I try to get out and do my walk around central as much as possible. I've got a regular route i take to get pictures of all these building.

Looks lackluster compared to what? I've been down there and compared to most 4 storey buildings the quality is top notch from the outside.

I love the large 14' high glass in lobby areas aswell the stained wood accents along some of the soffet areas and the light colored brick work around 1st and 2nd floor patio and balcony areas.

If you study the pics you can see some generally bad design principals. I'm not a fan of the overhang on the corner but that's a mute point, the siding is low quality, the exhaust fan outlets are placed terribly in some locations, directly below an overhang where the warm air will raise and condense leaving a spot for mould to grow in the future. Don't get me wrong I like the development it just doesn't appear on the same level as the Quattro ones. I'm not invested or involved in either just my opinion.

i do agree with you on these not being up to the quattro development. But you gotta remember this development site is being more focused in on its tower part. Not its low rise apartments.

Each to there own, but then again your opinion is based on looking at pictures.. Not sure how you can say the exterior finishing is a lower quality then Quattro when they are basically using the same finishings. I prefer Agenda over Quattro and not because I have invested into the Urban Village development. As an investor I know I will be better off with my investment in my Urban Village condos, then some friends who purchased in Quattro.... I'll reserve my judgement until everything is complete. People seem to miss the fact that 'finishing' is typically what makes a place look slick and higher quality. In all those photos, finishing isn't done or even started in most areas so you can't really judge quality. If you've ever seen a multi-million dollar house being renovated, you'd understand that even those monster high-class houses look fairly basic and substandard when you have the crown moldings off, the tiles pulled up, and the wiring exposed.

I'm sure it will look very nice when the finishing is there including landscaping.

If they are unable to build a tower, at least they can exit the project with some profit or breaking even.

It simply makes good business sense.

There is a new amendment in Agenda and they have offered to refund the deposit. Looking at the current market prices (which are going lower every month) is it not the opportunity to take the deposit back for now and buy later?

prices are actually not going lower every month. they actually saw increases for april and i suspect we will see increases for may as well.

i do ads for some real estate things and the last week i have noticed some projects are asking for higher prices in their ads - one went from the $170,000's to $180,000's

How did your friend's move in go? How is the landscaping in the place looking, is it all cleaned up now?

She moved in today and it went great...They have not finished the landscaping yet...should be done in the next couple weeks, but shes really happy with everything. I just cant wait to get in there now!

I walked by this past weekend, and they're putting in a little round-a-bout right beside the Agenda (and Ethical Gardens and Olympic Court). I think it'll make the street look quite attractive once it's finished. I just wish that they would also improve the side walk on the South side of the road as well. The side with the Agenda and Element will look all new and modern, but the south side looks old and tired.

We're moving into the Fuse (1 block away) in 2 weeks.

I took a walk thought both Agenda and Fuse, and I gotta say that they were both nifty.

Fuse I thought was gypped because the two-level townhome starts off on the second level above a one-floor flat. Getting in with an armful of groceries only to climb up another flight of stairs? Yuck. Although I did think it was neat that the parking garage elevator came up in the middle of the plaza's courtyard (even though it was slow as molasses).

Both Agenda and Fuse were decked out in the standard finishes used in new construction, so they at least looked like they would be worth the asking prices
