avison young also predicted an announcment was forthcoming for 1 or 2 new office towers for Regina in 2008 and it didn't happen so even if one is announced this year it will take a couple of years to be built so that won't add to the inventory in the near future. As for the 300,000 sq ft of new office space, SASKFTW the biggest bulk of it will come from the old superstore redevelopment this year and that comes in around 100,000 sq ft I believe.

Oh, so the superstore development, a good sized office tower, and maybe a couple Broad Street Crossings = 300,000 sq. ft. Cool.

You can lean all you want but the only sites that are being considered for near term development downtown are the SW corner of Lorne and 11th (Bison Properties - 6 storey building) and Harvard's major tower at 12th and Hamilton. With the current economic uncertainty and tight credit, it is possible that neither neither of these will begin construction this year.

I believe Avison is including these project and also the office space at the old Superstore ini ts 300K sf number. No one is contemplating a single 300,000 square foot building in Regina.

Some of us were thinking that a few weeks ago, but, those rumors have been put to rest through a discussion we had in the Saskatoon Construction thread with a Lake Placid official.

The City, Star Phoenix and other media outlets also provided information dispelling the rumors.

Oh, wait, I voiced a negative opinion in the any development is sunshine happy development thread. Won't happen again.

Habour Landing (waits for airplane to take off to continue talking) is (waits for another airplane to take off to continue talking) an awesome example of contemporary urban design. I can't imagine not wanting to live there and I, too, am saddened by the prospect of delayed progress on the have the option to live in a soulless (negative opinion) uninspired cookie cutter subdivision. CBC: Province ready to release infrastructure funds, with no strings

The Saskatchewan government says it will release part of the money from a planned $1.5-billion infrastructure program earlier than it had intended.

Premier Brad Wall announced on Monday that $500 million, part of a spending program that was supposed to kick in in the 2009-2010 fiscal year, will be freed up sooner.

Wall said $100 million of that money will be given to local governments to spend as they please, with no strings attached. . . .

so there is a new strip mall in the north walmart parking lot. also the new junor drive intersection is complete; well until the east side of pasqua st is developed.

I know this topic has been debated to death but what do you propose the city should do better when it comes to providing the market with new residential properties for those demanding it? The East and Northwest are bursting at their seems.

REGINA -- Under the banner of investing in affordable housing, the provincial government plans to spend $12 million to renovate a Regina apartment building.

The money, part of the $500 million in spending announced earlier this week, will provide a complete makeover for the 10-story, 140-unit Milton Heights complex on Broadway Avenue.

The building is one of three in the city operated by the Regina Lutheran Care Society (RLCS) and houses seniors, students and people with disabilities.

“This is a perfect building for this kind of funding,” said Sask. Party MLA Laura Ross following the announcement, noting the building requires significant mechanical and cosmetic upgrades.

“The money that was allocated for this building is going to improve this building so in fact we will maintain the housing stock within the rental pool,” Ross added when asked why the funding wasn’t allocated to create more spaces in a market where vacancy rates hover below one percent.

“If you don’t maintain high rise buildings or apartment buildings, a lot of times what happens is it goes to become a condo, and then it no longer is within that affordable housing,” she continued.

The owners were in the midst of selling the building before being approached by the Saskatchewan Housing Corporation, RLCS CEO Jill Beatty said.

But city council essentially placed a moratorium on new condo conversion applications in Regina last year, so it is unlikely the building would have been changed over immediately following a sale.

City councilor Louis Browne applauded the Milton Heights announcement, but said more is needed to combat the shortage of rental properties.

“It is far more economical to take Milton Heights and refurbish it than to build brand new,” he said. “As opposed to short-term stop gaps, we need to see hundreds of new units come on-stream, and the only way that’s going to happen is with new construction. We’d like to see construction incentives so developers can build new multi-rental units.”

There are currently 150 new affordable housing units under development in Regina, and more commitments of capital for housing are expected in the budget, according to the province.

Built in the mid-1950s, Milton Heights was the first high-rise apartment building in Regina, according to Ross. RLCS, a non-profit, has tried to obtain funding for the building, formerly known as Tower Gardens, for the last two years.

“It was an 11th-hour reprieve,” said Beatty. “We’re very grateful they did a lot of work and found a way to reach out to us, because we had given up.”

Sask. Housing conducted an extensive evaluation of the property to come up with the $12 million figure, Beatty explained. The next step is to formulate a plan for the repairs, she added.

Rents in the building, which contains bachelor and one- and two-bedroom suites, currently range between $400 and $700, Beatty said. The government does not expect any rent increases to occur following renovations.

Those living in the facility welcomed news of the upcoming upgrades.

“I think it’s wonderful,” resident Maureen Staines said of the announcement. “I love it here. Good people, and it’s just a nice place to live. I feel safe here.”

How could you not love it. The government pending $86,000 per apartment on renos and no rent increase. Pretty "suite" deal.

It seems to me they could have patched up the place for a few million and used the rest for new low income housing.

The LP reported today that Regina largest single building permit for January was for an $18 million seniors appartment complex on the former Qu'Appelle Diocese site. Based on its cost and location - Anson Road - this is not one of the planned highrises.

I get the feeling that maybe there aren't going to be any hi-rise buildings on the diocese site because of the close proximity to Wascana park and I remember reading that the Wascana centre is frowning upon any buildings taller than 2 stories within a specific perimeter of the park. I hope I'm wrong. The first renderings I remember seeing of that project were pretty cool and those came out 3 or 4 years ago. Not much info to go on since. Very secretive project.
