If you are genuinely offended Migs, I apologize. It was an attempt at some lighthearted humour, hence the " " smiley. I was alluding to the fact that fourthtower has an inside source, and promises good news (which to me, was a similar premise of many of your past posts)... No trolling here, carry on...

Found a website & some new renders of the Sky Harbour rental community going up. Apparently once the entire project is finished, there will be Six four storey buildings. That's alot of rental units!

^That's a lot of parking lot would have been my comment.

Some rental construction in the city is a good thing though.

Agreed, and with the news from BMO that we should start to see a fall in real estate prices, that rent won't be exorbitantly outrageous either. Also, these prices of $160,000 for a 700 sq ft Condo are going bye-bye soon. I would hate to be someone who bought at the top end of this market.

**EDIT**

Those are really nice rendering, going to be sweet to see them all done. I just hope they used friction piles along with spread footings, or else there are gonna be some issues, as is the case in the SE section of the city.

I would not put much stock in the BMO report. It is based on simple calculation of average income as a percentage of average house prices. It does not take into account supply and demand, how fast population is growing and how fast incomes are growing. I believe Regina is pretty much leading in all these areas.

That sure is a lot of parking lot! They must have taken inspiration from the closely located airport runways.

Well, as this is a large apartment project on the outskirts of the city, ample parking is most certainly a necessity. Is there even bus service out there?

Considering the units have in suite laundry and amenities like a pool and tennis courts that places that charge high rents...you know, the ones with the blue awnings...have been pulling that stuff out because it "costs too much" to maintain. Yet they charge premium rent because they have on call support and rental offices on site etc...

This is serious competition for high-end rental. This influx of supply will be noticed in the market. It's a good thing, no doubt. With 1% or less vacancy, people will drive to find the rentals.

Having trouble picturing an empty lot. Which side of Sobeys? (Also, just checked SmartCentres' website; no sign of new construction at that location)

The Regina Flying Club's ex-clubhouse was levelled this week to make way for a new hangar (which will be build very soon). The RFC clubhouse was originally built in 1966.

Just an FYI thing.
