The colour of the ceiling will be the same as the walls (builders' beige).

I agonized about getting it painted along with the ducts but considering the concrete look and how dismal it might look I decided to have it painted.
I would have preferred just painting the duct work but it was all or none.
Somehow concrete ceilings look better in older structures.

No mention was made of sanding the concrete in order to improve the appearance so unless you are a diehard purist and like the rough look you might want it painted; your "call" of course.

Right now they're simply spraying on the primer.

Yes the price was $6.00 a sq ft...pricey when you have almost 1200 sq. ft.

So standard is white primer and a stainless ducking? or white primer and white ducking? I emailed the project manager cause I am curious to what I am getting.

Tenants count weeks to Bauer opening

By Liz Monteiro, THE RECORD, Tuesday, May 05, 2009

WATERLOO

Lisa Littlefield has been waiting more than four years to launch her flower shop in a new location in Waterloo.

And it looks as if she and several other businesses will finally be opening their doors this fall in the former Bauer building at King and Allen streets.

"It's going to be awesome in terms of business,'' said Littlefield, owner of Les Fleurs Floral Boutique, now in downtown Kitchener. (Duke: wise business decision on the move!)

The 15-storey, 151-residential-unit tower, known as the Bauer Lofts, is already up and tenants have received notice from Laurence Developments that occupancy is to start July 1.

Coun. Mark Whaley bought a unit in the building.

"I'm so delighted to be involved in something iconic that brings retail and living spaces together," he said. "It's a mini-village."

The developer, Peter Schwartz, could not be reached for comment.

The property will be a mixed-use complex of condos, offices, retail stores and restaurants.

Estimated at $50-million in 2007, the project has had its share of delays. Among them, soil contamination from the site's industrial past.

The original Bauer building, which dates back to the 1880s, is being restored and will house retail businesses and offices.

Brad Galway, co-owner of Caesar's Closet, a women's and men's clothing store in Cambridge, will open a second location in the old Bauer building.

"We are excited. We can't wait,'' said Galway, whose storefront will face King Street.

The store, which sells clothes ranging from denim to evening wear, will have 2,600 square feet. The Cambridge store opened in 1996.

"We are trying to fill a void by bringing the brands and looks that we offer to Waterloo,'' Galway said. "The building project is a cool new concept."

He hopes to take possession on July 15 and begin setting up the store.

A hair salon and spa will also be in the Bauer building.

Carmen Caccioppoli, co-owner of Vincenzo's food store on Belmont Avenue, plans a September opening in the four-storey building going up at Allen and Caroline streets. The new location will triple the size of the popular food store. About 150 parking spaces will be available.

"I get asked every day, several times a day, when we're moving,'' he said.

Caccioppoli said the store will consolidate its current space, which includes a warehouse in Kitchener, at the new location.

Vincenzo's will also add a seafood market.

Charcoal Group of Restaurants, which has four restaurants in the region, will open its fifth in the Bauer project.

The 6,500-square-foot restaurant with 270 seats will face a courtyard between the two buildings on Allen Street, co-owner Tim Wideman said.

Managing partner Jody Palubiski said the Bauer Kitchen will feature an urban setting inspired by restaurants in Soho and Tribeca in New York City.

"The decor will be industrial, with funky lighting and an urban warehouse esthetic,'' he said.

Palubiski said the restaurant will likely open in early October.

So as far as retail businesses are concerned, Bauer lofts is going to have:

- Les Fleurs floral boutique

- Vincenzo's

- Caesar's Closet

- A 'Charcoal Group of Restaurants' restaurant

- If I recall correctly, Williams Coffee Pub decided to set up shop here a while ago as well

All-in-all, this is pretty impressive. I remember when the WTS King Street buildings by First Gulf opened up. They had LCBO and Starbucks open up as anchor stores right away. However, it seemed to take forever for new stores to start filling in the gaps (i.e. Bark & Fitz, JBU, Channers, etc). Even today, there are still a few vacant gaps. So this is pretty impressive for the Bauer Lofts, having a more peripheral location.

Ya williams is going in. Also a salon and spa is going in and I think it's romeos. Nothing else is confrimed as if yet but I think it's pretty well leased out due to the fact they are sellling additional parking spots now. Because I was told they needed to get that all sorted out first.

As for office they got a 3m company called high jump (they may of canceled by now) and second I heard CIBC Woodgundy is going in.

Keep in mind that are 4000 people in the next building that are dying for more places to go for lunch that's within walking distance!

PDI and more

Our PDI, or PRE DELIVERY INSPECTION will be in the last week of May and occupancy date is the 5th of June...
A "Holistic Medicine" store will be opening as well.

There are some very interesting features in the suites and I am certainly glad of the upgrades that we chose, namely the dark walnut pocket doors in the suite and the undermounted sinks in the kitchen and bathrooms.

The huge dark solid 8' high doors are equally impressive
There is even an ensuite storage(5'x5') in our unit which was totally unexpected and pleasantly surprising; storage lockers in the garage areas also have plenty of ample space for storage.

The biggest shock I guess is the appraised value of the units and ultimately the taxes; they are calculated to be about 1.5 % of the value of the unit. You're talking upwards of $4500.00 in taxes. Hell of a lot of money I'd say.
Someone has to foot the "bill" for the RIM Park fiasco.
We are goin' to fight "city hall" on this one.

Good luck with that (I'm not optimistic). You can try and fight the appraisal, but if it's anything close to what you paid for it (or what like units are going for now) fuggeddabouddit.

What's your rate code? Are you RT (residential) or MT (multi-residential)? Asking because I'm not sure whether MT applies to you or not, and it's quite a lot higher than 1.5%.

As it is, Kitchener (which isn't paying for RIM park) has pretty much the same 1.4% final rate for RT as Waterloo does, so don't think you're singlehandedly paying for that poorly negotiated loan. (Though if it makes you feel any better, I'm sure you're not paying for snow removal, because in Waterloo snow removal is a myth.)

Bauer_Buyer, good to hear you got your PDI means mine will be out soon. What floor are you on if you don't mind me asking.

Good to hear you got upgrades as well I have been in the building a lot and i see a lot of standard stuff in the units i've been in. I spent a small fortune on mine but it's well worth it with in floor heating, 8 foot island, upgrade of the granite etc.

The assessment make me sorta nervous but what can you do, there's no way in hell they will budge on that. Did they happen to tell you the calculation they are doing for the condo fees?

Oh ya I was in yesterday and they got the entrance doors up they are very impressive looking, and all the appliances are stacked in a unit for some floors.

True, but in Kitchener, you're paying for the multiple municipal failures in downtown over the last 20 years as well as the City's countless and ongoing attempts to clean it up and give it a better name. Kitchener isn't too far off from debt as Waterloo is.

I work at Sunlife, and we have had over 4000 in the Union St building on many occassions. However, with all the layoffs from the last year, we may be a little under that number now.

400 is what the first floor holds!
