I do feel quite sorry for the businesses, but as others have set any compensation would set a terrible precedent. And the NDP....well, while the Millennium Line was being built they were against compensation for local businesses while in gov't (and the Liberal opposition was for it)....conclusion: it's a very bad idea.

However, I would be for dramatically lowering taxes for these businesses.

Okay... let's have anyone that wants compensation submit financial records for their businesses and continue to do so for the next 15 years.

Translink (or the Province... whoever's in charge) can form a fund and compensate them during the construction period.

If their profits fall beyond let's say 7% they start receiving compensation during construction.

If and when their profits increase beyond the benchmark year after the construction period they can start paying back the compensation, if any, they received during construction.

Voila! Everybody's happy. [Except the Cambie merchants.]

So you are in favour of Vancouver taxpayers compensating (or subsidizing) these businesses then? I would think that whether taxes are left unchanged and compensation is paid, or compensation is not paid but taxes are decreased, the end result is the same - lower costs for these businesses and a financial burden on the taxpayer. What's the difference?

As far as I see it, these businesses are currently in the position of knowing that their business may be disrupted to some extent some years from now. This should be reflected, going forward, in the agreements made between businesses and landlords. If this puts some temporary downward pressure on rents in the area, or makes conditions more favourable to lessees, so be it - given the significant increase in property value that landlords along the corridor are set to enjoy, I don't see much of an injustice there. I'm not in favour of forcing taxpayers to subsidize those businesses that fail to consider this potential risk and fail to plan and negotiate accordingly.

I think a good idea would be to put some stations in the business area before entering UBC. That way, some students may stop and pick up some necessities at the shops and take the skytrain back to the campus. I believe that this is part of the plan....

yes. there likely would be stops at sassamat and alma. it would be very strange if there was not.

Ohhh....that. Yea, there would obviously be stops at West Point Grey Village/Sasamat and Alma....consider that it's 5-kms from Macdonald to UBC, there would obviously be stops in between and those stops would only serve to increase ridership.

VGH Station

It may not work for station entrances, but a station starting at Cambie and going 80-120m West towards Ash and a Station starting 80-100m east of Granville may be a good compromise. Of course, the problem with this may be that a station entrance on the west and east ends of each station may have to be incorporated into a storefront or tunneled to Broadway. You'd shorten the distance between station entrances by a couple of hundred metres.

Of course, if they built an Oak/VGH station, this would be moot.

Stations at Oak and Granville is reasonable. The area around Oak and 12th has some "empty space" in front of the new hospital building that could accommodate a station or station entrance. Not sure about the area around Oak and 10th.

Without a doubt that is going to happen. We are talking about the West Side after all. The name would probably be different though, to differentiate it from the city of West Vancouver.

Remember the nimby brouhaha over the new #33 UBC bus route? And that's just a bloody bus.

I hope that these people don't have the same success as the NIMBYs in Georgetown have had in preventing subway access into that area of Washington, DC.

At a minimum I think it's a safe bet that stations would line up with a) the Canada Line & Millennium/Surrey Lines as well as b) current B-line stops.

Though as pointed out stations may have to be slightly East or West of locales such as Granville & Broadway to work with current infrastructure, buildings, etc.

So businesses have about 5 years this time to review their leases on their space and decide if it's a time to relocate. Maybe to Cambie.

Don't make those planners mad they're rebels, they'll take Sasamat and Alma Stations out to spite you. I am really sorry to cause confusions and repeat stuff again. Of course I know that there are stations planned outside of the Campus. It's simply a no-brainer to not add a station. Anyways, end of discussion for this part.

All of us have explained to ssiguy2 the logic and rationality of extending SkyTrain to UBC on multiple occassions, I basically went ape-shit when I read what he posted today at SSC:

The UBC simply doesn't offer the bang for the buck. The MLine to UBC is purely political by Campbell. Funny how every urban planner in the city DOESN'T support the MLine to UBC...........they know a waste of money when they see it knowing that by bringing LRT to more areas of the city is far better way to prevent sprawl then one line west of Alma could ever do. As far as this idea of UBC creating more residential developments that is bunk. When someone is buying a $1mil 2 bedroom condo at the Endowment Lands is not the kind of people who would take transit anyway.
MLine past Alma will do nothing for the region or even city to improve ridership on a percapita basis, will bankrupt {the almost near bankrupt} Translink of operating funds, and will next to nothing for sustainable developement, and emissions reductions.
This is politics 101.
Remember one of the supporters of SkyTrain state is that it encourages high density deveolpment. There is NO where to develope such areas along 10th and even if they could fit one in the Westsiders wouldn't never let it happen

Yet, we've already explained his errors and flaws in thinking for every single point here.....explained not just once, but MANY TIMES. Some people never learn.....you answer their questions, rebuttal their points. The next day, they come back with the same questions and points. You explain it to them again once more. But then, the next day....

It's like talking to someone with anterograde amnesia.

EDIT (after reading your reply): Ape $#!+? Far from it, that was the happiest STFU I've ever read. lol. 100% agreed, we're talking about the same White Rock that tried to stop development across the border in South Surrey. The same White Rock that resists progress of any sort. The same White Rock that has to paint their pride & joy over and over because teens there have nothing better to do than to repeatedly vandalize that poor rock. lol. Good grief.
