Looked at your pics on Cubed - you folks got yourselves a real bargain! The Fox Plaza studios are about 350 square feet not counting the balcony so you have inside 100 sq. ft. more than we do. The bathroom looks like it is a bit small. Nice view. Large kitchen with a full size refrigerator - mine at the Fox Plaza is half as big! The rental price is high - who can afford these rents? Your space should keep you happy for a very long time!

The market rate rents are too high. They are trying to compete with places like argenta which are considerably nicer.

Our bathrooms are quite large though.. they are 6.5 wide and 9.5 deep

Development, diplomacy find a home in high-rise

This is the most unlikely of San Francisco stories. It began when a major developer proposed a large, expensive rental project for the blighted Mid-Market area. Affordable housing advocates - including firebrand Supervisor Chris Daly - rose in opposition. There were demonstrations and frustrating roadblocks.

But then, in what might be called "the miracle on Mission Street," it all came together. The landlord, Angelo Sangiacomo, made some concessions. The advocates suggested proposals. And today everyone - including Daly - is getting credit for putting together a compromise that will not only provide affordable housing for students, restaurant workers and older residents on a fixed income, but will help revitalize the neighborhood.

A Miracle? A knock-down fight!

Botox - I thought the article in the Chronicle about Trinity Place being a miracle and coming together in the end odd. My memories were of a knock-down fight between the tenants & the owner. Have they all buried the hatchet? What do you say nativeguy!

Hatchett buried to my knowledge. Why hold grudges? Everybody won.

This is still not a universally "feel good" story. As far as I'm concerned, the involvement of Sup. Daly delayed the building for years, along with other development that could have turned Mid-Market into a thriving neighborhood by now. Without him, I suspect we would be well beyond "Phase I" of Trinity Plaza by now as well (and the tenants could have been in their new places years ago). It's good that the existing tenants got to stay at their old rents, but I think that concession would have been made early in the process and without much resistance from Sangiacomo. But that wasn't enough for Daly and therein lies the problem.

It wouldn't have, and won't, make a bit of difference for mid market 5th-7th. I'm glad we have chris daly to stand up for the disenfranchised. Otherwise people who only care about money and buildings would run roughshod over the city.

I remember when americans cared about each others well being. Those days have been replaced by a population of people who care only about profit and and their own self centered wishes. why not just kill everyone who isn't pretty enough and rich enough so the special"Im better than the common people" crowd doesn't have to be horrified by the sight of poor people.

And I assume your support of Chris Daly is not based on your own self-interest. Or Chris Daly's support of the poverty pimps on his own self-interest.

Chris Daly cares about Chris Daly . . . period. And I repeat: Mid-Market could be a lot nicer, perhaps even thriving, by now if he had let its redevelopment proceed. If anybody feels he's better than the "common people"--like those of his constituents who actually pay taxes--it's Chris Daly. His arrogance knows no bounds.

Comment About Supervisor Daly

I met Mr. Daly at the Fox Plaza when he was running for supervisor for the first time. The get-together with coke and cookes was hosted by a tenant on the 29th floor who was a vexatious tenant. I could not help but notice that the man had more tenant rights books on his shelf than a Philadelphia lawer. Needless to say the man caused the management and his fellow tenants years of trouble. I personally knew a guy who lived on that floor who was intimadated into moving out of the building. I found the association with the candidate an ominous sign.

At that get together I asked Mr. Daly what he would do about the lack of affordable housing. He was at a loss to answer and blurted out something about raising taxes. I turned to my friend later when he asked what I thought about him and I replied "A socialist". (I used the term in the most severe form of the meaning.)

I must agree with the criticism that this guy has only his self interest at heart and "uses" the poor to advance his agenda.

I can't say with certainty that Trinity Place would have moved along sooner, but the big demands certainly did not help.

Nevertheless, whatever his motivation, at least he did the work. Left up to "we are prettier and wealthier" crowd, the city would be cleansed of every one who wasn't pretty or wealthy. Alls fair right? The wealthy and powerful have their ways, and so do the rest of us. What always amazes me is how the average person will accept being screwed by business and politics and the when sit back and watch the movie of themselves getting screwed while the rich flaunt themselves in front of you. But help out some one who has less than you and suddenly the outrage shit hits the fan.
anything and everything you have can be taked from you in a heartbeat.
if your'e smart you'll realize that you are lot closer to being have not than a have and might want to keep that in mind.

I'm sure Daly will be much happier when his term is over, and he can move to one of his multiple houses in Fairfield.

Daly isn't anything more than a self-serving twit, arguably more so than any of the so-called "prettier and wealthier" crowd, whoever that is.

Phase 2 demolition has begun. I don't have a subscription (anybody?) so I can only post the first few paragraphs...

Quote:
San Francisco builder Angelo Sangiacomo has picked Swinerton as the general contractor on phase two of Trinity Plaza, a 417-unit apartment tower at 1190 Mission St., according to Swinerton President Jeffrey Hoopes.
“It’s approved and financed and we’re ready to start creating some jobs,” said Hoopes. “Demolition has started, the fences are up, and we will be starting this one the first of the summer.”
Demolition has already started on the back portion of the old motor lodge complex at Eighth and Market streets. At the height of construction, 400 workers will be on the project.
“That’s what this is ...

Several more phases of work are planned after the completion of 1188 Mission Street.
The next building is currently planned for 545-unit project on Market Street with 21,000 square feet of retail space. At the same time, the developers will open a large public plaza and pedestrian pass-through linking Mission Street and Market Street.
Then, to complete the project, 915 new residences will be added in buildings along Eighth Street and Mission Street.

there seems to be conflicting information. so which building is getting built next? the first article lists the mission address but then says demolition is on market. the second blurb states that the market building is next, and then mission last. i'm assuming the market building is next but the article gave the wrong address

edit: just noticed the arcspace page is dated june 2008, which might account for the higher unit numbers. the biz journal still seems to contradict itself though.

^^Last I heard, they were moving to 1190 Mission next. I think the Biz Journal article is just worded in a confusing way, but they are talking about 1190 starting now. I'll try to walk over there next week to confirm it.

Trinity Plaza/Trinity Place - the Old and the New

Today I noted that the demoliton of the old Trinity Plaza facing Mission Street has started, which I am glad to see. It means that construction of the 2nd building of the Trinity Place complex is happening this year. Note the 1st building in the background of the photo I took today showing the completed 1st Trinity Place building.

Trinity Plaza started out many years ago (1960's?) as a motel. I can't remember the name of it and will try to get information and post. Anyone know the history?

Thanks Jerry! That seems to confirm they're working on 1190 Mission (ie: corner of Mission and 8th).
