That's odd about Alta Vista II. What are they adding, a podium?

Anyone know how commerical real estate is holding up in Edmonton right now ? Just breezing through the Herald, & apparently they're pushing towards double digit vacancy rates.

The only large piece of office space still available that I can think of is the Devonian.

that's exactly what i thought (blatchford).

From what i hear/see we are holding our own. Mind you our marketplace is not as prone to large fluctuations (both up and down).

This is more or less what i would like to see on the commonwealth lands (100ave/102-103st) with one tower being a hotel and one a condo.

Not bad. It actually would feel weird seeing development there, at least high rise. That isn't a good thing, but it would be an amazing development of sorts to have there.

But Cold, what about something more low rise?

that site has potential for amazing views... we should exploit them.

Not to mention that we need some more action in this area of the downtown.

We've got few developable lands left that will have an impact on the city from the south. I'd like something really tall and prominent there.

I was at the stadium up in the cheap seats on wednesday watching the esks destroy the riders, and it's pretty amazing the see the level of development from that angle. Quest, Icons and Epcor all clearly visible, as well as the remand centre off in the distance.

Anyone know how the Aurora pre-sales are going ? That project (once it finally gets going) will have a huge impact on the city fom the north as well.

that's correct although not completely accurate unless you are talking only about "currently vacant" and not "available at some point". if the latter, you would have to consider epcor's exisitng space etc. even though they won't actually be available for fixturing/move-in until 2011/2012.

also correct but it won't actually be "available" for fixturing/move-in until 2011/2012 either (and some if it may be encumbered in the future).

we're certainly "holding our own"... in fact it makes on wonder if "another" won't be in order soon.

^not good enough apparently...

Also the VPI quarters building at ~16 floors will also have a significant impact.

The key lots for skyline development (other than whats doing on now) are:

1. commonwealth lands
2. bp's lands (more so from the north and west)
3. greyhound lot (to add some depth north to the skyline)
4. norquest lots
5. 105st/102ave north west corner (crying for a nice new 16-20 storey office tower with restaurant on the main.

i hope so... and while i recognize stationlands would be an obvious choice given it is more or less ready to go, i hope we see one closer to the core just for variety and cluster effects. Ideally the Oxford tower on the staples site, the melcor tower on jasper, or the Ironwood tower.

1. BP Lands. Such a hole in the downtown, and on such a prominent location.
2. Commonwealth Lands. Another hole, just less visible.
3. Urbia lot. Key to developing 104st.
4. Baccarat lot. So much potential.
5. Capital Boulevard south of 99ave. Great place to connect in with the legislature.

or the Ironwood tower.
I was speaking with the mechanical engineer on that project yesterday who was down for the big opening at the Red Deer BCTL wing. Apparently Ironwood has its finger on the trigger, it's just a matter of when.

I'll take another Capital Power tower.... I don't think you'll see Oxford do anything for a while, at least until the fate of the Baccarat is known.... Melcor is the one that I'd like to see. That and a stunning addition reno & expansion to the existing Epcor/ old BMO. (Although I cry a little everytime I think of NewCity disappearing)

The two I want to see developed in addition to the properties listed above are the lots on the NE and SE corners of 101 St. and 104 Ave. I feel that these are crucial to helping to tie 101 St. back together and developing it for the better.

A mixed-use hotel/residential tower on at least one of those corners, please.

IMO, and similar to Quest, they should start soon so that they are the only game in town once complete.

The lot on the SEC of 104/101st is a very important lot indeed. It is horrible that it is still empty and yet had a cool old building on it at one point. Putting something like a tricorp tower there would really give 101st a big city feel versus the patchwork it is north of 103ave.
