I see. I guess a CSA definition tends to be a bit more flexible than MSA definitions.

A county can be added to the metropolitan area if: 25% or above it is automaticlly added, 15%-24% it can be added to the metro if at least one congressman or senator asked for it to be added and the others in the local delegation don't object (so that would be sessions, bonner, or shelby could go ahead and add baldwin and washington counties). CSA is made when the commuting population is above 15%. The definition changes every third year of the decade. so they will update and change their standards in 2013. Things are looking good for the Mobile Metro, unless the recession has killed those commuting jobs!

On the other note, do you really want washington county in the metro area? They might bring your metro unemployment rate up and hurt your metro demographics?

I was thinking that TK would help both of those out while still adding a fairly insignificant amount of people. The addition of Washington would only be about 18,000 people. When Washington is added to Mobile and Baldwin, Washington county's stats would be even more diluted.

I can see Washington County being added in the CSa in the next 2 years or so. Mobile County was 404 K and now it`s 411 K. Small growth but I was hoping for atleast 10K. I can also see Jackson,Greene,and Goerge counties being added to Mobiles`s CSA soon as well. I guess it is safe to say that Mobile`s CSA grew by 12K since 2008.


Side note I need to go ahead and fill out my census lol.So now Mobile Counties population is 411,001 now ha ha ha.

Hey do you know what happend to St Francis Condos ? Some developer from Tuscaloosa said he would build them if half of the units are sold and there are 13 out of 26 sold now what gives.

Yeah I would love for a large section of Mob town to be raised brown stones.. Nice look for an urban city..

I drove by the site just 5 minutes ago and it looks like the 50% is reached. Of course, the mere sight of construction or site work would probably entice more people to buy. I think I heard it is just a matter of acquiring financing.

I wish they could come up with a better place for parking...but I guess it's unavoidable. Mobile's streets are just too narrow

I agree, they should put a mural reflecting the Detonti district to cover the parking lot. Detonti was a French general I believe so the mural could have a French or carnival them to it or maybe the open grassy area could have little carnival themed statues. My other suggestion is to just add more units hide it may be a block !!


Detonti is a beacon on that side of DT. I was reading that it is Mobile`s oldest surviving neighberhood i wish the same could be said for Fort Conde Village.

Looking at an aerial view of the site location on Bing Maps, I see that a residential structure is located at the nearby corner of Congress and Joachim. Perhaps that will help the obstruct the parking lot from view.

You`re right it is and Detonti is a structuraly dense neighberhood and the rendering doesn`t show all of the other historic surrounding structures.

I imagine that was before the idea before the economic downturn. That project was announced just a few months to a year before the turn. I bet that was a promise based on them getting their financing at that time if they could get 50% presales. That may not be applicable anymore with tightening financing and the fact that it took almost 2 years to sell 13 0f 26 units.
The Dentonti project looks really nice. The nice thing about Detonti is that the are a few parcels open for new infill (new court house, these townhomes, several new single family homes) plus there are available parcels and other potentially removable structures that border the official boundaries of Dentonti Square historic district that allow for future expansion of the neighborhood if it becomes more desirable.
I am a little surprised to see new condos/townhomes/lofts being announced when there are decent number of available units at all of the completed projects (Carriage House, OGwynn, Mattress Factory, St Louis Lofts, etc). Seems a bit risky to add to a fairly saturated market. This will be the first project in that neighborhood which I think is more desirable than living in the more urban core of downtown. The condos in Detonti Square will be a little less scary to the suburban culture that is being reversed in Mobile.

I agree about the suburban culture.The St. Francis Condos sold half the units less than two years may be a year and a couple of months maybe. I remember all 13 were sold in early 2008. I believe if it was built according to schedual(half units) it would be sold by now are around this time back in 2009.One of the four Detonti Commons are sold already and if they plan on building more in the future I would recommend a development that is simular to the Central Park Condos on Govt.

Just from that picture, it doesn't look like there is going to much street activation. Looks like they are building a suburban hotel in an urban setting. The windows look to high and small......but I hope I'm wrong. Its good that there is investment down there expecially in this economy. I'm sure it will look great. Does anyone have a rendering that they could posts? Its been a while since I've seen one.
