It's so hard not having development news to read or report on here. I am so antsy to announce a project that I'm looking to do but it still way in the preliminary phases right now.

Hopefully someone will have something to report soon. PLEASE, I need to feed my addiction.

I think it will be interesting to see how we keep our selves intertained over the next few, most likely, slow months. I propose we start discussing about already proposed developments that haven't really had their fair share of discussion I.E. the Symphonie at the Gateway, I think it will be a wonderful addition to that part of town. It resembles Marmalade development in my opinion.

Not to hijack the thread, but have you guys tried Sunflower Market? It's certainly no Trader Joe's, but for Orem it ain't too shabby.

Alright let me clarify, I'm not completely anti chain, I'm just a big supporter of locally owned restaurants and boutique type stores. I'm a huge Target fan, and while I'm not a huge fan of their "town square" proposal on 300 W and about 11th S, it will be nice to be able to go to Target there as oppose to driving all the way to Fort Union.

I too think that the Symphonie at the Gateway will be a great addition to the west side of town. While it never really comes up there really is a lot of residential in east downtown. There are a lot of old 3 story walkups in that area providing for some decent densities. Symphonie at the Gateway will be just another piece of helping to create a residential mass in West Downtown.

As for Sunflower market, I haven't been yet but if I'm not mistaken isn't that what is on State and 6200 S across from Fashion Place?

I believe it is the most dense neighborhood in the state. Talk about a good place to do some street diets, 100 S, 200 S, and 300 S (already started) are primed for it. It also makes a lot of sense to run a street car up either South Temple or 100 South to take advantage of it.

Sunflower market is more like a regular grocery store to me. They have some great deals on certain products, but not so great on other things. They also carry normal products that you would find in a grocery store, like kraft mac n cheese. I thought that was wierd.

I know, I'm just giving you a hard time Maybe it was your "pee your pants happy" comment

I didn't know Target was considering a Salt Lake location. That will be nice for residents in SLC proper. So, will this be an Urban store (built up to the street, parking garage, etc)? There are a few of these types of Target Stores in the Bay Area. Driving all the way to Fort Union is not something that I have to worry about - there are two stores in West Jordan, then one just a few miles to the south in South Jordan. All three of those stores are within 5 miles from my house. Then Fort Union and Sandy are just a 15 min drive away. Target practically has a store on every corner out here!

Unfortunately I don't think it is going to be built as an urban store.

If I remember correctly, there may have been renderings on here, it is going to sort of urban but sort of suburban. 300 W is such a terrible street to attempt anything Urban on. I wish they would and that it could slowly develop into more of an urban corridor but I'm not sure if it will.

You are correct: typical suburban type of development. Funny how the City can get the state to build to the street (new wine store) but not target. The Wal mart on 300 W has got to be the worst designed big box I have ever seen. the loading docks are at the corner for hell sake. The Costco, Lowes, Sams Club and Home Depot are not much better. The fact that the zoning allowed Wal mart and Lowes to go in when they are both within 500 feet of a trax station is ridiculous.

There is a lot of this in Richmond, VA. It makes for a beautiful scenery and density with an open feel. During the warmer months, there are people in their respective balconies hanging out and chatting with people on the sidewalks below. Sometimes a two block walk can become a 30-minute walk.

Is there more of this in SLC, grouped in various neighborhoods?

There is a fair amount of that type of housing in the lower avenues near downtown, which is were this one is (I think) as well as similar units in the East downtown neighborhood. The ones in E DT aren't as large of complexes but there is a good amount.

I LOVE THESE, I don't think we should have Victorian house like duplexes, or what ever those are, just some nice Victorianesque Appartments. If you ask me I think that the Lexy towers are going to be a great addition with kind of the same ornamental feel.
