I'm the only one beating this drum, but I still say build the new ballpark on that land! The stadium and field would only take up half of the land there and it would be an optimum location due to the proximity to downtown, high density housing and all mass transit sources nearby. And a waterfront location with a view of the new light rail bridge and downtown!

Does anyone else think 14 feet sounds like a lot to raise that road? It doesn't seem like the road on that end is 14 feet lower than the roads near Riverplace or SoWa-propper.

I suggested that a while back and people dismissed it without thought because OHSU owns a bunch of the land and "intends" to develop it.

Honestly, I think the city should tell OHSU to get off their ass and do something, or be forced out of the property. How goddamn long has that property been like that?

OHSU recieved that land in a donation around 2005 or 2006 if I remember correctly. Each block of development is going to take 100 million or so. I can understand that it will take a while for them to get around to developing ten or twelve blocks. Raising that kind of funding in this kind of climate is a daunting task. That also says nothing of the amount of time it will take to design and build one of these blocks. I would imagine the process from start to finish won't take less than four years per block. This whole development should be seen as a long term item. I can't imagine that the whole OHSU campus will be complete for thirty years.

It's not another auction but a "Limited Release of Homes". The prices aren't as good either. Keep in mind the average condo at the auction went for around $300 a square foot. I think the auction drummed up so much interest and many people didn't get a condo that wanted one so these might be there to fill that void. I'm still seeing a lot of activity in the neighborhood. The most realtors I have seen in months.

So that solves the problem then! Tell the city (or the private investors) to buy 30-50% of the land cheaply due to the recession era prices that they could probably offer, and build the ball park there, then with the other half, OHSU can still build whatever they want and then have a nice sparkling new baseball stadium to have as a neighbor. I think that would only boost values and sales of homes in the direct vicinity and spur other economic activity. It would sure be better than outsourcing the team to Beaverton. Stadiums should be in downtown areas.

Ugh.. ballpark is a waste of land and money in the central city. nuff said...

If you think that 14' is odd, consider that the South Portal project seeks to raise the grade of Moody about 17' for just one street intersection around Hamilton Ct. There's gotta be cheaper ways to do this stuff.. 17' feet of fill is hella pricey! The city could probably improve all the streets on the Central Eastside for the same cost of these two projects and achieve far greater benefit!

A waste of land? Are you serious? Perhaps you hate cities that load their downtowns with entertainment for its citizens. Maybe they should build a Walmart there instead.

Perhaps he doesn't want a huge swath of space that is only active one or two nights a week that destroys the (future) grid in lieu of mixed use space that would be regularly active. Perhaps.

Also, they put in bark dust around the park and have been doing a lot to the main grass area. It looks like the french drains are in and the grass should be going down any day now! They also installed the street lamps. I'm wondering when the telephone poles will come down!

^ I'm surprised they're doing seed spray instead of laying sod. That means the 'grassy knoll' will be fenced off and inaccessible over the fall/winter.

WOW, these do have large sq footage at a great price. The new area certainly is attractive to many buyers. (esp. when you have the transit available at your door steps.)

Thanks Sowat for letting us know about this First Thursday event. The view was phenomenal, the wine good, the music easy-listening, the art artful, and most of the people that I met were from the Ardea.
