It does make sense though. Most of the projects that came online in the last 5 years were done almost purely on speculation for what kind of market there was for downtown highrise living in Austin since there had been effectively none before.

Now potential developers of rental or condo units can sit back and see how the projects that were built perform. On top of the fact that there is relatively very little money out there to start large scale projects.

I would also think that the Water Treatment and Power Station projects are going to want to wait for the 2nd street district to fill out a bit more since they are an extension of it. It's really doing very well right now, once the W comes on line and it is one cohesive district it is one more selling point for potential tennants for retail and buyers for condos.

I love it there. Those trees are amazing. We have some big ones here in our neighborhood off Stassney. Even our's are too big to get your arms around, but those at the Great Outdoors are some of the biggest trees in Austin. I don't blame her for selling back then. Things were just starting to turn around at that time. That whole area now is quite nice. Plus, my favorite restaurant in Austin is right down the street (El Gallo).

My folks have been going to El Gallo for over 30 years. They met "Grandpa" from the Munsters there once. He was doing a play at St. Ed's. He was sitting a few tables away and grinning and winking at my mom. My mom was grinning too, and my dad said, "what are you grinning about?" She said, "turn around and see." He turned around, and there he was.

Thanks for posting that. I had been looking for something like that. It is to bad he didn't get pictures of the first two shows before Frost was built.

The Austin office market saw a trifecta of positive developments in the third quarter with a dramatic boost in absorption, decrease in sublease and large corporate move-ins.

Direct absorption for the office market in third quarter this year was 169,615 square feet, a dramatic uptick from third quarter 2009, when only 10,593 square feet was absorbed. The last time absorption was this high was in the fourth quarter 2008 when Austin had 341,022 square feet of positive absorption.

All direct and overall vacancy rates slightly decreased throughout all markets in Austin, with the only exception of a slight increase in the downtown area in its overall vacancy rate. That rate rose from 16.13 percent in second quarter 2010 to 16.48 percent in third quarter.

The overall vacancy rate in Austin for office is at 20.72 percent.

Not sure how the rules go for posting this, but I'll just link to where they came from.

Downtown Austin Blog just put up some pictures of the progress and plans of the new Cirrus Logic HQ down on Shoal Creek on 6th.

The Cirrus site was previously announced to have a 25 story condo tower.

No, that tower was planned for West 8th Street & West Avenue (800 West Avenue). The Cirrus project will be at West 6th Street & West Avenue (800 West 6th Street). It'll be 2 blocks south of where that tower was/is planned.

The steak house is going into that location where restaurants go to die -- former Rio Grande, former "Real World" house, etc.

Yeah, it is strange that the entire area of downtown is really jumping now, but nothing can stay open at that specific location. Maybe it is the elevated sidewalk that is causing the problem? I dunno.

Wow, thanks for the link. I never even heard of that Violet Crown Theater for 2nd street. I'm really stoked about that one!

Absolutely. Though there is little sign of it right now, I spoke with AMLI. Violet Crown is locked in, and should start construction soon. Fingers crossed!

Now that the Dobie Theater is gone, hopefully this one will bring in those indie films the Dobie played that Alamo Drafthouse didn't. You'd have to drive all the way to the Arboretum to catch one of those foreign flicks. I just hope this one stays open for good.

The rendering is a bit strange though... it seems like the sign is blocking off BoConcept. Not sure if BoConcept will be too happy about that.
