If the storage tracks have been relocated to Highfield Industrial, does that mean CP will no longer be storing trains on the tracks between the Elbow River and 11th? If not, there is now a huge opportunity to create several at grade crossings from the Beltline into the DT. Pedestrian crossings preferably.

There will still be 3-4 tracks the entire length of downtown. At the peak a few years ago though in the East Village/East Beltline area there were 10+ tracks though, the difference between is what constitutes the new Highfield storage tracks essentially (there are 6 tracks running along Highfield Road south from the Ogden/Highfield/25th traffic circle)

Are those 3-4 tracks all thru tracks? I don't know the technical term, but I mean tracks that trains just pass through and don't store cars. If so, that means there won't be trains parked along the track length, and we could put some pedestrian crossings into the downtown. Just an idea.

I believe only 2 of them are. Theres quite often trains stopped on the 2 south most tracks from what I've seen.

But pedestrian crossings are unlikely in my opinion even if they were just used for traversing the area. Let me play devils advocate for a minute here: The city would need to purchase property or at a minimum obtain an easement through the adjacent properties, many of which along 10th would lose parking and scream loudly as thats the only land they don't occupy with buildings. West of 5th theres a crossing every third block so you'd have to identify where to build them (mid block of the middle block?) taking into account the built form on both sides of the tracks. East of 5th Street theres a crossing at least every second block (and a proposed pedestrian crossing already on the books for 2nd Street SW) all the way to 4th Street SE, and most of this stretch there is no way but +15 style crossings from building to building over the tracks. And CP would insist on any other crossings being grade separated anyways (and there wouldn't be anything the city could do but accept this condition) for safety reasons.

That's a smart idea. If you look at New York city, for the most part it's been the artists who have lead an area to gentrification. Maybe turning the crack-da-cal-da sac into some time of market place with artist spaces in the St. Louis would be another smart move.

Damn, if only there were spaces somewhere in between 280 and 10,000 sq ft, great idea though.

This is a super temporary arrangement. That building was used until last year by the Calgary Drop-in Centre for storage, who was then booted out as the owners intended to develop it. I guess those plans are delayed enough that they are looking for some other temporary source of revenue while they sit on it. So don't get your hopes up about an artists' collective developing in that space.

I tried to go to a theatrical production and Art Pawlowski was having a street preaching session at the same time and blocking off the entrance. Also, the artists that thought they had space and developed a show for that setting, then were cancelled at the last moment by the developer due to fire code issues. There still is accessibility issues as the road on the west side of the building as the road is still not complete last time I checked.

The whole situation seems very temporary; I am curious what the final plans for the building will be.

^ I'm quite sure the building is intended for demolition to accomodate a residential development. I recall an article about this some time back.

You are absolutely right. The building will be knocked down for redevelopment, you can tell that the building was not built to accommodate the floodplain just looking at the new 6th Street (paved yesterday) and front doors of the building.

Its just a good use of a building for temporary instead of putting it into a landfill and having a vacant lot for a two or three years.

Is anyone else going to be a part of the East Village focus groups this week? I will be at the 5-7pm session on Monday. I am not sure at all what the format will be, but if there's anything specific anyone would like raised or specific information you'd like me to seek out, just post it here.

CALGARY HERALD - The first land development deal for the East Village area was announced today, which includes 700,000 square feet of new residential and retail space.

Great news about the EV developer. I am suprised that fit with the ARP and FAR of between 3.0 to 7.0 ( 3 towers, 600 units and 700,000 square feet ).

Jogged by the other day, and CMLC were busy installing what looked like 2 self-cleaning toilets by the Simmons building.

Glorious! 600 is nothing to sneeze at. Now let's get something similar in the exchange site in Beltline.

East village– October 5, 2010

Here Comes the Neighbourhood!

East Village celebrates first land development deal.

East Village is celebrating a huge leap forward today with the announcement of the first land development deal for the community in almost a decade, triggering approximately $300 million of mixed-use, multi-family, residential development in the community. CMLC is thrilled to announce that two of Canada's premiere developers, Bosa Development Corporation, together with Embassy Development will deliver approximately 700,000 square feet of new residential and retail product to the community. The project represents approximately 15% of the available developable land in East Village.

Just one year since the Master Plan for East Village was unveiled to the public; this milestone marks a pivotal point in the transformation of East Village and celebrates three years of preparatory work that made this land purchase possible.

Bosa Development Corporation and Embassy Development are headquartered in Vancouver, British Columbia and are backed by international project expertise and unparalleled creativity in mid-rise, mixed-use communities. Bosa's familiarity with the Calgary market is demonstrated in such celebrated projects as, the Barclay, the Marquis, Axxiss, and Liberte. Embassy marks its first foray into the Calgary marketplace with the East Village project.

The Bosa/Embassy project is anticipated to deliver approximately 600 new residential units over five (5) years, with pre-sales beginning in early 2012 and initial residential occupancies by late 2013. The Embassy brand is synonymous with young, hip, smart design and East Village will boast a population of young, well-educated working professionals who have a desire to be close to the action of downtown.

Today celebrates a long-awaited announcement for Calgarians and demonstrates private sector confidence and commitment to join CMLC in the rejuvenation of East Village. It is the result of an extensive marketing program across North America to identify suitable developer partners for the East Village project. Our goal was to bring multi-family residential developers to East Village that had demonstrated expertise with mixed-use, mid to high rise developments, brownfield experience, solid brand reputation, financial capability, design and vision and a willingness to commit to construction timeframes.

Join us in celebrating the first of many exciting announcements for East Village and the transformation of Calgary's newest, oldest, coolest, warmest community.

East Village is being developed by CMLC - passionate, experienced placemakers who inspire communities to build, grow and believe.

I wonder if where they did the photo-op was the actual parcel that was sold... I had thought this parcel would have been one of the hardest to sell given it's proximity to the LRT (noise).
