Nice little update from our friends at the Dowtown Mobile Alliance.

Downtown Real Estate & Development News

Admiral Semmes Hotel Purchased

Pressure washer and workers cleaning on Government Street last week were the first visible sign that the Admiral Semmes Hotel was purchased by the owner of the Holiday Inn, Ms. Mallick. The Admiral Semmes will undergo a multi-million dollar renovation similar to what the Holiday Inn went through a couple of years ago. The hotel will get a new flat; it will be dropping the Radisson brand. In addition to the cleaning, some needed deferred maintenance will be tended to. The hotel is also retraining the staff to improve the standards of service. The new owner also wants to restore the historic dignity to the hotel. The Admiral Semmes has 170 rooms and 7,000 SF of meeting space. Now, between both properties, the hotelier locally has 376 hotel rooms, 17,000 SF of meeting space and both hotels are full service with restaurants, lounges and banquet facilities.

Papillion - Vintage Retail

Papillion,a new vintage consignment store, opened July 23 at 9 S. Joachim Street. Located across Conti Street from 219, Papillion is described by owner Shar Begnaud, as "an eclectic assortment of mostly old stuff." Shar describes her merchandise as "stuff" because she doesn't want her visitors to take the antiques too seriously. She feels that the feedback is very positive and that young people especially appreciate her items, but do not want to be intimidated by going in "your parent's antique store." She gets her merchandise from salvage places, yard sales, estate sales, and even from the passing of acquaintances. Her hours are M-Th 10-6 and Sat 1-6 and also during special events such as Saenger events and the Farmer's market. For more information or to speak with Shar Begnaud call or email her at 405.5877 or Email Shar [email protected].

Entre Arts, Island Thyme Eats & Arts, Devlin Wilson Studio & Gallery and Handmade in Alabama

453 Dauphin St. will soon be filled with new artists and great smells. The four new tenants include Entre Arts, Devlin Wilson Studio & Gallery, Handmade in Alabama, and Island Thyme Eats & Arts. Entre Arts is a shared office space environment for artists and entrepreneurs according to David Calametti, the program manager. Entre Arts simplifies the process of starting and growing entrepreneurial ventures. The project is similar to a commercial incubator with tiered business space and the tools and services needed for a professional office. Prospective tenants range from small non-profits, to consultants, to artists. The Devlin Wilson Studio & Gallery will also call 453 Dauphin St. home. Devlin's work is known around Mobile and having a studio and gallery in the heart of downtown will create new opportunities to interact with customers. Homemade in Alabama will feature crafts from artisans across the region and soon from across the state. Island Thyme Eats & Arts will add another wonderful restaurant to Dauphin Street. Previously at Government and Catherine streets, Island Thyme is known for its great sandwiches, wraps and wonderful art. For more information call David Calametti at 251.694.0457.

Aunt Chelle's

Downtown Mobile will soon have another dining option. Located in the former site of Loretta's and Noell B's, Aunt Chelle's will be serving breakfast and lunch at 19 S. Conception between the hours of 6AM and 2PM. Owners Michelle and Wilson Praytor hope to open November 1 with a "Waffle House" style breakfast and with sandwiches and specials for lunch. Their breakfast will feature a specialty of corned beef hash, eggs to order, biscuits, toast, bacon and sausage. Lunch will start out with specials in order to get feedback, but they will also feature delicious sandwiches with all meats roasted in house: as "holiday sandwiches" served everyday. For more information call or email Michelle at 251.554.3936 or Email Michell Praytor - [email protected].

New Art Gallery - Kangal Gallery in the Sail Loft

Scheduled to reopen September 10, 2010 the Kangal Gallery in the Sail Loft will be a unique art gallery located at 58 N. Royal Street. Originally open just a couple of days a week, plus during Art Walk, the new redeveloped business will be a permanent fixture in the art community. The co-operative art gallery will have 25, six foot by eight foot spaces for artists to rent. There will also be a loft space for artists to work in while they are in the gallery. The business will have artists of all media present. Currently committed are photographers, painters and jewelers. Susan Kangal describes the gallery as a gift shop, where patrons will be able to find unique treasures. An unofficial motto is "local artists, local work, and affordable works of art." The showcased art will be for absolutely all budgets; there will be something for everyone. Hours are Tuesday-Friday: 10:30-5:30; Saturday: 10:30-3:30 and Sunday for special events. For more information call or email Susan Kangal at 251.434.0330 or Susan Kangal - [email protected].

Another Midtown(MEMO) residentual development

There is a new residentual development called Mount Island on Mount Island dr in the loop area behind the Crab Shack. The development has about 3 new houses up already and I see the city did not go with a cookie cutter type of development that is found in Semmes or Dawes. I see the city is slowly embracing the new urbanism movemnt !!

They are great homes. They are close to the street, have back alleys, back garages, and even have a little park next to them. There is just one problem with those houses...... they are overpriced for that neighborhood. Some of those homes have been there for over a year and a half unsold. The builders wont drop their prices. But it is nice to see a project in the loop area going after the high end home owner.

Glad to see the admiral Semmes is getting a makeover. maybe it can be made into something like the battle house....but i'm sure they can't get that extravagant.

The same lighting that they use on the Battle House can be used on the Admiral as well.

"The hotel will get a new flat"?? What is a flat in a hotel? A residential flat or what?

No the lobby isn’t that big but it is frozen in time .I mean literally you have the feeling of being back in the 40`s when entering the building. The lobby is still in good condition the historical preservation of the lobby is what make the hotel unique.

Thank goodness that building wasn't ever built. I hated the design.

The Causeway couldn't support much heavy development without some massive earth-moving and substantial fountain work. Plus, any heavy development certainly is not environmentally friendly and is not good for Mobile Bay estuary. It's best to develop the causeway as a scenic highway with attractive landscaping using native plants and cabbage palms and walkways.

I admit I have envisioned a development like the Boardwalk in Gulf Shores to be built on the Causeway, but I realize it would draw crowds away from either side of the Bay and we don't want that. Then there are the environmental issues to consider.

Hey guys.. Interesting link I found regarding the BankTrust Building and it's 'surprise'.. This is a website I like to look at that posts plans for upcoming developments. Click on the (show files) next to Architecture and it'll give the plans for the RSA-Banktrust package. Plan 007ARC_A2.09 is an interesting one.. Not a big fan myself but I thought you guys would be interested. These plans tend to change sometimes so I would take these things with a grain of salt but this is the plans as of now.

Thanks for the link... but my gosh that plan you referenced is not a favorite of mine in the least. I guess we agree there.

By the way, welcome to the forum!

LOL...... You and I both are brain storming the same question.I guess the man really love Mardi Gra. I noticed that there will be lighting running up and down the building which is good thing.

I like the design you posted of the Amsouth a couple of years back. With the tilted roof and all that was a good design.

Liquified natural gas terminal south of Dauphin Island is approved !

Gov. Bob Riley on Wednesday approved the creation of a liquefied natural gas terminal 63 miles south of Dauphin Island, after years of rejecting other LNG projects.

Central to Riley’s approval of the TORP Technology proposal was its “closed-loop” system of warming the super-cold gas, which environmentalists say poses a much smaller risk to marine life and habitats than other designs.

The governor’s office said in a news release that the LNG project — dubbed the Bienville Offshore Energy Terminal by the company — would create 250 direct and indirect jobs.

Sweetening the deal, TORP agreed to pay $25 million over several years, to the Alabama Department of Conservation and Natural Resources for protection and restoration of marine and coastal environments, Riley’s press secretary said.

“Instead of using technology that would harm our valuable marine resources, now they will use an environmentally safe system,” Riley said in a written statement.

“At the same time, the project will generate new jobs and help the state establish a fund that will enhance our environment,” Riley added.

LNG terminals receive shiploads of natural gas that has been chilled to extremely low temperatures to greatly condense it and convert it into a transportable liquid. When warmed and returned to a gaseous state, it can be injected into the nation’s pipeline network.

Casi Callaway, executive director of the environmental group Mobile Baykeeper, said that the “closed-loop” plans submitted by TORP are much less destructive than “open-loop” designs that the company, and others, pursued in the past.

“Open-loop facilities pull in millions of gallons of ocean water daily,” Callaway said. “The warm Gulf waters are used to reheat the super-cooled LNG, and then that water is chlorinated and then redischarged, cold, back into the Gulf.”

She said, “Everything that goes through that cycle dies.”

By contrast, the closed-loop system will use the sun’s warmth to heat the gas, through vaporizers housed on a ship.

“They’re basically very large radiators, and we draw air from those, and we draw heat from the air,” TORP Terminal CEO Joe Berno said.

The heating process, and the methanol liquid it uses, will be kept insulated from the sea water, Berno said.

He added that the project has not yet been put out for bid, but he expects it to cost “well north of half a billion dollars.” The closed-loop system adds $125 million to $150 million to the price, Berno estimated.

“We’re happy to come up with a solution that we feel continues to be environmentally sensitive, while also being commercially competitive,” he said. “It’s probably more expensive all the way around, to be honest with you, but it’s the cost of doing business.”

Citing concerns over potential harm to fish, Riley announced in 2008 that he would not allow an open-loop terminal in Alabama waters. TORP shelved its open-loop proposal soon after.

Quote:
“I believe that we owe TORP a thank you for listening to the community,” Callaway said.

She also spoke highly of Riley.

“He asked the opinion of this community over and over and over again,” Callaway said. “He was very thoughtful and very careful.”

The facility will be used to receive LNG brought from overseas, not to drill or explore for gas.

The walking-the-dog Yo-Yo look just doesn't have ANY class. The swirling lines are fine but not the yo-yo please. I'm beginning to wonder if Bronner is just hell-bent to make us look like his playground. This web site merits "favorite" status.
