Hey, it's been a while! Thought I would do a little photo update. Little, since there's not too much happening downtown.

Start off with the Cirrus Logic building at 6th and West, across from Hut's.

From Shoal creek:

From Hut's parking lot:

Another from Shoal creek:

The new federal courthouse. Um, it is not lovely to behold. Hopefully it will look better once all the scaffolding and plywood are removed.

They've started some initial work for the Waller Creek tunnel project. This is the lot at 5th and I-35. This is where one of the 3 inlet tunnels will be located. They've cleared away all the trees and brush on the east side of the creek here, and last week I noticed one of those pier drilling machines you always see at building sites, but so far no actual digging.

Future "world class destination":

Yet another race downtown this morning. Had to dodge the cyclists to get across Congress:

Waller Creek flows through the east side of downtown into Lady Bird Lake (Town Lake) and often floods from heavy rains. The City is building an underground flood control tunnel down the route of the creek. There will be a set of pumps and intake valves in Waterloo Park in downtown (near the Capitol). The system will create a manageable creek that will allow excess rain water to be drained into this pipe and carried into Lady Bird Lake. This will free up 21 acres of downtown land for higher density development. Right now this area is prone to flooding which has discouraged development for years. The new system will also allow water from the Colorado River (Lady Bird Lake) to be pumped back up through the pipe during dry weather and allowed to flow back down the creek. This will effectively create a riverwalk in downtown and also prevent flooding. It should create a unique opportunity for the city to redevelop that area similar to other riverwalk type developments.

Here's the thread on it in the Austin section:

Great pics, priller. I didn't stop to think the Cirrus project would need a tower crane.

And I wish I'd known about that bike ride.

For the first time since the bubble burst, the average price per square foot of a downtown Austin condo has increased four months in a row. Last month, downtown Austin closed 62 condos with 29 more pending!

Any news out there? On a retail gossip note: I hear they may be choosing H&M for the old AMOA spot on congress. Apparently the source is solid Sure hope so.

At times, I think I am a one-person advocacy group for bringing Target into downtown. So, I don't think you need to worry. We do need a general store, though, not more salons/bars/yoga.

//H&M would be a good addition.

I do hear ya. Wasn't there a HEB proposed for the Green development? That would be a good place! I know that doesn't answer all the needs, but I really wish there was an answer to those needs that was not a big box Target/Walmart answer. There must be a more socio/eco friendly answer.

Yes... that is true! ( big smile) ... it would also increase the retail landscape downtown... might make more folks see all of Congress ( or downtown) as more viable for retail! Yea!

Yeah, I think it would. Congress already has Brooks Brothers coming, then Urban Outfitters on Willie...why not H&M, BARNEY'S, & UNIQLO?!?!?! I may (or may not) be getting carried away now.

And yes, we could totally use a general goods store!!!! I could see that on the edge of DT somewhere... if the GWTP EVER wakes up.

The 2nd Street shopping district is likely to get a jolt from patrons still paying off college loans with a new Urban Outfitters clothing store.

As evident by the colorful graffiti, the faux-thrift store (call it ironic?) retailer has plans to move into the ground floor of The W Austin Hotel, which opened in December 2010.

This will for sure living up that side of town even more, good news.

They come with 42" flatscreens... The perks of being a UT student are sometimes astounding.

What is wrong with that? You can get a cheap 42" for 300-400 easy. They are really not that expensive item anymore. Seems like a great marketing move because people think they are worth way more than they actually are (case in point your post). The TV is probably one of the cheapest things in the room. And I'm sure the $549 a month is one bedroom in a 6 bedroom (5 other roomates). So...that is a 400 dollar expense for a unit generating over $3000 a month in revenue. Again, seems like a great, effective marketing technique.

I wasn't saying there was anything wrong with that, just that it was a great perk.
