disclosure statement

I found this in the book that came with our agreement of purchase and sale.

Pg 5. Section 10. "The remaining parking spaces will be designated for use by customers of the Commercial/Retail Space and visitors to the residential condominium (the "customer parking").
Purchasers are advised that the Customer Parking may be operated by the Declarant (or a parking management company) as a public parking facility. Purchasers are advised that a parking fee may be charged for customer parking."

"The declarant shall construct at least the minimum number of parking spaces in order to satisfy zoning requirements at the time of registration of the Bauer Building condominium"

Pg 6. Section 11. Visitor Parking:
"Purchasers are advised that there will be no visitor parking spaces that will form part of the Bauer Building condominium; however, visitors to the residential condominium may use Customer Parking, subject to availablity. Purchasers are advised that there may be a parking fee charged for use of Customer Parking."

The things that make you go "hmmmm....."

One of the unit's windows have blinds on them. Have people started to move in yet?

"in at the Bauer"

...I occupied my unit the second week of June...it was quite an experience but I am really happy with it...the location, layout, the view, really are spectacular.
...initially I have to admit I was apprehensive that it was not completed yet I was taking occupancy but I was given assurances that the items on the "list" would be addressed and they were and I couldn't be happier.
...anyone who has seen my unit goes "wow"...me too.
... I have added a few extras such as trac lighting....24 ft can you believe it!
...verticals are expensive....very!
...I'm having a blast!

They pushed the later floors date back another month due to people being unhappy about the building being unfinished and because they are way behind in construction. You need to put down a occupancy deposit on move in which is quite large and some people weren't to keen on giving the developer money on a unfinished loft. I know one person that was asked to move in with no countertops in. Quite ridiculous if you ask me. Of course he didn't move in.

The delays are quite annoying when they push back occupancy dates 3 weeks before you are about to move in for another month. This can really disrupt peoples lives with leases and what not.

That's for sure... but no different than what many people go through when having a house built. When building my house, I think our house was one of the few on the court (of 18 homes) that actually closed on time (although the builder did put out some feelers to see how we felt about delaying a week or two). Our neighbour was delayed months... and their builder put them up in an unfinished town home during that time (no floors, only the plywood!)

New wooden ceiling in original Bauer building

New reclaimed/cleaned bricks on original Bauer Building (along side)

Theres more blinds and furniture in some of the units now!

The office building in the Bauer complex goes well with the Ontario Table and Chair building...

The new buildings are wonderful and nice to have the old ones as well. I love how the red brick building blends in and how it treats the street. Pretty decent!

When does the Williams Coffee Pub open?/the rest of the retail courtyard?

Ya they do look great!. They are also filling in all the missing brick with a old looking brick to match the existing. Also they are putting concrete ledges on all the windows making it look nice.

Charcol's Restaurant Bauer Kitchen will look real nice when they move in. They will make that building look amazing.

update... mini mall

The restored building will have a mini mall with seven or units on one side and the Bauer Kitchen on the other. The mall's interior walls are constructed mostly of reclaimed brick and the effect is stunning and very inviting.
These shoppes will have windows fronting on King Street.

The courtyard is being prepared for pavers which I'm told will be laid either this week or the next. The "Kitchen" will look onto the interior courtyard making it an ideal location for outdoor dining.
Williams Coffee no doubt, will probably allow its patrons to sit out there as well.

Nice! Any word on any other tenants that signed on?

Williams, Ceaser's Closet, Hollistic, Romeo's are the only ones i know

Why is it taking so long to start Vincenzo's interior work

And why are they paving the courtyard'? It should be done in a nice concrete. Paving it will make it look cheap

Les Fleurs Floral Boutique, a florist currently located in downtown Kitchener will be relocating to Bauer as well.

Yesterday I saw one of the Vincenzo boys driving into the garage so I suspect there will be some movement on the project very soon.
Patios, courtyards for the most part are synonymous with pavers, coloured decorative stone etc.
I suspect these "stones" will make it easier to make repairs, fix leaks or reformat the courtyard floor for whatever reason, as they can be easily lifted if they have to be.

Yes! The owner of that store tells me that she will be part of the Vincenzo's marche complex where small "shoppes" will be set up to complement the deli.
She was quite excited about moving up to Waterloo and being part of Bauer.

From another source I was told that Vincenzo's will have seating capacity for up to 40 patrons in their deli/restaurant section.
