As you know, we have been talking about that for a year on this forum. I have heard things are delayed at Grasslands due to the current economic uncertainty. I would like to see an announcement from Harvard, Wal-Mart or Lowes before I am convinced this is a done deal.

whoa, $815? that's a lot for this town. i live in a beautiful one bedroom suite downtown, in a secure character building, for $500. which is a good deal, yes, but certainly not that abnormal. i know a couple who live in a two bedroom apartment with a (shared) balcony near the general hospital for around $600. now, i know that's not the *best* area, but the apartment itself is amazing. if i were you i'd maybe keep shopping around for a better deal . . .

Thats an interesting read .. heres some proof that we should be expecting a tower within a year or so. If that crappy paint job is in somewhat scale to what we are expecting..it seems like a new tallest!

Wow sounds like you've got quite the deal there. Any units available in either of those places.

I wouldn't take anything from the size or shape of the box on the map. These guys are just commercial realtors speculating just like we are. Yes Harvard and their partners bought the land on the corner and paid a pretty penny and yes they would kike to build a major tower of say 180,000 square feet or more, but the size and timing of the project is totally dependent on tenants they can secure. This is still up in the air. The building could be anywhere from 12 to 24 floors.

In the end I hope my decision to move to the downtown pays off, but I think Regina will be a great city with a nice urban atmosphere especially in the summer. I'm only a block from Victoria Park so I'm looking forward to the summer festivals and outdoor music I've been hearing so much about.


PS. Does anyone know why the Superstore closed up, on the other side of the tracks on Albert and 9th I think? That would have been a great place to go shopping and having it so close to downtown would have been very convenient.

First the disclaimer - this post is completely in my own self interest:

5 local guys got together and we have bought 8 units in an apartment building at 2157 Rae Street. They are all studios (think bachelor suites) and were all dumps. We are fixing them up (complete overhauls) and then selling them off. Check out the MLS site and they will be some of the only property you can buy in this city for under $90K. They are one block off of 13th Ave and between Safeway and Albert Street. To do something cool for Regina we have brought in Murphy Beds for each suite.

Sorry, I don't mean to try and sell anything here but my point is based on what I know about the Regina market if you search you will find some potential things to buy and maybe even rent.

Had lunch today with a friend who works with PCL. He said they have just under $900 Million booked and confirmed worth of work in Saskatchewan for 2009.

Not bad for a recession....

Thanks dave for the interesting post about the studio apt suites, I actually saw them on MLS. I have way to much stuff to fit into one of those units. The unit I'm renting is a decent size 6:30 sq feet with a massive balcony and will fit my home office even in the 1 bedroom suite. Also I didn't want to buy right off the bat as I wanted to get to know this city a little more, if I don't like downtown living in Regina and the end of my lease I just walk away and find something else, or buy at that point in time.

I also wanted to live a little higher up so I wanted more then just a 3 story walk up, I'm in the elevator industry so I figured I should support my clients Also its nice as I have a work out facility on my floor right accross from my suite, so that's a huge plus.

But thanks to all of you for welcoming me and for keeping an eye out on some of the possible deals that are out there. I think I'm going to enjoy living here.

Also if you heard, I moved to a much safer city you are only the third most dangerous city in Canda, Winnipeg is still number two

Wow that is huge considering PCL generally does not do much industrial where most of the work will be this year: Co-op refinery, pipelines, potash mine expansions, etc. They have built most of the office towers in Regina though!

Check this..

So I was walking down Hamilton street the other day and I noticed that in two of the empty stores that Havard bought/owns, there are for lease signs. That would suggest to me that if they are looking to lease the spots they are not likely to be tearing those building down and building a new office tower, at least not in the short term. However, I also saw this on the leaderpost site, the question is, we've seen these articles before, over a year ago and nothing panned out from those so...

Harvard will lease the space but only with a clause that gives them the right to terminate or relocate the tenant. Even Harvard does not know when they will be ready to break ground. It could be 6 months or 6 years.

Why has nothing been done to deal with the poverty and crime in North central Regina in the last 9 years?

Another downtown office tower article in the paper this morning. How tall would a 200,000 sq/ft office tower be, any estimates?

Well, taking one of the twin towers as an example to figure this all out. The twin towers are 180,000 square feet each. If you consider that each of those towers looses alot of square footage due to the fancy slanted architecture, one would assume that a 200,000 square foot office tower with the same base at the bottom and then constructed straight up would be far smaller than the 20 floors of an existing Hill tower. I am guessing around 15 floors with a standard upright rectangular design.

I worked in Tower I a few years back and the higher up you go in the tower the less space you have (obviously) but you don't really understand how much space is really lost until you have spent a little time inside.
