Retailers keep snapping up space in Ottawa's largest malls

Declining vacancy rates in the St. Laurent Centre and Place D'Orleans helped push year-end net absorption up to 25,000 square feet among Ottawa's regional malls, Cushman & Wakefield LePage reported Friday.
In its fourth-quarter retail report, the real estate services firm said the vacancy rate in Ottawa malls larger than 375,000 square feet decreased from 0.9 per cent at mid-year to 0.6 per cent at the end of 2008 as demand continued to grow for niche services and one-stop shopping.
It was a different story for Ottawa's smaller shopping centres, as the vacancy rate climbed by one percentage point in the final six months of 2008 to 2.6 per cent in community malls between 110,000 and 375,000 square feet. Propelling this increase was 25,000 square feet formerly occupied by the Canadian Automobile Association coming onto the market at Lincoln Fields Shopping Centre. Year-end absorption in this submarket remained positive, though, at 11,400 square feet.
The vacancy rate in neighbourhood malls between 10,000 and 110,000 square feet remained relatively steady at 5.7 per cent, but year-end net absorption was negative 71,000 square feet.
Other retail highlights from the second half of 2008 included Bed, Bath and Beyond opening its first location at the Ottawa Train Yards, with an additional store planned for the suburbs, while Lacoste opened its first Ottawa boutique in the Rideau Centre, the report says.
Looking ahead, Cushman & Wakefield LePage says Lowe's is still poised to open two stores in Ottawa and urban décor and furniture specialist Urban Barn is anticipated to open three locations, along with a distribution warehouse.

Shopper's Drug Mart, 17,000 square feet in Klondike Crossing;
TD Canada Trust, 5,000 square feet in Klondike Crossing.
Under construction:
T&T Supermarket, 51,000 square feet in Hunt Club Place;
CIBC, 10,000 square feet in the Ottawa Train Yards.
Key investment transactions:
1650-1660 Carling Ave. (key tenant: Canadian Tire), $40 million;
216 Elgin St. (key tenant: Harvey's Restaurant), $5.9 million.
