Don't know if this has been posted before (I did a search) but anyone else live in the area? I am suddenly having to reconcile y 'what's good for the city. . .' planning side with my 'up to 100 mentally ill/addicted youth will soon be running across my front yard. . .' alarmist side.

http://vancouver.ca/commsvcs/housing/reservedsites/owned/675-691EBroadway.htm

Quote:
This site will have a mix of market and non-market (supportive and/or social housing). If the building incorporates a youth services hub, approximately 1/3 to 1/2 of the units would be occupied by youth, by persons with a mental illness and/or substance abuse issue. All units will be tenanted by core-need singles living in the shelters and SROs in Mount Pleasant and along the Broadway Corridor. The Vancouver Native Housing Society has been selected as the sponsor of the project.
They're saying 10 stories, podium/tower, commercial/retail base - the usual infill. The only thing unusual about it is the location - there isn't anything taller than 3 stories between Kingsway and Clarke. It would appear Fraser is feeling the Main Street Push.

It will be nice to see something new in that area, period.

There already is a youth services centre on that corner so I guess they are just incorporating it. As well, there are already plenty of mentally ill/addicted individuals in the area. This will not change that, but rather hopefully bring a bit more organization to the chaos.

I used to live at Fraser and 10th, and then at Fraser and 15th, so I know the area pretty well.

The Main and Prior project will be a very difficult one to proceed with given the amont of money that will need to be spent to make it work. I don't know of they will be able to proceed in the current market to be honest. But I hope I'm wrong I'd love to see it and V6A both go ahead as they both were interesting projects in an interesting area.

The Bosa project isn't that one, it's south of Terminal, you can read about it vaguely in the following document.

Henriquez and partners new site is finally up. (only 3months late)

Anyways they have some new renders of the Holiday Inn parkade project (711 W. 8th) which I mentioned ages ago. It'll be one of the next projects to go ahead in the city, it will be a great addition to the city, even though it's not to tall.
The renders of the Davie and Bidwell project are pretty neat as well, although I'm not so sure that one will make it as is.

Interesting stuff, thanks. Looks like the Davie and Bidwell project will be developed right behind and up against this restaurant:

Thanks for the link Jlousa.

I'm really liking 711W 8th. It's nicely proportioned for being such a large development and the extensive landscaping (multi story waterfall, numerous vertical gardens, and green roofs) is a great touch.

711W 8th

Quote:
VANCOUVER, BC – The proposed project is for a terraced building which will include mini-towers of 17 and 12 storeys joined together with a terraced podium. It will include 10 townhouses at grade, 6 non-market senior’s apartments on the second level, and 106 units of market residential on the second through seventeenth floors. Amenity and exercise rooms are on the third floor overlooking a courtyard, and three levels of underground parking with bicycle storage. The building is intended to achieve a meaningful level of sustainability by creating density and reducing energy and resource consumption. The form is a response to the site’s location backing onto a blank hotel façade. The bulk of the building massing is located behind the neighbouring tower to minimize its visibility from the south while maximizing views to the north. Sustainability, conservation and environmentally friendly building systems and materials are an integral component of this comprehensive design process. Green facades are visible expressions of how the built environment can be integrated into the built environment.

Sage at Westbrook

Quote:
THE UNIVERSITY OF BRITISH COLUMBIA, VANCOUVER, BC – The proposed project is a contemporary reinterpretation of West Coast Modernism and its emphasis on the integral connection between interior space and nature. The project consists of an 18 storey tower and 7 townhouses located along the north edge of the Wesbrook Place development on Berton Avenue. The site location adjacent to a mature old growth forest inspired the emphasis on the connection to the outdoors resulting in the creation of large balconies that are staggered to allow access to light and views. The project also integrates several sustainable features such as a stormwater retention tank that provides for landscape irrigation, a highly efficient mechanical system complete with heat recovery and FSC certified wood flooring.

Yessss! Great news about the Holiday inn site... I just assumed it was on hold because everything else is. My day = made.

It looks great, not too much new information, just more detailed views specifically showcasing the vegetation on the project. Still looks fantastic though!

The Davie and Bidwell site is news to me, I didn't even know anything was planned for there. Project looks like it could turn out quite well, even though the renders are pretty preliminary. Does anyone know who is behind that project?

Bosa does indeed own that site, though I'm not sure what, if any, plans they have for development.

After looking at Henriquez website, it's easy to understand why his firm is my favourite in Vancouver.

What's the cross street at the 711 W.Broadway site?

Oh, Sage at Westbrook is gorgeous.

Heck yes, Kno to the Knoll! (But still Save the Farm!)

It makes me proud to be a swimmer to see that the anti-Knoll movement was led by the Varsity swim team

Were they also responsible for that amazing anti-knoll jingle?
