ah thanks for the cross street - it just totally left my mind when i started to type...

there used to be a gas station on that site so it was zoned for retail, was only a matter of time before it got something - it is joining all the other retail corners - every corner there has some sort of retail

closest skytran is sperling-burnaby lake

In all honesty in that location such a development is fine, there is no where near enough density in the are to support much retail, and given the fact that much of the land near there is stable industry (such as the milk shipping facility) and park, i doubt much will change in the long run.

Yes it is 500 meters from a skytrain station, but it is one of the most "rural" stretches of 500 meters there is along skytrain.

I'd like to say they don't think but they do. They're a bunch of crooks marketing the city of Burnaby as being green but then you have developments like this and don't get me started on South Bend.

But I do agree, it is a bit of a walk from Sperling up/down a good hill, but Burnaby should be turning Lougheed Hwy into an urban boulevard. Coquitlam's done it from Schoolhouse to North Rd.

If it were to happen (and this would require Council to make developers move past the tower-in-the-park), it would be the corridor between Gilmore Station all the way to Holdom Station. It will take a while though, as the land is still dominated by car dealerships (including Coastal Ford and Destination Toyota, who both underwent significant renovations in the past 5 years) and light industrial/commercial.

I agree that this area has the potential to be something great, but it's going to be decades before it gets anywhere.

Why do you say that? If the city properly rezoned it the property could be a residential or denser industrial/retail development, and it wouldnt take decades.

Yes, but that is why its called development. Much of the milennium line was built along nothing, but through rezoning it is quickly becoming home to some of the denser nodes in the metro... I dont know why Sperling has to be any different.

Burnaby has approached it differently than Richmond -

The retail street around Brentwood Town Centre is Dawson St., which is not the main traffic artery - unlike what Richmond is doing to No. 3 Rd.

Personally, I think that Richmond should pedestrianize Hazelbridge Way rather than No. 3 Rd.

The analogy to Vancouver would like trying to pedestrianize Georgia St. as a retail street, versus adjacent Robson St. - I think that would be trying to do too many things in one place.

While Lougheed could certainly be beautified (it's been done from Madison to Gilmore, maybe paid by developers?), I'm not sure if Dawson as a retail strip will extend as far east as Holdom (I don't think so) - which means that the area area to the east of Holdom will not have much more retail than a "node" or two around major intersections or the SkyTrain station.

The lot has been vacant for years. If the site had any potential, I'm sure a developer would have had snatched it up and then tried to get it rezoned.

The topography just doesn't lend itself to much development near Sperling, along Lougheed, unless the Dairyland plant goes kaput or if Telus decides to vacate the Bainbridge Building. See:

I always thought sperling station should have gone at bainbridge - it is better from a pedestrian point of view - but sperling works for bus connections

Well the thing is you can say that about any peice of land until the day before the DP is submitted...

Look at the condos around Douglas Rd and Lougheed, are they in any more desirable an area than this plot? I sure dont think so, they are even further from a skytrain station and dont have the added bonus of Burnaby Lake Park on their doorstep.

Either way I think this was a poor development for the area. There are a thousand sites to throw this kind of crap up, 999 of them arent 500m from a skytrain station.

Further away by...200m?

800m away from both Brentwood and Holdom Station. Walking distance to Brentwood Mall. Serviced by bus to both Holdom and Brentwood Station. For the vehicle-less, Douglas/Lougheed is much more convenient than Bainbridge/Lougheed.

Also, I wouldn't call a 10 minute walk (downhill, 15 minutes on the way back) through industrial and over train tracks being on the "doorstep" of Burnaby Lake.

Would I love to see condo/mixed use development on Bainbridge/Lougheed? Yes. Is it going to happen any time soon? Most likely not. I'd rather have this for the next 5-10 years as opposed to a vacant lot.

It's now confirmed that BluSky/Bosa plans to put a 26 story tower among other things on the site of the rental complex they bought on North Rd. and Foster. The article gives some good insights on many other projects in the area, but refers to anything over 90 units as a "mega-project"
