Seems strange that about six months ago the property would not get a single bid starting at $8M but now it sells for $30M. Am I missing something?

well, the lake is gone. That changed. Maybe the belief that Tempe will actually spend some money to shore the thing up and keep it there the next time around had something to do with it.

Apparently Centerpoint's construction will resume next month, and Tower 1 will open in March 2011. Tower 2 will open in July 2011, with both towers offering luxury rentals tailored to Tempe's student population. Say hello to the VUE on steroids.

Love or hate the new direction, it's still far better than a rotting bum hotel.

This is good news indeed. Everytime I walk by that place it is such a blackhole type of feeling. What could have been. At least now we will find out. I do not think they should open the floors below as more (empty) retail though. I remember there was a study that said we need some conference or convention space so perhaps they could use it for this. I cannot wait to walk by this and see lights in the windows. This would be a huge win for the city of Tempe. Lets hope they put the space to good use and not turn into the Vue part 2 on Mill. Perhaps some teachers or grad students could make good use of this location. Also - wasn't the city looking to build a library next to Ash. Why not use this space or the old (empty) Borders location. Time to think outside the box people. Anyway, I cannot wait to see this finished.


Also - the above link has some update/information on the South Bank project as well.

There was some work going on in the old Z Gallery space on Mill and 6th Street yesterday. I talked to one of the guys working who told me the space is going to be a Mellow Mushroom Pizza. There is only one location on Happy Valley Rd in Phoenix.
He said the plans are to have it open by the end of the year.
I'm sure the recent sale of Centerpoint is helping to spur more development on the south end of Mill. Already 5 guys is there, Jimmy John's, MADCAP Theater, Robbie Fox's, that new sushi place Kanpai (which was pretty good but a little pricey) the Canteen Tequila bar is opening soon, and on 6th St across from Urban Outfitters a new hotdog place called Cutie's will open soon. It's nice to see good things happening on Mill again.

That's good news - that whole intersection has been a vacant eyesore for a year or so.

Although, it's gonna take some amazing pizza to pull me away from Slices.

New owner touts quick turnaround for stalled Centerpoint towers


If the developers of Centerpoint towers get their way, by March hundreds of new residents will be living in downtown Tempe. The area will get its long-awaited grocery store. And developer Zaremba Group will have completed the first tower of a flagship property in the heart of a nationally-recognized university downtown.

The accomplishments, said Kent Chantung, director of development of Zaremba Group, will gain the company regional recognition for saving one of the Valley's most high-profile real-estate projects.


On Wednesday, Chantung and Zaremba's co-construction project managers Mike Soto and Nate Pile took Tempe business representatives on a tour of 22-story Tower 1.

The company's bid for the property was selected last week above hundreds of others. The sale is subject to approval from the U.S. Bankruptcy Court in Phoenix. Chantung hopes to have approval by early October and resume construction at that time.

The tour dispelled rumors that the towers, which stalled when financial backer Mortgages Ltd. went bankrupt, suffered extensive damage because of heat and vandalism.

"I came through here two years ago when there was still ongoing construction. It is still in perfect condition. I can see why they can open in March," said Nancy Hormann, president of Downtown Tempe Community Inc., which manages and markets downtown for area landowners.

Tower 1 units, which were near completion when the project stalled, need mostly cosmetic fixes and repairs to some warped cabinetry, Pile said.

Chantung said he could not disclose the company's financial backers but he described them as one of the "largest and longest-tenured pension funds in the country." Zaremba paid $30 million for Centerpoint and expects construction to complete the two towers, commercial space and a parking garage to cost less than $100 million.

Shifting the real-estate project from condos to rentals would allow Zaremba to make money off the project immediately, Chantung said. "We did a market study. The absorption rate would have put us at most with selling 1 1/2 units per week. At that rate, we wouldn't fill it for several years," he said.

Hormann acknowledged there are many critics of allowing the first all-rental project in the heart of downtown Tempe. But she reasoned Tempe's economy would benefit immediately from the infusion of renters.

"This is 400 people 24/7 in our downtown. And this is people with disposable income, because these units are not cheap. These are not dorms," she said.

The tour started from the bottom floor of Tower 1 where commercial or retail space is planned. Mary Ann Miller, Tempe Chamber of Commerce president, was among the business stakeholders who walked one-, two- and three-bedroom units and toured the seventh floor where a gym and five tanning rooms would open onto a rooftop with an outdoor pool, beach and cabana that would join the two towers. Thirty-story Tower 2, which is expected to be complete next summer, would house a game-and-recreation area and conference/study area that opened to the pool.

The last stop provided sky-high views of the Valley's mountain ranges, downtown Phoenix and Arizona State University from the tower's four-bedroom penthouse. The 7,400-square-foot unit on the tower's top floor included a balcony where a small pool was half built.

Soto, co-construction project manager, said the penthouse showcases Tempe's central Valley setting. Chantung stated Zaremba's goals for Centerpoint.

"After a number of years of this project being at a standstill, it is finally going to happen. We know the potential this project has. It will be a flagship property for us," he said.

Exiting the project, Miller said she is hopeful that completing the towers would trigger a shift in Tempe's economy.

"It's a really good sign of recovery," Miller said. Zaremba expects to resume construction with a team of at least 200 workers.

Why not put a coffee shop on the top of the 30 story building. I would be there a couple times a week just to check out that view.

If these towers are going to be 100% rentals and each one has a top floor penthouse with indoor/outdoor pool that is ungodly huge, I am really curious to see what the rental price per month on those babies will be. >$8000? I really have no basis for comparison on a unit that big.

They have one in north Phoenix. We went shortly after it opened and while I was really excited because of all the interesting toppings they had, it seemed like Papa John's pizza, but with Chris Bianco's toppings. Wasn't bad at all, but with all the tremendous pizza places in the valley, I think you can make better choices.

Mellow Mushroom is one of my go-to pizza places now that I live in Atlanta. It's not super-fancy, but it has good toppings and a really tasty crust. Well worth the premium over Papa Johns.

ASU seems to have gotten some money... I noticed a few projects going on in the NE side of ASU. Besides the new science building, there is a new "center for electron microscopy" under construction. The Noble Library is having the solar panel power plant installed. And one of the psychology buildings had an expansion project going on... apparently "psychology and geography building expansion".


in fact there are a few buildings adding solar panels... besides the noble library and the parking garages mentioned before, the courtyard classroom building by gammage is getting solar panels too. any others?

New Restaurant on Mill

Canteen Modern Tequila Bar at the corner of 6th and Mill (where Regions Bistro was) opened on Thursday night. We went last night for dinner and drinks and really liked it. The owners of Canteen are the same owners as La Bocca Urban Pizza. They are currently only open for dinner, but plan to open for lunch soon. They eventually will offer over 100 different tequilas- all 100% agave. Their margaritas were quite good. The food is a bit pricey, but we thought it was worth it. Great atmosphere!!!
We chatted with the manager who indicated that the owner may be opening a coffee bar/ dessert spot somewhere on Mill within the next few months- but he didn't want to elaborate.
He also mentioned that the owners of Canteen and La Bocca have been approached by the City and I think he said ASU to restore some homes in what I call the "dead zone" of downtown Tempe- between Mill and College. These homes are all next to each other and if the project does happen-they would open a restaurant/ lounge similar to the Vig in Arcadia.

The problem is there not really anything to restore between Mill and say Forest. There are a ton of empty lots but in terms of actual houses, they may have one or two available.

Also, I went to Mill on Thursday night too and saw the place was pretty packed. Seems a lot more upscale than the rest of Mill and I really liked the design of it.

I also went to the Canteen Modern Tequila Bar on Friday...
The signage is really classy (rusted steel) and the front/side patio is really nice and comfortable. It places you right at the corner of 6th and Mill for good people-watching while you sip your tequila. They'll be adding tables out there, but right now the patio is lined with cushy red bench seating.

House Margaritas are reasonably priced at $5.50, but the beer is expensive (I recall it being at least $4 a bottle). Definitely go if you want to try their slow-sippin' tequila drinks, but find another place for beer. The menu seemed a little 'meh' for the price (at least $10 a plate), and surprisingly similar to Z Tejas right across the street. I can't say if it's worth the price or not, though, since I stuck to tequila and margaritas.

All in all, it seems like a solid joint. I'll probably get around to going back in the next couple months, but wasn't really inspired enough by the menu to consider eating there in the future.

I went Thursday night the place was packed. Over all I liked it but I do have some gripes. The music was way to loud, I had to yell to talk to my friend who was standing right next to me and he could barely hear me. There was a DJ so that might have been why but I believe it could have been a tad bit lower and it would have been perfect.

Jsmscaleros, your right the beer is a bit pricey. $5 for a dos equis bottle. So if your going to be drinking beer go somewhere else.

I got a look at the back patio which is still under construction, but it has a large outdoor bar. I think it would be a great place to hang out outside with friends after a long day at work/school.

Made a trip to go drink on Saturday. A few gripes:

-Some of the bartenders are too tall and they would break a lot of glasses as they tried to serve

-Very slow service. I waited at least 5 minutes at the bar before I could order.

-All their margaritas are pre-made. Seriously?

I did not tip for our order because it took too long and there is not actual mixing involved. Drinks were good and strong and I will swing by again as they get tweak and get things in order.
