New Projects

My apologies if this was posted or referred to earlier, but I came across this in the Austin Business Journal. I've heard that the bank tower portion of the project is moving quickly along, supposedly around 17 stories. The second tower may be 30+. Anyone have additional information on this?

Another downtown Austin building boom?
At least two office towers in the works; some doubt near-term financing
Austin Business Journal - by Jake Dirr ABJ Staff

At least two new office buildings are being planned for downtown Austin and would be among several buildings competing to land a 200-employee law firm. Signing a tenant like that would entice banks to finance such a project.

Austin-based Cypress Real Estate Advisors plans a 120,000-square-foot, six-story, Class A office building at 800 W. Sixth St., said David Cox, Cypress vice president of development.

Also, the stalled Ovation development, originally reported to be a 37-story condo tower on Block 51 by Atlanta-based Novare Group Inc. and Austin-based Andrews Urban LLC, is being revamped. It now involves a partnership with International Bank of Commerce and more office space than originally planned, Andrews Urban principal Taylor Andrews said in an e-mailed statement.

The plan revisions are in the beginning stages, and specifics will be available in mid-2010, he said.

The first one by the Cypress Real Estate Advisors I couldn't find on their website. (Hm, that's funny). If it was built, it should pop up just about here, which is in the area of the Austin City Lofts, the 360 Condos, and the Monarch:

Meanwhile, on the Ovation, I do not know...

This was posted two days ago along with the piece about 7 Rio (!!!) and Aquaterra moving along. Unfortunately, I don't have a subscription, so I don't know any more details than what is in those synopses.

BTW, does anybody know about this 800 West Tower for 250 FT?

Oh no! News from November said that 21c got cut down.

Nice looking tower. Anyway, 21C hasn't exactly been cut down, just spaced out in time with certain sections occurring at a later date.

Some photos from today. First really beautiful day we've had in many weeks. My wife and I took a nice long walk down to Soco for some Home Slice and a little shopping. I finally remembered to take my camera along.

From the Hilton pool deck:

First time I've seen the rail train in months:

Some W photos:

My wife calls this the LEGO building:

Random Soco shots:

I don't think this place is open yet, but should be soon:

Our auction is next weekend:

Thanks for the great pics, Priller.

The more that I look at the Four Seasons residences, the more I'm disappointed... and it's not just the balconies, either (I still think they'd be an amazing amenity if you were a owner there). It's other things, too. The top is glassed in, but it doesn't cover the all the mechanicals at the very top. This creates the look of a very rudimentary tiered effect with the balconies ending, then the mainroof, then the mechanicals -- which I'm sure was not intentional. Then there are the colors -- they remind me of the Grand Hyatt in SA, a little bit. But they don't seem to belong in any style. And with all that glass, it surprisingly doesn't look sleek at all. It's just not what I expected from the renderings... at all.

Nice pics Priller. I didn't think I was going to like the W at first, but its becoming my favorite. I really like the destictive transitions, ground to hotel to condos. I thought I was going to like the Four Seasons, but I don't. I agree with Hookem. At least its big and tall and where some height was needed.

Yes, I'm really digging the W too. There is sort of a "no compromises" sense to the color and design. I mean, it's still a box... but done really well and (I believe) coming out exactly as intended. It's dark, modern, and subtle. I'm not sure what they are going to end up with on the base, but as far as the tower I'm very pleased they didn't end up going with the lighter color. It really gives me a different feel from the street level, and I like it.

Thanks for the new pictures!

Nice to see these great new images.

Re: The W, I have been going back and forth on the skin. I think the overall building is very elegant and subtle, but I am having a hard time with the dark gray portion of the skin. On cloudy days it looks dull and gloomy. However, in the shots above it looks crisp and contrasts well with the lighter glass.

Yeah, how good the W looks varies drastically depending on the cloudiness and quality of light.

Still waiting for the outer skin on the base.

Thanks everyone for the pictures DT looks awesome and the W fills in that spot nicely. Prillers picture of the Hey Cupcake is interesting...it looks like someone had just gotten married and decided to start their honeymoon there!

Nice. Man, The Austonian, W, and 360 are creating quite a view there.

Our auction is next weekend:

The burger place is being opened by Steve McDermott, owner of E-cars of Austin. Their location is supposed to be at 350 Trinity Street, which is the same location as that burger stand. From what I read, that place was supposed to have opened in mid-January with the hours of 11AM to 3AM. They are going to have to have some amazing burgers in order to drag the late night drunk crowd 2.5 blocks from sixth. It certainly is in a "interesting" location. I will have to try it out sometimes.

Oh, and Priller, are you worried about the auction, or looking forward to having this drama behind you?
