We just had an offer accepted on a house in the far northern suburbs. While it's way farther north than we'd prefer to be, and certainly less urban, it was brutal to see just how many areas where we simply can't afford to live now. Pending a good inspection, etc., we should have the keys within a few weeks. Our process was relatively quick compared to the vast majority of folks we know who are looking.

They can't build enough homes quickly enough to keep up with the demand - both urban and suburban alike. Supply chains are certainly affecting builds as well, among other things.

Do you mind sharing which northern suburb? We're looking (gingerly) too and the prices all the way up to Georgetown are mindboggling. And did you buy new or used?

It seems the most "affordable" areas in the metro are South/Southeast: Bastrop, Kyle and San Marcos.

Yes, we're going to be in Georgetown, and the house we're getting is about 20 years old but in great shape and recently updated - hopefully the inspector agrees with my assessment!

I would include Hutto and Manor in the increasingly-not-so-affordable category now as well due to their proximity. Taylor and Elgin are still affordable as well, as is Jarrell. I've heard folks are beginning to look in Killeen and Copperas Cove due to being priced out of the metro. It's nuts. We consider ourselves very fortunate, all things considered.

Edit: I've heard from family members that the Spicewood and Marble Falls area has a lot of activity along Hwy 71. Something like 4-5K rooftops are planned around 281/71 and a bunch more (3,300 if I remember correctly?) in Spicewood if the Thomas Ranch development is still in the works.

We've been searching in - gulp - Liberty Hill and surroundings. For a guy who works downtown, I can already feel my life bleeding away in traffic.

Manor is another option -- though, man, it's flat as a pancake, and virtually treeless out that way.

I felt the same way. One thing to consider is current rail and future rail. From Liberty Hill, it only takes a (relatively) short drive to the Leander Station on the Red Line.

Manor will have a Green Line station down the road - not sure on a timeline there. And the good news about Manor is you could probably see your downtown office from your house, haha! But yes, I feel your pain with the flatness out that way.

The density of the core is very nice. Now just need to grow the footprint to have that kind of density over a larger area.

No. Never. That is a relatively intact neighborhood with a cohesive architectural form that is starting to merit historical mention as well (it is our only intact mid-century modern area). Keep the upzoning around this area to major corridors only.

Heritage, on the other hand, has architecture that is disparate and is reflected in better examples and more intact neighborhoods in other areas of the core. An overlay there would more appropriately extend the current urban core. A North University overlay would also be appropriate for similar reasons. A Highland overlay would also make much sense with Project Connect corridors converging in this area almost as well as in Downtown.

Yeah, it was really something. We went to my brother's house to pick up a computer he was working on for us, and the Mammatus clouds were overhead. Then we got home and the sunset was beautiful. By the time we got home and I got my camera, it was too late.
