My main concern about this project - lack of retail along Seymour - has been addressed. So on the technical side I'm happy.

As far as design, that's subjective, so we'll have to see how it turns out.

Thanks for posting.

I wonder whether the City will agree to the two driveways onto Richards Street - most other projects in recent years have moved driveways (garage ramps) to the alleys (i.e. L'Hermitage, L'Aria on-Robson, Westin Grand, The Hudson and Symphony Place. The Capitol is an exception (maybe because of the condition of the alley).

Also, it's a shame that potentially continuous Robson retail frontage is interrupted by the residential lobby entrance. Based on the floor plan, the entrance could easily be from Richards Street. That could be to have a single retail unit at ground floor.

As you can see the proposal will house 512 units, and have a lot of new retail around the perimeter. The client is very big on sustainability and is raising the bar on this one.

What on earth were you guys expecting? It's an office building in a fairly unnoticeable part of downtown. Some more height would be nice (as always), but architecturally it's hardly disappointing.

Agreed totally on the office building. What bothers me is the condo tower. It looks (to me anyway) somehow like a tall bunker. Maybe those variations in the levels of the building contribute to it. But IMHO, that could have been a beautiful, truly beautiful tower, curved or not, tapering perhaps, to each his own.

Anyway, d'après moi, the office building: no problem. The condo tower: do it again, Sam. Fast!!

Another thread where the facts get buried by what ifs and what could've beens. Don't know why no developer just comes on here and lets these experts design the building for them.

I have hope that it will be more pleasing in its built form but nevertheless, I don't understand how anyone couldn't see why some here think it's a bit of an incoherent mess. Let's admit to its definite imperfections. I still celebrate it for the improvement it will be to what is currently there. As well, some of the thrown-together, disparate design features are charming in and of themselves.

Back to Telus -

- For a commercial tower, I think it looks a bit "busy". It's verging on a residential tower expression rather than a commercial office tower.

- For the horizintal office element fronting Georgia, I'd rather see a bold dark element like the podium at the Telus Building in Toronto - maybe with some punched out windows.

My biggest reservation is the condo tower. To me, it's just plain ugly looking from what I can make out in the renders. It could have bee a really beautiful building; curving or not, tapered or not, angular or not ...

I like both the condo and office components of the building. As can only be expected, neither are particularly groundbreaking, but they are certainly far from ugly. They have a very unique look which could easily be appreciated by future generations.

I especially like the degree of detail present in the components that aren't necessary parts of the build; the coloured panels of the condos and the trees, glass boxes, cantilever and arch of the office building. They add a level of 'superficiality' which isn't present in many Vancouver buildings, so it will be nice to see it represented here.

I'd much rather have something different like the residential component of this project rather than yet another boring (OV tower excluded) Erickson special..
