^Thanks.

They're finally finishing the street/sidewalk...that block of West Hastings has been one lane Eastbound with no sidewalk for (iirc) 3 years now!

Love this angle, thanks for the pic.
I'm a big fan of this building -- classy, understated and not cheap looking in my opinion. Pretty much what I think Vancouver needed in that spot. It could stand to be a bi higher from the front (the curved windows), bu from the backside it just looks great as is IMO.

Thanks for the photo Officedweller. You were busy today with your camera.

On balance I am still a big fan of this building. I do not know whether the curved concrete side was always intended to be bare or at one point was to be clad or painted. I do think that the tower works and is an immeasurable improvement over what was there before. Plus it is a good precedent for the city both in architectural experimentation, mixed use programming, materials usage (for the curved glass), the challenging retention of a heritage building by suspending it above the excavated pit, and its innovative approach to green building by using an auto parking system to reduce its excavation requirement and a bio-diesel co-generation system to produce its own electricity on demand. Plus I also appreciate the fact that it brought nearly ninety thousand square feet of new office space on the market in the CBD at a time when new office construction downtown has all but stopped. It's certainly not a huge addition by any stretch of the imagination but it's taken a tight site without office space and added it to the downtown inventory. Plus with Seaspan Marine Corporation (formerly Washington Marine Group) buying up most of it and consolidating their operations there we have ourselves essentially a new head office.

It's closer to 70,000 sq ft. Seaspan won't be occupying any space...rumour is that Bosa will be occupying the entire office component.

As you pinpoint, "classy and understated..." That's not what many Vancouverites are used to yet.

According to the development permit board submission for Jameson House the commercial component of the building is 7,729.5 square metres / 106,875 square feet. I don't have a breakdown of retail vs office for that commercial component so the 70,000 square feet of office may be correct. As for Seaspan / Washington Marine Group being the primary tenant, I seemed to recall reading that fact in the Journal of Commerce a while back when the project was rescued by Bosa. Perhaps they were going to be the anchor tenant in the previous Pappajohn iteration of the project and then withdrew their interest when the project flatlined for a year or two.

Not sure who will be occupying the space but I can swear I just saw multiple floors of the office space for sale earlier this week. It's very possible Bosa will be using the space until they find a purchaser.

Ya, the discrepency is probably just the breakdown of gross area versus rentable area. Washington Group is no longer involved as of quite recently which led to speculation that Bosa would be occupying the space themselves (current office is in Metrotown).

There's definitely still signage there. Not sure if they are actually going to continue marketing efforts, but it's been on the market for well over a year now and no sales. It would make sense for them to occupy themselves as their cost base is very low versus what they were asking to sell ($600 psf).

Sounds like an idea to me. If they focussed on high-end fashion and such, and left out the "socks and underwear," it might very well work.

Stubby isn't it? Some of these photo angles really highlight why this thing could have used a few more floors... Still, I like it. In fact I might be one of the few who likes it better in person than I did from the renders...

I really hope that something special occupies this new retail space. The last thing that I would want to see here is another mass chain store.

Officedweller, in your picture, the concrete didn't look as bad. I guess it's the brightness and daylight that lightens up the dull grey.

LockedIn and SpongeG, both great pictures. Thanks!

Hed Kandi, they are likely the ones that can afford to occupy the retail space.

You can't change your own genetic code, and this building, alas, cannot change its. So just as we accept ourselves as we are, we accept Jameson House for what it is.

All — aside, that pic by SpongeG (last in series, I think) of the front sides of TC Club Tower and the curves of JH looks sleek.

Yes I would have loved 7 or 8 + + more storeys, but I think many also do.
