The Westin Hotel at the Domain is already under construction. I believe Priller is speaking of the block bounded by Colorado, Congress, Third, and Fourth Streets owned by Hixon Properties. It seems there have been plans for that block forever though, and it just never seems to gain any traction. I'm not holding my breath on this one.

Block One is under control of Richard Kooris who built 6th & Brushy and owns 501 Studios. Not sure of the status.

The Third & Colorado hotel, which may or may not be a Westin (Denizen?), received its rezoning last week at Council.

If it really is called "Block 1", then it refers to block #1 of the Edwin Waller survey. Since he wouldn't have started numbering in the middle, block #1 is almost certainly one of the four corners. Chavez (1st St.) & West Avenue is in the middle of the Green/Seaholm site, Chavez & East Avenue is the Palm School and Palm Park. 12th & West isn't zoned for highrises. That leaves 12th & East Avenue. East Avenue is now I-35.

Or somebody could check a map at the Austin History Center. I can't find one online.

^I found this snippet about it that tells the location. I've been trying like crazy to find a copy of the old City of Austin grid map that shows all the block numbers. If anyone knows where to find it (maybe at the city's website?) let me know!

We are seeing more people that are finding the area east of Interstate 35 as a viable alternative to downtown’s higher prices. If someone wants real urban living as close as possible to Downtown Austin, then this is great location because of the area’s restaurants and diversity make it an alluring place to live. More and more home buyers who want to be located central because it’s all the easy access in terms of transportation and future transportation. East Austin is just two or three minutes away from downtown.

Richard Kooris, a longtime East Austin landowner and developer of the Sixth & Brushy condos, has a more ambitious plan on his plate: a condo project on E. Fifth St.

The vertical mixed-use project, Block One, will include retail, offices and up to 140 condominiums. The development will be bounded by East Fifth and Sixth streets, San Marcos Street and Medina.

An adjacent half-block of Medina is being reserved for a park.Kooris is seeking zoning for the vertical mixed-use project today before the City Council. The zoning typically means retail on the bottom floor and office and residential housing on top floors.

In June, Kooris wrapped up construction on the Brushy lofts, on the northeast corner of East Sixth and Brushy streets. The project has 18 residential units and six retail units.

Kooris also founded 501 Studios, a restored historic warehouse at the Interstae 35 frontage road and East Fifth that includes offices, studios and a cafe. Kooris was a pioneer in revitalizing East Austin, buying the building on East Fifth Street in the 1970s for his film production company, which is still in operation.

He hopes Block One will be another boost to those efforts. “We’ve been revitalizing the area since 1976, and we’re continuing that effort,” he said. “I’m hoping that the area will continue to restore itself and hoping for more people living in the area and that it turns into a good urban neighborhood.”

Kooris hopes to break ground on the condominiums in late spring or early summer 2008 and to complete the project in late 2009. Kooris is aiming to make Block One an environmentally friendly project with water recycling, rainwater harvesting and high level of thermal insulation.

Developers Perry Lorenz and Larry Warshaw sold Kooris the property. Warshaw said he is confident in Kooris’ plans, partly because of his other nearby properties.

Most of the units will be one- and two-bedrooms, but Kooris expects to build several three-bedroom units. Pricing has not been set. Kooris said his goal is to keep costs at less than $300 per square foot, with the most expensive units less than $500,000.

“This project is aimed more at the middle of the market,” he said. “This is not a luxury project.” Still, the units will have finished ceilings and more finished surfaces and trim elements than pure industrial lofts, Kooris said.

The project will be within walking distance of at least one future rail stop when Capital Metro’s commuter rail opens in late 2008.

The other big secretive project to keep your eyes and ears open for, is the 1705 Guadalupe development. It was mentioned on the forum last year (I believe MichaelB said this?) that there was a highrise being planned for 17th & Guadalupe. Possibly an office building that might be over 300 feet tall.

^That could be a big one. If you figure most floorplates in highrises have around 30,000 square feet, the office space and retail space alone would make up 4 to 5 floors. And if those condominiums were 1,500 square feet, there would be 20 units per floor (probably less though), so with that number it would mean there would have to be 9 floors of residential units. So it could be at least a 14-story building. But you know, I doubt it would have 20 units per floor, probably more like no more than 10. So it could have 18 floors of residential instead, so that would bump it to 23 floors. So it would likely be taller than 21Rio is in West Campus.

I can't find a readable link to that map, but I know which one you mean. I actually have a reproduction copy which is getting framed right now.

If you do a Google Image search for Austin 1839 map, you will get it.

I think I bought it at the Austin History center a few years ago, but their site is down...

Thanks. My dad had one of the copies, though, knowing my dad, it may have been older and a little more historic than just a reproduction. I thought it was neat at the time, but never really was interested. Now I'd love to have it. He sold it years ago though. My dad collected all kinds of stuff, but that's one of the things I wish he'd held onto.

That's really horrible. I knew the labor was treated badly but I had no idea it was virtual slavery. Shiek Mohammed's goal was to build a lasting city, but they're on such an unsustainable path it will probably be a ghost town in a few decades.

I went to the candidate’s forum last Saturday and heard something pretty funny. It seems that many people in City Hall are referring to our least favorite council person as “Councilwoman No!” From what I was able to deduce, there is an effort afoot to make words like density, smart-growth, new urbanism and like into bad words. Let’s just hope Cole, Riley and McCracken prevail because with Randy Shade also fighting on the side of good they won’t have to give over control to the ANC, which I hear may be changing their name to the AEC (Anti Everything Council)…

The scary thing is that, it is our own country's that have done the same to it's people to move ahead. It is our world, countries, cities and people have taken advantage of it's citizens and the environment to progress forward. I hate to make a statement like that, because I don't like the save the world against the man mentally. Every country has abused it's people and resources when then are developing. We all love to act shocked and outraged at what is happening. But, for example, do we really think that all of those forests in the country side stopped and grew in a perfect straight line along the fields and crops across the USA? No...Also, did we build all of our cities with perfect labor practices and wages? No...What is good for the goose is good for the gander. I don't like it, but we need to look in the mirror first. When does this abuse stop? Look to history, I am sure many other people have asked the same.

I have been watching this apt. go up on Burnet for a while. Don't know the name but I think it will be nice for the area. It looks to be 4 stories and fairly large.

I'm not quite sure, but that looks like 5350 Burnet, a VMU development (but not part of the actual VMU overlay district) that was almost stopped by neighborhood opposition.

Traffic isn't too bad in this area...I work right at the corner of Burnet and Houston. I wish they would have put turn lanes in this whole section So. of Koenig, but this sort of project is good for the area. Some properties are so of the used car variety of business around here. Good find natrius.

yeah, I live about a block away from that new building on Burnett. Most of the area right there has been rezoned for VMU.

Also, the "used car lots" are very likely not going anywhere. Some of them may or may not be linked to illicit activity.

Some shots from St. Edward's University. I cleaned these up as best I could, there was a lot of smoke in the air that day from the fires in North Texas.
