An optimistic note:

The rental car center opens at the airport in 5 days. I've seen the construction several times while in the airport. Once the new Delta lease (which should be approved after some posturing), International Terminal, the new convention center, and the Aerotropolis are complete the city of Atlanta will have something unparalleled in the country and maybe the world. While the airport is already something to be proud of, it will only increase in value for the city in the future in both dollars and prestige. I really hope the next mayor sees the inherent value in creating what is essentially an inland port and will take the necessary steps to maintain this valuable and necessary part of the cities fabric.

We really should move this topic to the political subform.

But, to answer your question, the field of candidates was far too great for any African-American to win and Mary Norwood wouldn't be able to muster the support from her Buckhead base to win outright.

Now that the race is down to a white woman (from Buckhead by way of Augusta, GA), and a black man... RACE will play a major part in the outcome.

This runoff will capture national attention (along with Houston's first openly gay showdown) because CNN will report every angle to drum up interest and ratings.

In the end, African-Americans will be pitted against urban whites in a battle to keep the "Black Mecca" front and center. So, if history is a precursor, a bruising battle is underway and an image (or preception) is at stake more so than the governance of the city...

Prediction: The runoff will generate more voters than the actual election. It's just that important to the black establishment...

Bright future for Atlanta's urban core

The Urban Land Institute released its annual report on emerging trends in the country's real estate market today.

While things look bleak for Atlanta now, that isn't the case for the long term.

First, the obvious.

Commercial real estate investors and professionals think it's one of the worst markets the country has ever endured, even worse than the savings and loan crisis of the early 1990s, according to the report released today by PricewaterhouseCoopers LLP and the Urban Land Institute (ULI).

Those responding to the ULI survey expect commercial real estate vacancies to increase, rents to fall across all property sectors before hitting bottom in 2010, and value declines of up to 50 percent from the peaks just two years ago.

If you're an investor with cash, you're in the driver's seat.

If you're a developer, you're waiting for 2011, when banks might be willing to lend again.

If you're a building owner, you're doing everything you can to create cash flow on your properties and hold on until the job market rebounds.

The analysts with ULI and Pricewaterhouse had some interesting things to say about Atlanta.

First, they see Buckhead as one of the most overbuilt office markets in any U.S. city.

No surprises there.

But, Jonathan Miller, who has authored these ULI reports for the past 17 years, said there is good news for Atlanta's office and housing centers inside the Perimeter.

Miller said, "a major shift is under way" from fringe developments on the outskirts of the city to more in-fill developments that will help define the city's urban core.

"Governments are getting behind this," he said. "It's going to be a real boon for the urban core, which is going to evolve for the next 10 to 20 years."

He said Buckhead, Midtown and downtown each stands to benefit from that trend.

Miller also said areas of the country that have planned for mass transit will be better off.

The issue for Atlanta's northern suburbs is transportation.

"The question for these areas is can they cut commute times and energy costs," Miller said.

"It appears Atlanta is thinking about these issues," he added.

Miller also said a commitment to in-fill development and a healthy urban core is "better for the entire Atlanta market over time."

^ agreed. it's a sin tax.

i wouldn't make too much of an ITP/OTP story out of it as most intown families have two cars as well and are often using the same roads.

I walked by last night and diffuser panels are being added over the lights. Its not nearly as blinding when heading south, definitely giving it a more subdued look. The photo shows the panels added to the top half of the wall.

Delta lease was approved by transportation committee of ATL city council. This clears the way for it to be approved by the rest of the council before the end of the year.

I was in Buckhead the other day and noticed the now renovating Buckhead Hotel. I'm glad the retail is a large open space that sits close to the street with parking in the back. I also noticed the retail portion has glowing LED lights that change colors. I think this part of Lenox is long overdue for a makeover. Hopefully other developments follow suit.

For all of you on this LED bandwagon...check this out!

Neon, believe it on not is still a far superior product to LED lighting. Its not nearly as bright (you need so many LEDs to achieve the same brightness, it saves little if no energy).
