwalks; delivering festival and performance spaces; and informal picnicking and play spaces.

The next step for St. Patrick’s Island is an open and competitive RFP process to identify qualified landscape architectural firms to interpret the master plan vision for the island. Following a robust identification process, CMLC will create a shortlist of proponents to prepare and advance detailed design concepts for the island.

Early this spring we noticed that too, except it was a few pieces of the wooden decking. To my eyes it looks to be an exotic wood (GoTall can you confirm this?) and as it has expanded and contracted it is so strong that some boards have pulled their fasteners right up.

Just some minor teething issues using materials that are relatively new to the Calgary area. We experimented with Tigerwood decking last year, and a few other places carry other exotic deck boards like Ipe and Kayu-Batu. All of them are bloody tough, which makes them great for these spaces. Just ironing out things like getting them to not pop their fasteners will solve some of these minor issues.
