I'm certainly not promoting seafoam green as the better alternative. I'm all for experimentation with colour, etc. That, however, does not mean that every colour combination harmonizes visually. Colour haphazardly applied for its sake alone can be a big mistake. Coopers Quay rises to mind. Spectrum, on the other hand, although I know others disagree, pleases me with its primary palette, even though architecturally CQ succeeds to a greater degree. Woodwards and the Olympic Village also have some positive if not groundbreaking use of colour.

Did the city consider having typical energy consumption or operating costs provided to buyers and on record at city hall? Possibly with minimum efficiencies. Then you could skip paying fees for LEED certification, apply it to all sizes of building, incentivize renovations to upgrade efficiency, and save work for the UDP.

I agree, but isn't the token inclusion of certain architectural features attributable to the UDP? To me as a lay person, the protruding boxes in Shangri-La and Capitol add no value -- if the architect/developer wanted them, fine, but if not, then fine as well. Ditto for the stripes of coloured panels on recent Concord Pacific projects.

West Pender Place is a knockout because the entire design flows together, while I think the new proposed Telus or Burrard gateway buildings are the exact opposite by trying to score as many points as possible.

I'll agree that the design is a little busy, the current trend is certainly less is more. I'm also a big fan of clean simple lines.
I like the fact that the two towers mimic each other, and I like the lattice work. I can understand the UDP issue with the lattice on the north face where it isn't required to migitate solar gain, not sure if it can be removed easily in the current proposal as it's been stated it is load bearing. I can also understand the issue with the the amount of retail breakage. It's a big enough project that I think it warrants a driveway from Burrard and Hornby, if I recall correctly there are two breakages on the Hornby side which could probably be reduced down to one easily. The orange visors could also be changed to the same white to tie in a little better and I'm personally not sold on the floral print on the office tower and think a simpler design would work better. In my opinion I think a handful of small tweaks would make for an improved application and I'm not sure that a total revamp is required.

So that was floral print on the office tower side? Um, yuck! I agree I quite like the white lattice work and think it is important to continue it around the building as a design element even if it is not required to mitigate heat gain. I don't mind the orange too much, it goes nicely with the dark blue (they are complementary colours after all), but making them white instead wouldn't bother me at all.

With regards to the tower on the 7-Eleven site, part of that corner was recently sold (the weird T-shaped lot) and I had thought that it was Reliance that bought it. I assumed they were trying to assemble the rest of it. I suppose not though, as they've clearly already submitted a proposal.

I actually like this one now after seeing the models. Reminds me of something they would build in Melbourne or the Gold Coast in Australia.

It's close to being good, it just needs a slight tidying to clean up the look. It just looks a bit to messy right now in my opinoin.

Surprised no commenting on this project in almost 2 months.
Anyways thought I'd update you guys and let you know that it'll be back in front of the UDP on the 16th (postponed from the 15th due to game 7). Haven't seen the changes but I've been told some of the issues brought forward last time have been addressed and that they are confident it'll get the thumbs up this time around. Wish them all the best and look forward to seeing this project add to our urban fabric.

Thanks for the pics -

I liked the relationship between the towers better before rather than with the current design.

Note that the angled rooflines are both gone from the residential towers.
Any notion of an iconic "prow" viewed from Burrard Bridge is now gone.

The angled Hornby lowrise facade reminds me of West Pender Place. The Hornby elevation looks OK overall.

North Tower:
Not keen on the reworked lattice on the north residential tower.
The green doesn't have enough contrast with the glass and it's hard to read the lattice form.
I think this is a "cheapening" - instead of a cast concrete lattice, you have an array of green spandrel panels in the window wall.
The angularity of the towers south and west facades is completely lost in the busy-ness of the green spandrels and fins.
The north side looks like the Telus residential tower's east facade with the stacked blocks.
Another sign of the cheapening - the loss of zig-zag balconies on the north tower.

South Tower:
The zigzag balconies were more sculptural before - now they look more functional.
I like the way the lattice now hits the ground - before it terminated at the podium roof.
On the south side lattice, the model shows an awkward interface (a two-storey solid area) between
the grid of the lattice and the angled edge of the lattice. Hopefully that won't be as built.
The horizontal lattice above the south tower lobby on the corner looks out of place/busy - why not keep it open and airy - to contrast the lattice? It'll be in shadow from Salt and the condos across the street.

Office Tower:
I like the office tower much better now - except the north side.

For the North tower, compare the render (looks good) with the model (looks too busy) from Built Form's pics.
A change in cladding (dark glass and light glass, not using green throughout, or maybe black mullions) would really help the north tower.

Forgot to post this earlier, the new design sailed thru the udp unanimously. Next step is getting it to council.
