How many times have I seen out of province cars turn right at the lights when they are supposed to use the merge lane before the intersection. That's because they missed the sign.
I can think of multiple places that require overhead signs. Is it because of funding or is it just poor planning, or what?
Go to Summerside and they have wonderful overhead signs telling you where to go, all over the place, and they don't have 1/5th the traffic we have. I hope this soon changes. As a tourist it must be confusing.

With all these ideas of roundabouts and road improvements in Charlottetown they had better make it easy to know where you are going or else you will driving around in circles for awhile.
All I'm really saying is, in all my travels, throughout Canada and the US, Charlottetown has the worst signage anywhere. I believe most would agree.

That is so true. I find when driving into Halifax (which has excellent signage) the big signs saying which exits go where, etc. it gives it a "big city" feel. And with the new hotels, convention centre and office tower, more people will be coming to downtown from away, so signs will help a lot.
I agree with you guys about the median on the bypass. With roundabouts and four lanes, all the bypass needs is to take away maybe 15 of the traffic lights. BUILD AN OVERPASS ALREADY!!

Yeah, Charlottetown really needs to make the bypass a 4 lane divided highway from the other side of Cornwall to the Stratford side of the bridge.

I found this link about the APM building though. Apparently it is their head office: http://apm.ca/apm_opens_new_head_office.html

I also found this http://apm.ca/PDF/Oleary%20Corner.pdf on the APM website. I know that APM has owned that property for a while, but I was never aware just how big the project would/could be. The grocery store would be a Superstore and with the Kent now in Bloomfield, could the "Hardware Store" be a Canadian Tire? I think that would be interesting. That corner also badly needs a gas station. There is not 1 gas station right on the highway between the Bloomfield Esso/KFC and the Richmond Esso (Formerly the Richmond Petro-Can)

Yeah, I've seen that on their website before. It won't copy and paste so I didn't bother adding a link. I think O'Leary needs something like that, and Canadian Tire would be great. The 'grocery store' is obviously Superstore, but what would the CRU plaza be? Probably mixed retail.
Also, if the hardware store is Canadian Tire, they might be starting to partner with Superstore, just like in Montague.

I couldn't think of what C.R.U. would stand for. Another side note, if they can support a KFC up in Bloomfield, why wouldn't APM/ D. P. Murphy have built the Tim's as a Tim's Wendy's combo restaurant. Just thinking here, is a Shoppers Drug Mart out of the question for western PEI? That would be a HUGE boost to the local economy up there. Superstore, Shoppers Drug Mart & Canadian Tire. That's hundreds of permanent jobs being created.

*Just a tidbit here, actually the very first Tim's Wendy's combo restaurant in the world was our very own Montague store!!*

That's what we're famous for!
Btw, I was driving into Charlottetown the other day and I saw a 3-storey condo in Stratford going up by the town hall. Anyone know anything bout that?

Kays to the "Welsh-Owen Hotel"....

We've been quietly working on this project for a number of months trying to "get all our ducks lined up" which might be a good expression to explain this project as it's been my experience with Downtown projects that there will always be some critics who love to take "shots" at anything new, but we're hoping that's not the case here... the media chased us down over the last few days so we decided to discuss it publicly knowing that a couple of big pieces of the puzzle still aren’t done and that’s a deal with CADC and a commitment from the Province that there will be a new Convention Centre built on the Transport Canada lands.
Here's a look at what we hope will be the finished product http://apm.ca/hotel.jpg subject to a deal with CADC and securing the proper permits... in planning the project we've tried to reach a balance between "scale" for the neighbourhood and economics for ourselves as they probably both have to work in order for this or any project to get off the ground... the project involves purchasing the former Seaman property, the vacant lot on the corner and the Kays property and our new scheme involves leaving the Seaman building as it is with the Cinema and other tenants "intact" and trying to utilize as much of the backyard space as a courtyard and pedestrian area as possible... we investigated utilizing the interior of the Kays property for the hotel but structural grids, fire code and life safety issues related to the transformation into hotel suites or offices make absolutely no economic sense.
So we're now engaging a local architectural and engineering firm to determine the best options to insure that the street exterior elevations will be retained in their original heritage condition as a “must” for the finished product... we believe we have to be quite conscientious from a historical prospective with the balance of the streetscape designs for both Queen and Water Streets so the project "fits in" with the surroundings... the return elevation on King Street will be the existing Kays structure joined by an elevated building which allows the parking lot behind Kays to be retained as a valet and courtyard, but adds to the buildings height along King in order to get back some of the economics on the project. The land assembly is a significant dollar figure and add on about $1,000,000 in extra costs to "preserve" the Kays elevations, coupled with the cost of putting a 63 unit parking garage underground and the scale of the project is “driven up” in order to get back a reasonable economic return.
Initially we had just envisioned a 120 room hotel which is a pretty standard size for a branded hotel like the new Courtyard by Marriott in Downtown Halifax http://www.marriott.com/hotels/hotel-photos/yhzcy-courtyard-halifax-downtown/ which by the way is owned by Jim Lawley, my fellow Board member at Killam Properties... although some may think we should only go only four floors high it just doesn't make any economic sense so we added another floor with 14 additional "furnished apartments" like we're doing with Killam Properties in other Atlantic cities http://www.killamproperties.com/furnished-suites but in doing so we stepped the elevation treatment back about 12 feet from the street so it won't be as visible... we also added 6 condos on a very small 6th floor footprint which is also stepped further back from the street.
On the ground floor we've added some commercial space as "hotel rooms" on the ground elevations are just not accepted by hotel guests in a Downtown setting, but the good news is that the Confederation Bridge group and a financial business have taken us up on our offer which helps in making the project a reality... the hotel will have all the standard amenities like a pool, conference room, 4 meeting rooms, guest lounge, common areas and a full breakfast cafe, but no restaurant as our City is full of great places nearby.
How real is the project will be one of the main questions people may have and my response will be that we’ll work hard with the neighbours, the City and the Province to achieve a quality project with a “reasonable” return for our partners and APM... the plans are available at our office for anyone to review them and we're willing to listen to any practical suggestions or ideas concerning this project and implement them if they make sense... but please don't question our sincerity or ability to deliver jobs, investment and choice to our Community, as we're always willing to try... back in the late 1,800’s the Welsh-Owen Hotel was a landmark business on that block and we’re hoping to bring back that “grandeur” with a new form of life in what we hope to call “the Welsh-Owen Hotel and Plaza” and be proud doing it...

You guys must be really excited about all the development going on in Charlottetown right now. I've only been back once in the last 18 months and I'm looking forward to getting back again this summer to see what's going on.

Question: How certain is it that a new convention centre will be built on the Coast Guard site? How important would this be to this new hotel project?

MonctonRad, you're right, its crazy over here! I haven't heard much lately about the convention centre, but with this new hotel, they will probably go hand in hand.
Does anyone else find it strange that the top two floors are apartments and condos? You'd think that would give great views for some suites... but good to have people living there, too. The overall look is very nice: parts are modern- the new brick and the concrete on the top floors, but they're keeping it historical with the facade of the Kays building.

TORONTO — Tim Hortons Inc. said Friday it plans to open 900 new locations in North America over the next three years and test-drive a “dramatic” new makeover for some of its locations.
The Canadian coffee chain’s new growth strategy was to be presented during an investor conference Friday.
“We are a growth company with significant long-term opportunities in Canada, and we are also excited by the prospects of continued profitable growth in the U.S., and potentially internationally in the longer term,” Don Schroeder, chief executive with Tim Hortons, said in a release ahead of the conference.
For 2010, Tim Horton aims to growth Canadian franchised restaurant sales to more than $5billion. It forecasts earnings-pershare of between $1.95 and $2.05 for the year, operating income growth of eight to 10 per cent, and same-store sales gains of three to five per cent in Canada and two to four per cent in the United States.
Tim Hortons also expects to spend between $180 million and $200 million on capital expenditures.
As part of the plan, Tim Hortons will open 600 new restaurants, primarily in Quebec and Western Canada. The other 300 will be in states such as New York, Ohio and Michigan.
The company is also looking to expand its menu, through additional beverage, breakfast, lunch and snack-time offerings.

8 isn't enough,eh! I heard from a good source that there are proposals to construct three more Tims in the Charlottetown area. One in East Royalty; possibly near the Mels store. One in Stratford near Sobeys; to compete against Robins. And one out near the Sears store or the industrial area near the bypass/Mt. Edward Rd.
Mind you they are proposals. We'll see.....

MonctonRad,

I found this from a CBC interview with Tim Banks about the possible beginning date for the convention centre.

....Coast Guard and Fisheries and Oceans, is expected to get the go-ahead this spring, which would allow Banks to start construction of a hotel in September.

There are 33 Tim Horton's in southeastern NB, the vast majority in greater Moncton....................you have a long way to go my friend!

There is 12 Tim's in Charlottetown (Stratford, Cornwall, Charlottetown) and 8 Robin's donuts in the area too.

haha us maritimers love our tims. there are 11 in pictou county. 3 of which are on westville road within 2 km of each other.

City rezones two pieces of land for shopping mall

A shopping mall on two massive pieces of undeveloped land in Charlottetown moved one step closer to reality Monday.
City council voted unanimously (Couns. Terry Bernard and Mitchell Tweel were absent) to rezone the land at the corner of Malpeque Road and Spencer Drive from highway commercial zone and comprehensive development area to shopping centre commercial zone.
Council also approved a lot consolidation, subject to a pinned subdivision plan being submitted. The city is also expected to negotiate a development agreement to include such items as infrastructure cost-sharing, phases, design features of the site (such as landscaping, sidewalks, transit stop, bike racks, storm runoff and sustainable features).
Coun. David MacDonald voiced concern at the March public meeting over how the public is going to get to the mall.
“Access is one of the big issues,” MacDonald said.
Coun. Kim Devine, chair of planning, said it will be addressed in the development agreement and the matter will come back to council before it proceeds.
“(The agreement) includes a signalized intersection at Malpeque Road,” Devine said.
According to Don Poole, manager of planning, the developer has agreed to pay the cost of the traffic lights.
Plazacorp Retail Properties Limited is seeking the land for a shopping centre. Sobeys is said to be interested on moving its West Royalty grocery store to the new development.
A public meeting was held recently with Plazacorp but there are still
no details on possible tenants.
The land stretches east-west between Malpeque Road and Mount Edward Road and north-south between Spencer Drive and the bypass highway.

Bedford can claim that too if mall outlets are counted (Bedford Place Mall, Sunnyside Mall, Sunnyside stand-alone).

In Halifax there's two on the same street corner (Young & Robie).

The hotel will be taking shape very soon. I was driving in Charlottetown yesterday and the steel frame is already up two stories!
We haven't had any pictures up of the townhouse condos on Queen street, so I'll describe them. They look awesome: the outside work is all done, with nice brick and beige siding where the doors are, decks in behind, and a really unique roofline.
