For what it's worth, at the NAIOP office market seminar this morning, the Oxford rep on the panel was very firm in saying that "unless Oxford changes its mind", this tower will be the first one to go up. But rents have to hit 40 psf first.

The brokers on the panel both predicted that 745 Thurlow will go first.

Question What WILL the glazing be like?

[The Panel supported the sustainability strategy and agreed that the different treatment to the facades was well done and as well they supported the treatment and colour of the glazing. Two panelists felt the differentiation of the façade treatments could be more strongly expressed]


I noticed this in the minutes from the meeting regarding 1021 W. Hastings.
Was the color of the glazing mentioned?
If so, I missed it. Does anyone know what the glazing will be like?
Green? Mirrored? Black? ..... any info much appreciated.
Color does play an important role ... (especially here in the Turquoise Glass City)

WRT increased height, this excerpt from the Minutes probably dispells any additional floorspace being added (i.e. without a rezoning):

nope, it is still 145 meters, those elevations include the ground level height.

Still I hav my fingers crossed for this one, only a decade ago we would have been screaming for 145 meters, Vancouver has actually become considerably taller in the past 15 years. (our 3 tallest built plus many 140 to 150 meter additions).

EXCITING STUFF! What colour will the exterior finish be? And will it be reflective, or with spandrels showing through? Anyone got the details on that?

Yeah, and by the time the Sears is ready to get knocked down someone will claim its a heritage building and we'll have to build a matching blimp on top *_*

It has a nice pitch, but what is the point if the pitch just fades into the skyline. This would be a nice tower if actually towered over something

Considering the extremely small footprint of the site, which is even smaller than I expected, the proposed height is actually surprising.

wow, what a beautfiful maquette! thanks for the pics. as for the building, am i seeing a plaza entrance on the west side there? personally, i love this design, and i hope to god that it's built.
