The problem is that they ARE filling these places at that price. Our place on the 19th floor isn't THAT bad, albeit not cheap, but there are many people living on higher floors. I met someone that moved into the 29th floor and judging from the website prices their unit is close to $6,000 a month.
Back to the Riva... they have some great lighting in their roof deck landscaping at night. A coworker of mine toured it last week and said the units were pretty nice but very small. The majority of the units facing north do not have balconies either. I don't think I could survive without a balcony of some sort.
