Wow! The Boom ain't over in Toronto. Is it mainly condos?

It's about 90% condos and hotels (I made up that statistic, but it's probably very accurate), with the only office buildings going up being RBC, Southcore (including Telus) and Bay-Adelaide, if I recall correctly.

Mostly.

Ritz, Trump, Shangri-La, the Four Seasons and Bisha are all hotels with condos on top, however Southcore Delta will be wholly hotel. There are also many institutional projects such as the Sick Kids Research Tower, Ryerson Student Learning Centre, George Brown College at the waterfront and U of T Rotman Expansion. The St. Lawrence Market North Building will contain courts and a market, and should begin construction later this year, as will the new visitors' centre at Fort York. There's also all kinds of public housing and rental projects going up across the city,most notably in Regent Park and the CAMH grounds. The boom also saw the construction of the ROM addition, the AGO addition and the Four Seasons Opera House,among others.One project that's often forgotten is the Aga Khan Islamic Museum, which is still under construction. We also saw the construction of the world's largest movie sound stage on the Portlands.

In terms of office, there were three recently built (Bay-Adelaide West, RBC Centre and Telus House) and there are two currently under construction (Southcore Financial I & II). Maple Leaf Square, Hullmark Centre and Corus Quay also provide some new office space. There are also a host of proposals, some of which may break ground within a year or two: 45 Bay Street, Bay-Adelaide East, 16 York Street and Waterpark Place III.

The ratio is heavily weighted towards condos but some more prominent office developments are in the pipeline. The York Centre (part of the Ice complex) is proposed somewhere in the 500 ft range, Bay-Adelaide have their next phase in the works, Richmond-Adelaide is still a possibility, Waterpark Place III has just recently put in an application for 30 storeys, and 45 Bay is probably the most prominent in office proposals. MaRS II will eventual resume construction too.

Allied REIT also has their Queen Richmond Centre, as well as two other sites in their future vision: 489-499 King West (500,000 sq/ft) and 388 King West (800,000 sq/ft). These office proposals may take a longer time than condo developments to materialize but the future of office towers in Toronto looks bright!

I realize you're not on SSC, but there's a list of supertalls U/C. There are more than 60 300m+ towers U/C outside of the Middle East. There are another 30 300m+ buildings U/C in the Middle East and they're not all in Dubai. There are construction site photos if that's not enough for you.

Go count them yourself.

If some egomaniac wants to splurge $1-2 billion on a Toronto signature tower that doesn't have good economic fundamentals, I don't give a rat's 🞵🞵🞵. Build the sucker as long as it looks good where its built. My investments are well diversified, elsewhere (and properly shielded).

Yay! Sexc setbacks are making a comeback. This part of town really needs a boost. I hope there's some nice metal/stone accents. This looks promising.

The rendering with the setbacks are not real representations of the design. They were done by a forum member on Urban Toronto to get a sense of how the tower will fit into the neighbourhood. I'd expect it to be another box.

Considering this proposal's height and prominent location, hopefully it is for something more creative than another box. Maybe the architect can take inspiration from the Hearst building (NYC), and design an interesting modern adaptation on top of the existing deco building. But unfortunately, the architect of choice is Page+Steele, so I guess we shouldn't be too optimistic.

Page + Steele is responsible for Chaz, 33 Bay, West One, Museum House, Matrix, Waterpark City and Maple Leaf Square. I wouldn't get your hopes up.

Why do developers think spandrel boxes are the epitomy of good design? It's about as frustrating as the Coyotes staying in Pheonix

Design isn't their primary concern; making money by using the cheapest materials possible is.

As to the office sector, I'm most looking forward to the next phases in the B-A complex. I find the rendering for 45 Bay tacky. Something so metallic and monolithic would stand out like a sore thumb.

What about CP Signature? Has anyone heard news about when it's expected to go on the market?

No news or speculation yet for Signature Tower. Concord is currently marketing their current phase, called "Quartz". There really isn't much land left for future phases after that though, the other blocks are for TCHC housing. Signature is supposed to be the grand finale to the whole development, so it may very well be the next phase. With a name like "Signature Tower", I really hope they come up with something unique, and bold.

Gut feeling but, I think Brookfield will end up buying the Bay Street facing properties next to the phase 3 site and build a 25 to 30 storey office tower instead of the planned rez/hotel.

The same goes for the Sapphire site. We'll see some land assembly and air rights purchased over the Graphic Arts Building in order to build a office tower.

The earliest I think we'll here from Signature is 2013/2014. There's three more towers to come after Quartz. Patience is a virtue.

interesting.... it's really really nice seeing something to keep 1 King company. 1 king seems to be the dead end of the CBD crowd to the east. nice location for a tower of that size. gives the illusion of the skyline extending.

I was watching a transport with a very long trailer backing out of the One Bloor site today and the police had to close Yonge/Bloor intersection and stop traffic in all directions. The Bloor East leg was stopped very far back. Then traffic was back upped in all directions.
It just got me thinking that vehicles coming in and out of the site will have a hard time there if they don't have the police to stop the traffic flor for a few minutes.
