Great collection of pics! The March 2009 rainy day pics serve as a reminder that it did indeed rain prior to Sept of '09 (although it was very rare!). It also makes me wish that cool front that was supposed to arrive earlier this week finally comes on through.. Like the view of the Monarch from Austin City Lofts.

I remember those showers.. the one weekend I picked to go to the lake all summer was the one weekend it rained

Double height living space

We later went on a tour of East Austin with UT-Austin's Urban Development Society. I forgot the name of this infill development adjacent to the MLK Station.

Its coming!

Anyway I am glad we reached this point as a city that we have a 50+ floor skyscraper to brag about.

I took this today.

A South Texas developer is proposing to build a 12-story building with apartments, offices, shops and a white-tablecloth restaurant near the Capitol.

Palmco, Inc., a developer and builder with offices in McAllen and Austin, wants to build Capitol Terrace at the southwest corner of Lavaca and 14th streets.

It would have 30 upscale apartments, aimed at lobbyists and others with business at the Capitol or state agencies, as well as five floors (61,000 square feet) of office space, said John Donisi, an attorney and partner with Drenner & Golden Stuart Wolff LP.

The firm is representing Palmco in its request for a zoning change to build a larger, taller building than city rules allow.

The developer plans a building with up to 163 feet high, where zoning now limits it to 120 feet.

Pending necessary approvals from the city, Palmco would start construction in the second quarter of 2010.

Donisi said the project is expected to go before the City Council, which has the final say in the zoning change, on Dec. 10.

Donisi said the building will be “a true live-work opportunity” for that part of downtown.

“It certainly enhances the area,” he said, adding that there will be wide, tree-lined sidewalks to encourage pedestrian use and “vibrancy in the area.”

Another mixed-use project also is going up in the area, La Vista on Lavaca, at 17th Street and Lavaca.

Capitol Terrace will have five levels of parking, two of them underground and three levels of screened parking above the ground-floor restaurant and retail space, Donisi said.

The site consists of four lots on just over one-fourth of a city block. There are four buildings on the site, but only one active lease, a gift shop, Donisi said.

Capitol Terrrace would be the first project in the Austin area for Palmco, which has a 25-year history of development across the Rio Grande Valley, including retail, office, residential, medical and industrial projects.

There were some heavy rains in April, too, but then things really got dry. I dread ever going through another summer like the past one.

It looks like an early 20th century department store. If you throw a clock on the side of the building, you'd have a newer rendition of the Marshall Fields building in Chicago, which I prefer over this lackluster structure.

Wow.... I love all the references folks are drawing to this building at 14th and Lavaca. Auto dealer ( have friends that live in one in Detroit) , Rust Belt factory ( I am heading to Cleveland next week, you are right) , early 20th century department store, Chicago school building. Any of those would be a welcome addition to the fabric of town. It would require some very interesting detail and investment. I hope one of our fantasies come true. I will still admit to "fearing" it will just be a poor faux cousin. I really want to be wrong on this one. Really! It is my neighborhood!

Speaking of the W Hotel, what's up with the financing issue? Last I remember reading on here, it sounded like they might have to stop construction. I take it something was resolved.

Saw something interesting on TV last night. While flicking through the channels I ran across a Joe King Carrasco concert at Auditorium Shores showing on one of the local access channels or KLRU or something. In the background were about 6 cranes and the shells of pretty much all the Congress and 1st/2nd/3rd towers as they were going up. I'll assume this was recorded in '85-'86.

I realize this post is pointless without visuals, but hey...I got mine.
