SEFC Planner, so great to have you on board. First hand accounts and facts are great to have.

And well done on a generally great bit of planning. Everyone has their favourite parts and pet niggles, and of course there has been the controversy over the financial issues, but setting those aside, you and your colleagues have designed something that promises to be very livable and sets the bar for this kind of programme.

Shaw will be topping out at 250mbps but only 15 upstream. It ain't cheap though and it's capped at 750GB/Month as far as I know. It'll come out in Aug this year.

Townhouses in SEFC

It's condo mania in SEFC and increased densification is all good as that's the city plan but what about developers proposing townhouses in the area? It woud be nice to see some townhouses (rowhouses with small yards would be nice) built in the area perhaps just up by 2nd or 3rd and Cambie or even on the other side of the village by the Foundry.

I ride my bike through there every day: Gastown->Science World->Olympic Village->Granville Island and they've done a great job!

There are still HUGE parking lots just west of Olympic Village and east of Cambie Bridge. Still lots of room for further development.

I think this park, on the East side of the two Canada house buildings will be my favourite area in the whole village [at least during the hours that it gets sunshine!]:

Today is the False Creek Women's Regatta Dragon Boat races and the Village is buzzing:

good stuff!

Great to see these images of the city after so many years away!

Also please; what is that principal street in the last picture, with the parking bays, cycle routes, and new lighting?

The problem with this park is that the benches (i.e., the coolest feature of the park) do not appear to have any anti-skateboard features embedded in their design. If that is the case, they will be destroyed.

It is a strange oversight, since the benches in the main plaza do have anti-skateboard features.

I've pondered this a bit too. Most of the benches are embedded within the grass, so they'll be fine. Otherwise, the individual planks should help to inhibit skateboarding mixed with them poking out of the granite blocks?

But maybe our SEFC Planner friend can comment further?

In addition to deasine's correct answer I would point out that the center median currently hosting parked cars is the eventual home to the Street Car!

Those are benches? I looked at those and could have sworn they were made for skateboarding, and I don't even board. They look incredibly uncomfortable to sit on.

What is the latest on the streetcar story? I recall the trial run during the Olympics. What is the next event in the plan to actually start a regular service?

^I don't know any details, but I wouldn't expect anything for at least 3-5 years.

In 3-5 years The Village will be reasonably mature and hopefully the retail components will be complete.

In approximately that same time frame James, WCFC, Opsal, and both of the SEFC Social Housing sites will be complete.

Hence, that is when I would expect the streetcar to come closer to fruition.

Hopefully by that time the city will also be in a better financial position.

These are for the new skate park in the village. The city must have put these in to attract the kids from the low rental/income housing. I'm sure the folks that buy the million dollar suites in the Canada house next door won't be too happy the noise on the weekends or weeknights.

Looks like Burger King might be around longer then I expected.

Quote:
Beedie’s first project is slated to be on East Second Avenue, between Main and Quebec streets, where the Vancouver Playhouse’s corporate office sits. Rafii plans to start pre-sales for that site in early 2012.
By 2014, Rafii said Beedie Group should be ready to market presales for a residential tower between Main and Quebec streets on a site where a Burger King has been serving fast food for decades.
