quoting ErickMontreal in the Moncton thread:

Quote:
In all due respect, beyond Target, pretty much every single national retailer that have entered the New-brunswick market over the recent years set up shop in Moncton/Dieppe. As a case in point, any wonder why H&M, Gap, Eddie Bauer, Mexx, Bed bath and beyond, Victoria Secret, Tommy, Jacob, Linen Chest, Costa, Laura Canada, La vie en Rose and so on favoured Moncton over any other market in New-Brunswick? It was obviously choosen first based on business reasons...
Moncton is a better market because of the traffic going through Moncton by way of Nova Scotia, base population, demographics and wealth distribution. Saint John has a lot of wealthy residents, but they're vastly outplaced by the amount of poverty consistent in the city. I don't see that kind of widespread poverty in Moncton, or anywhere else in the Maritimes.

With that, the Moncton market is more able to handle stores like what Erick mentioned, and why Saint John is filled with fast food and lesser big box stores.

When business cases are designed they tend to rely on figures, I still don't understand what "better" means. If you are indicating that it is better because it has the Gap and you like the Gap, then yes it is better for your personal preference.

Or are you are attempting to indicate that pass through traffic and a more consistent income bracket generates a larger amount of retail dollars?

If so, then I would have to disagree based on the statistics in the newspaper (which we know are never wrong, lol ) and the decision that Target made.

On another note I stopped by the Soap Box Derby yesterday at Lilly Lake and WOW!, they did a really fantastic job with the event. Obviously the weather wasnt the best, but it could have been worse.

I can absolutely see this becoming an annual event!

Just speculating but maybe a Lowes.
I dont think there is enough land there for a Lowes is there? Maybe its a Bed Bath and Beyond. It would fit nicely in the area.

You are probably correct, too small for Lowes. Would be nice for something for exciting than Bed, Bath, and Beyond, lol.

Correct me if i'm wrong, but in business generally making more money (or staying solvent) is better.

A consistent income bracket does indicate that more retail sales are likely. Take for example the south end of Saint John:

How many people live in the south end?
Is there a grocery store in the south end? (How long has it been since there was one?)
Why is there no grocery store in the south end?

Want to know why there's no retail being built in the North End? Because 75% of the residents in the neighbourhood are on social assistance. How much expendable income will these people have to buy new things at a Target or Lowe's?

Why is all of Saint John's retail out east? Because there's a decently sized population on the East side, and the Valley has more expendable income to spend towards retail stores.

tl;dr more people in Moncton have money than in Saint John. More people travel through Moncton than in Saint John. That's why stores are built in Moncton before Saint John.

No, I don't think you would ever hear the term better to describe increased profits as part of a quarterly review or any other business meeting. Increasing revenue is not ALWAYS a good thing, if it the additional costs to acquire that additional revenue doesn't line up. Margins are typically the most important factor for any large business.

So are you assuming that someone with a $50K annual salary would buy the same amount as someone with a $100K annual salary? That is a big assumption to make.

As far as the rest of you argument, sure. lol.

Actually if memory serves, the average income in Moncton and Saint John's CMAs are almost the same. How that breaks down between high and low-incomes, I don't know though. They're oft-criticized, but this is where catchment areas come in to play. Moncton and SJ's populations are more or less the same at the moment. But Moncton happens to be closer to more people. People in Charlottetown are much more likely to go to Moncton to shop than Saint John. If they want even more selection, they're more likely to go to Halifax rather than Moncton or Saint John.

And yeah, as nwalbert said, revenue isnt' everything. Increasing revenue generally means more cash-flow, which is a good thing. But net income and gross margins are really where you're looking to grow. If you're making $1 for every $10 you sell and you want to double that, you can either double your sales to $20, or cut back your expenses to $8. Or more likely some combination of the two.

The news is reporting that the crane is being dismantled from Water Street condos "marking the ending of the framing". Compared to the conceptual drawings, there is still another floor to go + the roof. Will finish with another mobile crane, or have the plans really changed despite Rocca saying they haven't?

Rumoured 2nd Refinery reborn?

I have been hearing all kinds of rumours of the 2nd refinery being taken off the shelf with the help of China Oil? Anyone know anyhting about this? Also there is a deal being negotiated now to bring 600-700 jobs to a long term project in the port? Any ideas what this could be?

Knowing what is really happening, that sounds like a corruption of two actual business investments that are coming, that have been combined together into a single rumour.

I think the rumour of the large port project was mentioned by the head of the long shoremen who was being interviewed on that Sunday morning radio show on 103.5 (can't think of his name but he does holding court with Court.) I beleive that there is a scrap metal business coming to the West side but I beleive this is a different prospect and aside from the 2nd refinery.
