I didn't want to bring that development up because it tends to draw some vitriolic responses, but I agree. Was down there tonight, every time I look at it I like it more. Having said that my initial expectations were fairly low.

Do we know what's happening with the ground level as far as tenants ?

You are certainly entitled to your opinion, but how can you consider Edmonton a dead-city and yet not WEM?

Great looking office building. What part of downtown is that?


With regards to 10830... i just want that damn hoarding down already. Not sure why it would be still up if the glass is now in and overhead work is completed. Rexall, as much as i would have preferred a restaurant, will liven up that corner similar to sobeys on 104.

Serenity - drove by again last night and again feel it is getting far too much negative press. I do hope the cafe sorrentino's does open on the main though, it will start to give that area some critical mass of places to go.

now, now - you don't have to be downtown to use real curtainwall (although i quite like the clerestory punched windows in the atrium) and tyndall stone...

I know, I am anxious to see 10830 main floor. So far it's looking good.

Housing market in 'recovery'

City resale numbers set June record, though average prices still down


The Edmonton resale homes market set a new June record and recorded the third-best month in MLS history.

But average prices, although also rebounding, are still down year over year, Re/Max reported Monday.

A total of 2,552 homes sold in June, up 15.8 per cent year over year.

The previous Edmonton buyers' market has become more balanced, with a slow return to more traditional inventory levels, Re/Max said.

And we can expect a more stable environment going forward.

"The frenzied climate of previous upswings will be conspicuously absent. While multiple offers have re-emerged --particularly in the $300,000 to $450,000 price point --they will continue to be the exception rather than the rule, driving sales prices close to, but not typically over, asking price."

Demand is expected to remain strong, bolstered by looming interest rate hikes and glimmers of positive news on the economic horizon, the company added.

did you need an independent engineer's verification of the design of that little honda of yours before you were prepared to buy it or did you know exactly how it was supposed to perform with or without that "third party verification"? and i'm talking about a design review and subsequent performance evaluation and verification of that design prior to your buying it, not a mechanics inspection of its condition at the time. didn't think so.

So I've just visted emporis.com for the first time in... many months.. and it would appear that "proposed" buildings are no longer for the viewing public?

But from a marketing and governance perspective, wouldn't a corporation that works in the real estate industry want to illustrate both to its investors, tenants, etc. and the general community that the company holds itself to an industry standard (even if the company may not be a wholesale believer in the standard)?

In this day and age, I would have guessed that firms such as yours would want to appear to be fully invested in such an endeavour.

Trust me, these maxi-loons deserve every ounce of "harassment" they feel they're getting. These are truly %^#E$^@% - up people that at a minimum need a good lump or two on the head. The BS that they've already pulled are worthy of a stint in Alcatraz.
