Arguable...

1 Bloor has:
Better cladding, podium, and roof than aqua..

Aqua has:

Better height (but whipper snapper would say who cares ), more unique balcony design/impact to overall shape of the building;

(1 Bloor's curved balconies don't exactly change the shape of the building... it still looks like a box)

I'd say its a tie

Dont forget Aqua was the original!

I personally like Aqua better but they are both nice buildings. It will be interesting to see how 1 Bloor actually looks in real life as the renderings can often be misrepresentitive.

What are people's views on One Bloor's podium? Just like Aqua's podium went through a number of re-do's, I believe this one needs to as well. The podium isn't strong enough for this intersection and needs more scale. A few more floors of podium would help.

I think the new 1Bloors podium bigger and better than the old one... It seems much larger and has a bigger street presence and is sure to attract alot more attention... However, i think too much of it is devoted to the residences (swimming pool, etc...) and i think higher ceilings, more retail, and some sorta tv screens would add much more life to the building

skyline tower... haven't really heard much from it aside from where its located !

Any recent news on it?/official renders?... It'll be wicked if we could see another tower go up in the financial core

As for sapphire, i can't believe we might have gotten a 1000+ footer in TO thats 90 STORIES TALL!!!!!!! It was just a vision... i wasn't too fond of the design but it was epic nonetheless

I've put all the most recent renders on the first page. There's nothing out for Skyline Tower so I put up a picture of Sapphire to give people an idea of the massing allowed on the site.

Thanks for updating the list Ramko, I didnt know the first page was being updated, it was nice to take a gaze through the proposals. A few questions though:

- I thought front st data centre was oficially dead? is that not confirmed or am I thinking of a different project.

- I heard 45 Bay is not going ahead at any time in the near future, this may change but that's my understanding of the project's current status. I hope I'm wrong.

- There is a rumour going around that Ritz Vancouver will be the tallest in the city, putting it at 196m +, which came from a TV intereview with a member of Vancouver city council. That said the council member is a known idiot and may have simply been confused.

The Front Street Data Centre is essentially on hold and will probably undergo a re-launch/re-design before being built. The latest news was that Allied REIT purchased the site last year. Here's the report: http://www.alliedpropertiesreit.ca/documents/APREIT_2009_09_14_Press_Release_Acquisition.pdf

They seem in no rush to develop it: "The property includes surplus land on which 750,000 square feet can be developed for specialized and general office use and for ancillary retail use. The land has been rezoned to permit this development. Allied does not intend to pursue this opportunity in the near-term, but believes that it will augment the significant value-creation opportunities present in its Toronto portfolio." For this reason, I've listed it as a stale proposal.

Did you hear the 45 Bay Street rumour from an inside source? Given the current state of the market for office space, it's likely true that 45 Bay Street won't get built anytime soon, but the same can also be said of both Bay-Adelaide East and 880 Bay Street. I've seen nothing to indicate that the proposal isn't still on the table if the right tenants come along.

I've read the rumour about the Vancouver Ritz, but there seems to be some debate about whether the council member was simply misinformed. I'm going to leave it where it is until something more concrete emerges.

Absolutely leave the ritz... there is nothing concerete yet and the chances of it being true are like 10%

And regarding the Bay proposal, I did hear that from an inside source, and the person is quite informed, he said nothing was for sure, but that it wasnt looking promising.

I'm sure every single office proposal is in "stand by" mode. It is a long term investment so sitting for 10-15 years until the right tenant comes along and/or the market is just right is quite common. On the other hand, the possibility of a condo development being built after only a couple year of zero progress is pretty damn remote.

Keep forgetting about 151 Front. Because of the ownership change and Allied's release I think there's more than enough to put it out to pasture. Allied's focus and drive is on the Queen Richmond Centre West proposal which may take ten years to complete. Great development , BTW http://www.queenrichmondcentre.com/

Agreed on 151 Front. I'm thinking that Richmond-Adelaide III and Brookfield Place III should probably come off the list too.

Richmond Adelaide Centre (Richmond-Adelaide Centre 3, specifically) has been kicking around for years -- almost as long as I've been a moderator on this forum (ie. over 8 years).

The most recent design is relatively new. It's not exactly progress but news nonetheless. Why not then the rest of Bay-Adelaide Centre? I was learning my multiplication tables when that was first proposed.

The current incarnation of the Bay-Adelaide Centre was proposed only a few years before construction began, and thus represents a completely separate proposal than the previous ones. I would argue that what matters isn't the actual parcel of land on which the building is proposed but the building itself. If a proposal hasn't been officially cancelled but is nevertheless unlikely to get built without undergoing a total re-design, then it is effectively stale.

There's no doubt that an office tower of some sort will eventually be built on the Richmond-Adelaide III site, but the question is whether it will be the design that we've already seen or something substantially different. If it's likely going to be a different design, then wouldn't the previous design be stale? How else would you define a stale proposal?
