Floor Counts

Can anyone shed some light on how a project determines how many floors to build? I'm just curious why the Austonian picked 56 floors as opposed to 55 or 60. Why did 360 build 44 instead of 45? Just curious...

It's not about picking a particular number of floors. Developers have in mind the size of a project they want to do. They know the number of units they want to build and how large those units will be. The larger each unit is, the fewer of them can go on each floor, so, more floors are needed. The number of units on each floor also depends on the footprint of the building (size of the base of the building). The footprint of the building depends on the size of the lot since they can only build on property they own. A smaller lot means a smaller footprint which leads to fewer units per floor and a higher number of floors. Floors aren't really picked at all, in fact they're pretty random. That's why you have so many buildings with different numbers of floors.

determining height

The developer takes the height of the tallest building, adds a floor to be tallest, then adds a safety factor determined by how many extra floors he can afford/justify with the pro forma.

You'd think that developers might want to constantly one-up each other, but I haven't found that to be the case... if they were simply going for the prestige of a new tallest, they could do so with a crown or spire. But if that was the thinking of developers, I'd guess the 360 developers would have gone ahead and made the spire a few feet taller -- 4 feet more would have given it the distinction of the tallest outside of Dallas or Houston (beating out Ft. Worth)... at least until the Austonian took that distinction.

Now this is a bit off topic but I've noticed something called "generic numbers". They include 1,2,3,4,5,6,7,8,10,12,15,20,22,24,25,28,30,33 and so fourth. They just come into mind. A lot of floor counts come in these generic numbers.

You forgot 9,11,13,14,16,17,18,19,21,23,26,27,29,31,32 and so forth...

Why? They've barely just begun. I toured the building on Monday and it was still a construction site inside.

A'm I reading this right? They expect only 20 NEW leases each month at the Ashton. Quote from the AAS "Twenty units are leased, and Hamilton said Hanover expects to average 20 leases a month once the Ashton opens in mid-July." The have about 258 units; therefore 13 months to fill the place.

I guess that isn't as slow as it initially sounded. A years not bad.

Hmm.... consider Monarch, i guess it's taken them about a year to get to this point.

having seen a model unit, I can tell you that the Ashton is swankitty, swank, swank!!! It's a toss up as to which building has the best lobby: Monarch or Ashton.

I WAS COMPARING THE ASHTON WITH SOME OTHER FORMER PROJECTS SUCH AS 360. THEY WEREN'T THAT SLOW AT OCCUPYING THE WHOLE BUILDING; THAT'S WHY!

To be fair, there's a big difference between condos and apartments...condos sell as the thing rises, and people wait to move in. Apartments usually only lease when the thing is pretty much ready.

The telling stat will be where the thing is by the end of the year.
