Grass roots effort. Created by a Librarian as a way to address Austin losing it's uniqueness to growth. That's it. Many people embrace it and have adopted it. Those who don't are usually the ones being indirectly (or directly) referenced!!

Love that is challenges people....love to see how many people embrace it.

Thanks guys!

Regarding the 2nd street density... Just wait until the convention hotel(s) rise across Congress (not to mention the planned hotel on 3rd street @ Congress). Thats assuming they get off the ground anytime soon.

I'm really looking forward to seeing what effect Ashton and Austonian and W will have on the ground in that area -- as far as retail, restaurants, foot traffic, crowds, etc. Right now there's really just that one block where the old AMLI is that is starting to feel "urban" and "alive", to me. Once W is complete, that will add another block of solid retail. It will also tie in the AMLI II block to create a continuous area of people-oriented "things to do", without dead zones.

The Austonian block will still have the museum, at least for a while, that will be a continuity gap. So Austonian will be kind of an island. But adding the 2 hotels as neighbors should help a lot.

I'm finally beginning to understand how important it is to avoid these kinds of gaps in creating a good, lively urban environment.


And further down the road, if the state does decide to move much of its office space out of downtown, I'm hoping that would also mean the Hobby building would be up for sale. I will not shed a tear if that thing is torn down.

I dont consider the childrens museum a "dead spot" it gets pretty busy during the day and helps bring people to the shops on 2nd street.

It also houses some pretty rad parties at night.

i think he was referring to the fact that the children's museum is going to eventually move out of downtown. i don't know when that will be.

Stalled project gets new owners

Sutton Co. and partners will resume construction on La Vista on Lavaca's condos, offices and more.

La Vista on Lavaca, a 66-unit, mixed-use project in downtown Austin where construction was halted earlier this year, has new owners who say they plan to resume work on the $30 million development soon.

The Sutton Co. and two undisclosed local investors have purchased the partnership interests in the eight-story project at 17th and Lavaca streets, said Mac Pike Jr., a partner in the Sutton Co. with Wally Scott III.

Mary Guerrero-McDonald, one of the original partners, will be a partner and principal in the new project, Pike said.

Dallas-based Precept Builders will remain on the job to finish the project, which is about 30 percent complete, he said.

Pike declined to disclose terms of the purchase. He said the building will probably be renamed the Fondren Building, after one of the original investors, Gene Fondren, a longtime lobbyist for the Texas Automobile Dealers Association.

Construction is expected to restart early next year or possibly a little sooner, Pike said. The owners are targeting a late 2009 completion.

In addition to luxury condominiums, the project will include office condominiums, a restaurant, a bar and a rooftop entertainment area.

Original plans called for 31 condos and 32 office units. Pike said the newly configured project might include more offices.

Buyers of the condos are expected to include lobbyists, University of Texas alumni, legislators and state government workers.

The new owners are proceeding because downtown's overall market has remained healthy despite a national housing downturn, Pike said, and the outlook is expected to remain positive in 2009.

"With the national downturn, obviously the absorption has slowed down (downtown), but pricing appears to have remained relatively stable," Pike said.

He said Central Texas is holding up much better in the downturn, in part because "our job creation overall continues to be strong," Pike said.

"It's certainly not what it's been, but it's still positive, unlike many other areas of the country," Pike said. "And in downturns, there's always a flight to quality, and Austin is very much considered a quality city in this country."

Based on the closings this year at three new condo projects — 360, Bridges on the Park and the Shore — more than 90 percent of the completed units were sold, said Charles Heimsath, a real estate consultant. More than half of the units in projects under construction are under contract with nonrefundable deposits, he said.

However, Heimsath said there had been a slowdown in new sales downtown.

La Vista was announced in 2000 but was delayed after the 2001 terrorist attacks. Construction started in early 2007 but was halted earlier this year after Fondren became ill.

The stoppage created headaches for many downtown workers because West 17th Street and part of Lavaca's right lane remained closed even after construction had stopped.

Pike said 17th Street will remain closed for several months. However, he said, "it's a top priority for us to get 17th Street back open again."

The project will be resuming as the Legislature convenes in January. "The session will bring a significant number of the potential buyers from that market to Austin," Pike said.

The Sutton Co. has developed projects in Central Texas for more than 20 years and was a principal in the Plaza at West Fifth and Guadalupe streets, as well as the Brazos Lofts and the Avenue Lofts.

Well that's good news. Any word about a design change too?

Nice pictures up there, Mopacs. I especially like those shots of The Austonian and Spring.

Great news about La Vista! And..... yes, I wish they would update the design. The design is soooooo dated and sooooo bad fake archy something. But, how will I know which way the wind is blowing anymore?

Well, consider the clientele they're going after:

At over $1 mil each, you can throw out that last group. The rest really go for that "Texas luxury" style you see in places like the Driskill. And in the pictures on their web site (eg, cowboy hat hanging on a chandelier). So even though the design is very dated it will probably appeal to their target audience.

spring now must be on floor 38 so it could now be our 4th tallest building? Here in Lexington our centrepointe project is everchanging. The new rendering is 35 floors with a cone shaped top and spire bringing a total of 560 feet. would expect construction to mirror the w nearly exactly. Right now it is not even a hole they just moved away the rubble of the demolished buildings. So much for completion before the 2010 equestrian games. now we will have the tallest building in the state.

I counted the floors on Spring a couple of hours ago, and I believe 36 is being worked on.

OK.....I love this. You know you are a hard core architec-geek when you count floors! Have been caught "doin' it"? ! I have, It is really embarrassing when "civilians" ask me what I'm doin'. There is this moaning tolerance from family and friends. I love it! "They just don't understand".... and Priller I know you get that!

yeah that is why they have numbers on the side of the austonian so people like me wont get rear ended counting the floors at a red light.
