I haven't been keeping track lately, but it almost looks like the City doesn't want Marine Drive to suck anymore. I like how they leave it to the consultant to propose changes to land use and density on adjacent properties, I guess so they have a slightly easier time pushing through the changes that should have been made a long time ago: allowing medium residential densities facing Marine on the south side.

Then why in the world did they shoot down Pattison's mixed use development in favour of a 1960's style strip mall?? About the only positive i noticed in this document is that they admit Marine Drive is "an unpleasant experience"... but it seems as though they have no idea why, when in fact the reason is quite clear. Its not the road itself, its the development flanking it. Arg. CNV and the district are so hopeless.

No. The strip malls, car dealerships, and other miscellaneous crap along Marine west of Mackay are in the City. The reserve is west from Bewicke.

There were actually a few proposals for the site. There was a big purple box full of big boxes. There was a roughly four storey residential on retail project with internal courtyards. Then there was the tower proposal from Westbank.

There are a few problems:
1) Marine is a 50's-era expressway
2) Only commercial (retail and office) and industrial (light, I think) uses are permitted south of Marine, except for the high school for Koreans
3) The block south of Marine between Hanes and Fell is huge, and there are few places to cross Marine (just one side of each intersection)
4) There are a lot of wealthy people with fantastic views to the north who will bitch about any building taller than two storeys, and the city has set the height limits accordingly
5) There is no nearby community centre, recreation centre or library, but there are good parks

Regarding that shopping centre that I discovered a few nights ago, the Abbotsford News just published an article about it. I didn't realize how large it was going to be... and I'm really excited because it's MY side of town!

A new commercial development planned for a site beside the Mt. Lehman interchange will be comparable in size to the Sevenoaks Shopping Centre.

The mega project was revealed by Mayor George Peary on Thursday, during his first annual mayor’s breakfast at the Ramada Plaza and Conference Centre.

Listing the signs of prosperity in Abbotsford in a state of the union address, Peary highlighted a new 590,000-square-foot, $170-million Shape Properties development at the Mt. Lehman interchange.

“It’s huge,” said city economic development manager Jay Teichroeb of the new project, dubbed Abby Lane. “It’s huge in terms of being a regional retail draw, and in serving the needs of local consumers.”

He said the developers are bringing “leading edge retail concepts,” and the 20-acre Abby Lane will be an outdoor shopping area, rather than a covered mall.

Shape partner Darren Kwiatkowski said Abby Lane should be ready for occupancy by fall of 2011. Construction will take between 18 months and two years. The site is north of the freeway, and east of Mt. Lehman.

“It’s an extremely exciting opportunity,” he said, noting that from Hope to the Port Mann Bridge there will be no commercial development of this scale with close freeway access.

Kwiatkowski said the developers originally considered a smaller scale project at the site, but feedback from their potential retail tenants indicated “the more, the better.”

They have included a hotel, restaurants and are dealing with movie theatres. He said the warm weather of the Lower Mainland lends itself well to restaurant patios and outdoor shopping.

The site will feature an anchor tenant with a 156,000-sq.ft. building – which would be the largest retail store in the city. There will also be numerous small and medium-sized retailers.

Parking will be under the buildings – although Kwiatkowski says it’s not technically underground, because the tiering on the site means that the parking will be covered, but open at one side. Locally, the shopping centre will have access from Cardinal Avenue and MacClure Road.

Kwiatkowski said Shape has about 15 commercial developments across the province, but said “this is the most aggressive we’ve been involved in.”

The appearance has been modeled after similar developments in the U.S. Rather than having a “strip mall” appearance, where every business has the same style of awning, the Abby Lane businesses will have more variety, but a common style. “It’s more of a main street style of design,” he said.

The project is near approval by council, having reached third reading.

Teichroeb said the development will make Abbotsford more of a shopping destination for people from other communities, and will mean fewer retail dollars “leaking out of your community.”

Why would it be a nail in the coffin for Guildford Mall? I don't think anyone from Abby shops there in the first place, and it's a bit far for Surrey residents.

Ah! I forgot about Willowbrook as well. It seems like with all of these other new retail developments being proposed (this one, Berezan [who knows if it will see the light of day], Central City 2), will there ever be a time for Guildford to expand or renovate? Will it ever be profitable?

why would people in surrey go all the way out to abby for a main streetstyle shoping when morgan crossing would be done before plus its right by grandview shoping cente. if this is to serve anyone its likely be chilliwack, aldergrove, and possible mission

an event to attend for those interested

Queensborough plan open house and workshop Tuesday June 2

The City of New Westminster has prepared a draft of the Queensborough community plan and it will be presented Tuesday at a public open house and workshop.

The plan presents goals and land use designations so residents and business owners can comment.

The open house is 6 to 7 p.m. followed by a presentation and workshop from 7 to 9 p.m., all at Queen Elizabeth elementary school gymnasium (921 Salter St.).
