103 parking spaces for a Shoppers Drug Mart..that is crazy......how often do you think there will ever be more than 30 cars at the place......

I'm not sure, but I bet it's primarily a zoning issue. With the new stores getting larger and larger, the parking generally has to increase proportionately as well.

Its based on a ratio of parking spaces to floor area....the new ZBL is generally more lenient in terms of parking requirements but 103 for a Shoppers Drug Mart on a major road like Montreal Road is pretty excessive in my mind.

The site plan says only 65 spaces are required.

80 stores? 180 stores? those appear to be both incorrect. according to the rideau centres website they have 140 shops and services. Didnt the mall originally have like 220 stores?

*edit i didnt count the food court stuff and the small kiosk things etc. the total including everything is 169.

Watch out Rideau Centre, Shoppers Drug Mart is trying to match your number of stores in Ottawa!

Retailers keep snapping up space in Ottawa's largest malls

Declining vacancy rates in the St. Laurent Centre and Place D'Orleans helped push year-end net absorption up to 25,000 square feet among Ottawa's regional malls, Cushman & Wakefield LePage reported Friday.

In its fourth-quarter retail report, the real estate services firm said the vacancy rate in Ottawa malls larger than 375,000 square feet decreased from 0.9 per cent at mid-year to 0.6 per cent at the end of 2008 as demand continued to grow for niche services and one-stop shopping.

It was a different story for Ottawa's smaller shopping centres, as the vacancy rate climbed by one percentage point in the final six months of 2008 to 2.6 per cent in community malls between 110,000 and 375,000 square feet. Propelling this increase was 25,000 square feet formerly occupied by the Canadian Automobile Association coming onto the market at Lincoln Fields Shopping Centre. Year-end absorption in this submarket remained positive, though, at 11,400 square feet.

The vacancy rate in neighbourhood malls between 10,000 and 110,000 square feet remained relatively steady at 5.7 per cent, but year-end net absorption was negative 71,000 square feet.

Other retail highlights from the second half of 2008 included Bed, Bath and Beyond opening its first location at the Ottawa Train Yards, with an additional store planned for the suburbs, while Lacoste opened its first Ottawa boutique in the Rideau Centre, the report says.

Looking ahead, Cushman & Wakefield LePage says Lowe's is still poised to open two stores in Ottawa and urban décor and furniture specialist Urban Barn is anticipated to open three locations, along with a distribution warehouse.

Key second-half leasing transactions:

HomeSense, 27,000 square feet in RioCan Merivale Place;
Canadian Tire, 25,000 square feet in the Findlay Creek Centre;
Sobey's, 21,096 square feet in the Findlay Creek Centre.
Construction completions:

Canadian Tire, 129,625 square feet in SmartCentre Orleans;
Shopper's Drug Mart, 17,000 square feet in Klondike Crossing;
TD Canada Trust, 5,000 square feet in Klondike Crossing.
Under construction:

T&T Supermarket, 51,000 square feet in Hunt Club Place;
CIBC, 10,000 square feet in the Ottawa Train Yards.

Key investment transactions:

1650-1660 Carling Ave. (key tenant: Canadian Tire), $40 million;
216 Elgin St. (key tenant: Harvey's Restaurant), $5.9 million.

657,000 square feet seems like a really low estimate as well. I would think it has about double that.

Noticed this on the OBJ website for building permits:

Description: Tenant fit-up to a four-storey shopping complex building (Apple Inc., Unit 227)

That's a big store and an expensive fit-up. Can't wait to see what it looks like.

I'm a little disappointed that it will be in the Rideau Centre and not stand alone, but mall locations seem to be favoured by Apple.

Ottawa doesn't really have a Rue Ste Catherine or Bloor Street. So we are out of luck when it comes to stand alone stores.

This past month there have been a few H&M commercials airing on local tv.. made me think that they might be coming to Ottawa, but I haven't heard anything. Must be a tease.

They've been trying to get into Rideau Centre for at least 3 years. What I remember from the time of the last expansion plan (from a newspaper rendering) was that they were going to take the two first floors of the Ogilvy building at Rideau & Nicholas. They seem to want into Ottawa and into downtown first. I wonder if there could be a place for them on Bank Street, or even on Dalhousie as it seems to be the place for small funky fashion boutiques (although in that respect it would be like the fat zit-ful nerdy kid crashing the beauty pageant party)

Sparks Street would be a cool location for an H&M.. in Europe there seem to be a lot on pedestrian streets. Of course it's not exactly a good retail environment right now... "Hmmm, do we locate beside the tacky tourist trap, the blank CBC wall, or in the office building that shuts down at 4:30?"

That's true, Sparks would be a good spot. Aside from what's there now, having something like an H&M might just be the catalyst for some turnover in the retail mix on that street. H&M would be quite an anchor. Put a Zara on one side and a Roca Wear on the other and the pedestrian volume on that street could change dramatically.
