This thread is killing me. I propose that we either a) close it down until some major news is released about it, b) get rid of the frown face icon and replace it with the happy, confident, sunglass-wearing dude so that the tone of the thread can revert back to illusory hope, or c) both a & b. I'm going with c.

i doubt it would remain that way for more than a year from now (baseless assumption ofcourse). Hopefully the economy turns around Q3 or Q4 of 2009 and things get rolling again.

Not baseless assumption; not rumour. Financing discussions are continuing and with so many disappointments on this project we'll see how far this latest round goes. Mehow is not my source, but may have heard something is brewing.

The interest appears to be there as something is happening. I will post if I know any more, but news may travel faster than I can get informed as is sometimes the case. Being a buyer doesn't mean I have better access to any information

^ To be honest, I'd be surprised if there were not a lot of interest in this project.

I realize that the economy is in the tank, but the vultures must be circling, waiting for the right moment. This is an absolutely prime site. Access to Loop jobs, great riverfront views, what more would one need?

Why do you think this is such a prime site? That little stretch of the river canyon does not feel very residential to me. Obviously, crossing to the north side of the river has more charm. Even most of Streetervile feels more welcoming. That little stretch feels sterile to me.

^ The site has access to primo view corridors of the river canyon & loop, many of which are unobstructable because of the river. The riverfront is still one of Chicago's least appreciated and most bankable assets, IMHO. There really isn't a dense urban skyscraper canyon quite like it anywhere else in the world. This becomes even more true as the riverwalks develop.

Really, none of downtown south of the river has a residential feel now, although that will change. But there are plenty of people out & about, and the proximity to transit is A+.

And if you are a big Merchandise Mart buff like me, well, nuff said.

I couldn't disagree more. There is some of the city’s best dining right there. You’re in the theater district. Being on the river means guaranteed unobstructed views forever. The L is right behind the building.

My wife and I are looking to relocate in about 2 years, when she’s done with her residency, and we feel this site has more potential and a better location than the Spire.

I would rather be engulfed into and surrounded by exciting architectural views as opposed to a lone soldier looking out onto the Lake or distant buildings. The proximity to all of the retail, theater, transportation, restaurants, etc is huge for me.

Yeah, being able to go outside for all of 30 seconds, into the Transportation Center (or whatever they call that building), and then catch almost any train line in the City is pretty damn cool. Not sure how many people in this building would take advantage of that though.

Maybe I'm just a little closed minded about the immediate area around WVT. It's just doesn't seem as interesting when you step out the doors at the base of the building. At the Spire, it seems like the area has more grocery stores (not far from the Fox & Orbs, or whatever that awesome grocery store is called), liquor stores, restaurants, etc. It just seems like more life around there; but I could be wrong.

Yeah, I think you're wrong buddy. I always thought this was a prime site and still can't understand why Teng couldn't get things done. The immediate area of the building might not be popping all that much at the moment but there are several other reasons why I think this is such a great location. First of all, it's right around the corner from State street, the theater district, all the public transportation you need. Second, you have some of the best views of the city and you're right on the city's second waterfront. Btw, it's also close to Michigan ave. Another factor that people seem to forget when they think about this site is the potential that it has and the plans for the area for example, the Metra Market, Trump's base, the hotel at the base of IBM, the River walk and that nice puplic park that will come with 444 w. Lake (fingers crossed). This area is still growing and with all that it has going for it at the moment, it can only get better. Just my two cents.

I'm guessing you are referring to the one at about State and Grand? That's about 6 solid blocks away...not too bad. The grocery planned for the Carson Prairie Scott building will probably be closer when it opens at about 4-5 blocks away. Isn't there also going to be a grocery of some sort in the Block 37 development...or was I dreaming...?

While I don't think this site is in the thick of things (from a resident's standpoint), the area is becoming much more amenable as more residents move into the East Loop and businesses slowly transition to catering to locals instead of tourists and office workers. I would still say this is on the edge of everything, though: not quite in River North, not quite in the thick of the residential developments in the East Loop, etc. It *is* close, though...and has views to die for.

the new jewel is over at des palines and kinzie, which is about 0.85 miles (walking distance) from waterview tower. the older jewel in grand plaza up at state and ohio is about 0.53 miles (walking distance) from waterview tower, so the older jewel would still be the closer of the two.
