In fact the way tings are now - if it werent for the new building I would be moving on because there are so many good deals in better neighborhoods where I wouldn't have these losers hanging out front all day and sirens all night.

I think Trinity Plaza has a bimodal distribution of tenants: There are some, apparently like you, who've been there a long time, but there are also many who use the place as a short-term place to crash. I almost did that in 1982 when I was house hunting and living with a friend while I did so and I began to think that my co-occupancy with him was straining our relationship. It seems like they always have furnished vacancies available for month-to-month rental and it IS conveniently located to public transportation.

Incidentally, that last is why I wouldn't really want to live on Twin Peaks. You'd have to have a vehicle (car, scooter, something) and you'd have to use it to get almost anywhere. I can't imagine actually driving to Union Square, the Mission or the Fi-Di. Seems like a nightmare.

If all goes as planned, the 440-unit building will open in two phases with residents of the lower twelve floors occupying their new apartments by the middle of January 2010 and residents of the top twelve floors by the end of March.

We’ve been hearing great things about the design and finishes of the units to be (not to mention the marble and granite lobby). And in case you're wondering, residents of record as of early January at the current 360-unit Trinity Plaza will get first choice of units and maintain their current rents (and rent control).

Incidentally, the official name of the new building is now "Trinity Place", not "Trinity Plaza" which was the name of the old buildings. If there's a mod around, maybe they could fix it?

I have only been here two years - but still seen a lot of turnover - I mean theres a lot of young people - students I think - who come and go. I see a lot of notices on doors too hehe - I dont read them - but they look like - hey you got three days to pay your rent - notices. then theres a lot of older folks here who are retired and very quiet. ( I do wish the building will fill up with some long term hotties) but oh well.

It is actually going to go another like 20 feet - 2 stories higher, on one half of the top, not actual floors, but designed to look like additional floors ( look at the model) this is going to be something called a "and I forgot the work" bit its a fake front that hides the elevator and other machinery)

Also any one who wants to live in this new building better jump on it. rents here are down as low as 1095 again, so get em while their hot and lock in your deal.

I'm glad of that. For some reason, I really want it to be taller than SOMA Grand. Don't want those people in the top floor of SG to be able to see over it.

To me, SG just seems like a fiasco. Build a pretentious condo in the middle of a rough block with almost no view or even direct sunlight on 3/4 of the building (the west side looks at Trinity maybe 30 ft away and half the east side looks at the Federal Building just as close)--what were they thinking?

And then they tried to call it "affordable for middle class" at 500k and up. i mean I don't make a big deal about architecture for its own sake so that fact that a lot of people don't like SG - eh whatever, but if you are going to build something plain, then make it affordable for real. Quite frankly id rather see them build 10 holiday inns - and rent them as studios for 1000 or sell them as studio condos for 199k.

I keep thinking, I would have liked it better if it had more contrast between the colors of the exterior. There's this red building in chicago I always like. I like primary colors. I'd rather this had a more dramatic 3 color scheme.

Thanks for the perspective Downtown Dave. Your photo shows two beams - as of today, May 7th, there are a lot of beams put up. I thought the building had topped off, but looks like two more floors going up. My neighbor who is in the construction trade finds it puzzling himself.
