One World Trade Center reaches new heights

This month, the soon-to-be skyscraping One World Trade Center will reach the 50-story mark, at approximately 500 feet tall. When completed in 2013, it will top off at approximately 1,776 feet, becoming the tallest building in the Western Hemisphere.
The recent decision by Conde West Nast to target a move to approximately 1-million-square-feet of the 3.1 million-square-foot building was very uplifting for the city and owntown denizens.
...According to Tara Stacom, Vice Chairman of Cushman & Wakefield, who is the lead marketing and leasing agen on the building, the expectatin is that Conde Nast will take some floors between the 20th and the 64th floor sky lobby which have an asking rent of $75 a foot.
Statcom said the building will hae a "podium lobby" at the ground floor with the first office floors starting at the 20th floor. The 64th floor will have a magnificent double height sky lobby that rises above the top of the nearby Seven World Trade Center.
"The 29th floor has huge views of the Midtown skyline," said Stacom. "You don't need to be that hight."
More offices will take up the tower from the 65th through the 90th floor but no asking rent has been made public.
"The floors on top have much higher ceiling heights and the theory was to wait to rent them until the market recovers," said Stacom.
Because the building will be Leadership in Energy and Environmental Design (LEED) certified, the air intakes are close to the top with mechanical floors taking up the 91st to 99th floors. The obsrevatory will be on the 100th floor with public restaurants on the 101st and 102nd floors.
The building's very first tenant, Bejing Vantone, will have a total of 190,000-square-feet starting on part of the 64th floor from which they will have a stairwell to the 65th floor. The Chinese company will also have floors 66 through 69. They will also host a club that will be open to others, Starcom said.
"Everyboy who is in the marketlace is very interested in the site and very interested in the discussions," she said of Conde Nast and other tenants seeking space.
The building was designed to be the most environmentall sustainable project of its size in the world and is targeting a LEED gold rating.
Of course, it will also be technologically advanced, which is a selling point in a city where the majority of the newest buildings were constructed in the 1980s and are now 20 to 30 years old.
"A lot of leases roll in 2013 and 2014 and we have tours lined up ever week [for prospective tenants]," Stacom said. "People come to the site and two and a half hours later you are still sitting on the site. The forget the site is 16 acres and there is a lot to see. And then to get through the building it takes time."
One World Trade Center will have three office entrances on the north, south and east of the bilding. The west side is reserved for the public entrance leading to over 400,000-square-feet of underground retail, numerous restaurants and the building's own observatory.
While Stacom said the area now "feels futuristic", eventually the four towers will be filled with office workers, 400 oak trees will provide shade, benches will be installed and two mammoth waterfalls will lend soothing sounds of cascading water to the background.
"It will be a destination place for those working here as well as obviusly a place for the memorial [to Sept. 11th]," Stacom said.

the thing is, those towers in lower manhattan are all in the 700ft+ range, so one would assume they are not that tall.
