With regards to 1304 Hornby, it really is just blah. Just like Patina. We really need some more architectural competition in this city.

the existing context massing pdf j-lo provided on the 1304 hornby looks pretty nice though.

as for miro, this guy has a long history of getting things wrong/making exaggerated claims. two towers on the burrard native lands would be in the concept phase at most. same with the transit/waterfront hub (there's no way this thing could have moved an inch forward without a lot of people knowing), and the idea of another convention center expansion. i mean, a third expansion on top of the retractable roof at bc place? it would be a smaller space than the new expansion? obviously i'm not privy to pavco/bc government meetings but, given everything we know, this seems incredible. and the marine building comment was just bizarre.

The south of the Burrard plans are most certainly not a vision, as I have seen the plans myself, they are actually quite advanced and would likely be ready to go to DP if the developer so wished. Miro was wrong about one thing though, there is only one tall tower and 4 shorter ones... lotsa office space and curtain wall though, which im sure will excite some.

I have tons of renders which I will post when it wont result in me getting in heaps of trouble.

And yes it is on native lands, which greatly increases its chances of being built.

Makes sense that they'd build primarily office space as they can't actually sell the condos.

I think there was speculation that the post office downtown hasn't been sold and moved because if that happened the natives would try and claim that land. If they did get that parcel maybe that's how a supertall could be built downtown. Viewcones don't apply to native land I'd imagine.

Since you have seen the plans, how tall is the tall tower?

The tallest is tall for the area but in the grand scheme of things its not that big. Its only in the mid 30 storey range.

I havent seen the plans since the summer, but I doubt too much has changed since then.

I just hope that any major development east of Canada Place (e.g. the "transportation hub") includes the proposed MLS waterfront stadium.

They really stimulate the imagination.

An open-air stadium built out over the water like the Vancouver Convention Centre, with unobstructed views of the sea and mountains from the stands (whether watching a soccer game, a rock concert, a symphony performance or an international beach volleyball tournament), would be amazing and would be an iconic addition to the city waterfront.

With Stanely Park, Harbour Green, the living roof of the Convention Centre, and the grass soccer field, that part of the waterfront could constitute a beautiful fusion of urbanity and nature.

And the Canada Line (and the West Coast Express and the Sea Bus and Skytrain) would take you right to its doorstep too! It is too perfect.

I wouldn't count on the waterfront stadium being built nor any additional convention space there. The latest renders for the area are incredible but I don't think we'll see them go ahead this upcoming cycle, which is a shame as that means it'll be at least 10yrs before we see anything. Hope I'm wrong.

Yeah it would be. I hope the developers put in a ROW in their plans for the streetcar and that the first nations encourage it getting built to them. If it's a lot of office space, being at the end of the streetcar line from the Canada and Expo lines would be a serious bonus in renting space there. And it would be great for the community as a whole. The first nations have a real opportunity to impress everyone (and make a tonne of money for their people).

I hope you are wrong too. When you look at those renderings and begin to imagine a beautiful, world-class stadium jutting out over the ocean, with those breathtaking views of the sea and North Shore Mountains (and think about how the television coverage would look from inside the stadium and from the air), it is not difficult to see how such a unique stadium could become world-famous and truly iconic, and provide great joy for all its spectators.

And it would not just be for soccer. It would become a classic venue for summer symphony and rock concerts, international tennis and beach volleyball tournaments, and various cultural festivals, among many other things limited only by our imagination. It is a brilliant idea and, if executed with beautiful architecture, would be a glorious and lasting achievement for Vancouver sports, culture and life.
