If I have to hear the name Aqua invoked one more time I'm gunna..... AAARRRGGGHHHHH.

I don't like the one Bloor design so far, but it is infinitely preferential to that hideous monstrosity in Chicago.

Aqua is a one-trick-pony that only looks cool from directly below. Step back a few blocks and it looks like a bombed-out skyscraper that was never repaired.

At least the curves of the One Bloor design "read" from a distance.

^While I don't dislike Aqua I've always thought it a bit overrated. And the architectural marketing was hilarious all going on about mathematically derived balconies for optimal sunlight corridors with respect to surrounding buildings and all that. While that may have been a consideration it's just a bunch of wavy balconies to look cool.

Thanks for posting the new 1 Bloor photos!

I actually like the building now alot more than the original (unhelpful) render they first posted... The tower looks not bad from afar.. the balconies do resemble those of Aqua in Chi...

The overall concept of the tower at street level is nearly identical to that of Bazis's proposal aside from the curved sections...





Hate me for saying i don't mind it but its just my opinion

wow looks great defenitly better renderings. Love how it meets the street. does it have retail at grade?

Yes, two stories. 100,000 sq. ft. in total. Rumour is that the developer is in negotiations with Apple to put a flagship store there.

^ is the Four Seasons really going to be that big? HOLY crap!
I used to live basically across the street from there and i can only imagine the impact it will have on the area - especially when the sun hits that glazing

As best as my eye can see, compared to the other towers at Y&B, such as 2 Bloor West at 146m. FS will be nearly 60m taller.

Hey, I'm only an amateur hack using MS Paint! I'm giving this the best guess I can! LOL

I cleaned up the render a bit. I added the East tower of Four Seasons as well as a better hotel base for it. Also playing with One Bloor and Uptown.

In Traynor's second drawing, you can see just how much the setback of podium makes the tower seem like less of a sore thumb.

Good job, Traynor. The problem with Paint is (and I don't know if this is unique to Paint), each time one makes changes and saves the rendering it gets blurrier and blurrier. I have found it's best to use, firstly, a high-quality photo, secondly, set the resolution extremely high, and thirdly, save to bitmap, not jpg. You'll end up with a huge file, but the quality will be good.

Yeah. I discovered the limitations to Paint (and my skills) a while ago. I always save a working copy as a bitmap until I am ready to make the final jpeg. I only use Photoshop for some blurring and lightening/darkening tools (because that's all I know how to use in PS) then I make another copy of the bitmap and save that to jpeg.

I kinda count on the degradation of the jpeg to hide a litany of sins! LOL

You're absolutely right. If one superimposes an ultra-high-res drawing onto a photo, it ends up looking artificial, whereas the blurring effect of saving in low-res jpeg allows the drawing to blend into the photo more. It's also much easier to work in low-res, because there's much less detail to worry about.

First, the overall model from various angles.

Now for the podium and street level details of the model.

the Yonge Street facade: retail on floors 1 and 2, residential terraces on 3, 4, 5, and 6.




the podium from the southwest: vehicular access will be from a slightly widened Hayden Street.




spa level on the 7th floor from the southwest: the podium roof will hold 4 feet of soil for the trees and plants to grow in




spa level from the south: indoor and outdoor pools, a view to the spa atrium




spa level from the east: the swim-in/swin-out pool




level 6: lower spa level, plus residences in the south end of the podium




level 7: outdoor spa level





Finally, the design team assembles by the model:



David Gerofsky, President and COO of developer Great Gulf, Anna Simone of interior design firm Cecconi Simone Inc., Janet Rosenberg of landscape architect Janet Rosenberg + Associates, David Pontarini of architectural firm Hariri Pontarini Architects.


Further details regarding the design:

Commercial space will be approximately 100,000 square feet, will 35,000 sq ft of that at street level, 45,000 sq ft of that on the level above, and 25,000 sq ft on the concourse (read: basement) level. A pedestrian mall connection will run through the ground floor commercial space from Yonge Street straight into the TTC connection in the Xerox building. One Bloor will not connect under Bloor Street to the Hudson's Bay Centre.

Ways to highlight the building's curves with light are night are being considered: LEDs may be used to trace the curves.

Suites are grouped in 4 sections:
The Podium: these suites do not appear to be on sale in the intial phase.
Silver: floors 8 through 38: 12 units per floor
Gold: floors 39 through 59: 10 units per floor
Platinum: floors 60 through 65: 6 units per floor
Those distinctions also have to do with level of finishing and features.

Sales are open first, and as of now, to buyers who purchased in the former Bazis project on this site. There is no firm date as yet to when the units will be on sale to the general public.

And now the question you've all been waiting for: the developer was asked at the launch if the building might increase in height before all is said and done. The answer: yes, it might, if the demand is there.

So for all of you screaming for 80 stories at Bloor and Yonge: if you want that, go out and buy a unit here. If you don't buy a unit here, don't whine incessantly about there only being 65 floors in the plan for this tower.

I hate when ground floors are designed with just a long stretch of uninterupted glass. There's no visual rhythm. It's so boring to look at as a pedestrian.

Thanks for the EXTENSIVE update! I can now get a 360 view of this thing!

i WANT that model in my room... seriously! I wonder what they do with the models once the building is complete.. anyone know?... i'd budget is $1000 for that thing .. or i could just make my own which would fail!

Honestly, this podium looks better than any of the Baziz renderings. The tower isn't spectacular but it beats Aqua any day. Hopefully the developers don't have a Toronto inferiority complex as suggested in an article I read and will increase the height to 80 floors.
